You forgot homelessness, that’s a big issue in downtown ville Marie and in the villlage. I’ve seen flocks of homeless in wheelchairs and drug addicts being dispersed by the police at 6am. I was going to the gym and it’s next to a mc Donald’s. That seems to be their meeting point. The village is notably famous for housing shelters for the homeless and there’s the drug problem on top of that.

Here where the cra calculation is wrong: The real value of your money decrease from year to year because of inflation. If you have bought a property 20 years ago 200,000, today adjusted value should be higher the the price you pay. Let's say the pound of butter worth 3$ 20 years ago. With 200,000 you could bought more then 65,000 pound of butter but today the butter worth 6$ so your real property value should be at 400,000. The capital gain should be calculated from that adjusted amount otherwise you are loosing real buying power. Another thought: with the crazy printing money and is effect - inflation - Asset value has more then double in some case meaning more capital gain to pay. Did our government thought about that before printing all that money?

I’ve lived on island and off island, and I can say I prefer off island for tranquility and raising a family! I’m biased towards the north shore that offers easy access to Montreal with all the autoroutes!
