CMHC Evan Siddal is leaving next month and tweets out that he was wrong on his bold prediction that the market was headed for a major correction and it's time again for the annual BC Envy Tax Declarations.

    Hi Owen , I’ve been watching your show since 2017, since then I’ve become first time condo owner at Highgate, and now single house at Coquitlam.     Just buy when you can. Price is not important. Just buy what you really like because you will own and live in it for long time.

    The speculation tax is to identify and collect information on all homeowners and all their real estate assets. It's basically a data collection drive. Ofcourse at some point it will be used to generate more taxes.

      Perhaps to try and control the market. The govt wants to put their hands on everything and everyone.

    Funny how if you had listened to Evan and waited for the crash you would be facing even higher prices now.
    Buy when you can afford it. Don't try and time the market.
    Crazy he went after your Blog Owen and in the end had to walk away embarrassed.
    He is a public figure and runs a public agency. To make comments and predictions like that was down right unprofessional. Who knows how many people listened to him and lost out.

    One important point that I would like to caution condo buyers is to make sure you spend a fair amount time on the reputation and workmanship of the condo developers especially you are buying a brand new condo. There are a few condo developers who would declare bankruptcy and change their names as soon as all their condos are sold effectively making their condo warantee null and void, and you end up with a debilitating condo with a large repair bill.

      Where did you get that info from?
      The Homeowner Protection Act and regulations require that all new homes must be built by a licensed residential builder and covered by home warranty insurance unless they are specifically excluded by the Act or regulations.

    Hi Owen , thank you again for a very well outspoken video ! One question, do you think Cross Town will be the place to be in the future with buyers getting their condos! There are these plans to make it a entertainment district with shops , restaurants , parks and bars ! Some how after Covid I don’t see it happen ! And those viaducts , when are those supposed to come down ? Are we dreaming this only ?

      I think Cross Town has a good future ahead of it. I have owned an investment unit in Cross town for over 10 years now and have no plans of selling anytime soon. Yes i do believe the viaducts will come down and the neighbourhood around the stadiums will be greatly improved. Lots of tech companies moving into the area. Who knows they might finally build the new Vancouver art museum in the parking lot beside the old post office. i'm bullish long term!

      @@OwenBigland thank you for replying! I am about 20 years in ache older ha ha ! But I sure hope to see it ! I also bought about 10or 11 years ago ! Just after the Olympics ! Just to have the viewers see how much it has appreciated, I bought it for about $374.000 and now it can sell for about $610.00 ! That is the largest 1 bedroom in Cross Town ! Almost 600 sq feet with den ! And Parking !When we bought we where not sure if parking was a good idea ! We have learned otherwise since ! It is always, always good to have parking in the buying deal ! Parking in the city is outrageous! And to have that is gold worth ! Thanks again Owen for your reply ! PS Owen if you don’t like this information you can take this down !

    Hi Owen, I bought my condo 2 years ago with the plan of keeping it. However, I have realized the building is poorly made and costs keep coming up due to poor management and construction. In this case, do you think it is best to sell or still keep and deal with the unexpected costs that come up?

    Now CMHC calls for continued growth in the housing market. I've never seen a better sign to sell before the housing crash 😉

    The NDP government implemented those measures mostly for political points.
    It probably worked, politically speaking. Average citizens applauded the new spec tax. It seemed to make sense.
    Then NDP supporters slowly realized that despite the NDP's new taxes, real estate prices didn't plummet, & neither did rents.
    So despite what the NDP government did, it didn't change things much, if at all.

      Totally correct Shane! They need to encourage purpose built rentals through tax incentives and get away from individual condo sales. The problem is that would look like they are supporting big business so they can't. Ironically political party's that support developers could do more to help renters with major increases to the supply of purpose built.

    He should have known better not to give direct advice on selling and buying houses ... it's a very very big personal decision... you will get a lot of ill feelings if things don't turn out well... except for the professional like the real estate agents ... they are there to take the blame.

    No one is bringing up the fact that these prices are extremely inflated record unemployment record number of businesses going under but there’s prices going through the roof I checked out a house at trout lake for 1.782 sold for 2.62 million 800,000 above asking in my opinion that house wasn’t worth more than 1.9 - 1.95 that’s going to be the price of the house in maybe 10 years from now
