Which area of Lower Mainland would you recommend for a person who is looking for long-term "live in" investment house. I want to maximize land-to-house ratio and looking to live in the house for at least 5 years. Budget around 1~1.25M
Depends on the size of your home. Hot spots recently have been Coquitlam, Port Coquitlam, Port Moody property values increasing a lot. Vancouver, Richmond, Surrey, Burnaby even Langley are pretty expensive still and so now people are turning to the other side of Fraser River to the cities I mentioned. I’m not a realtor or expert just grew up in Lower Mainland and lived, bought, rented. Apartments or condos are good investments as well anywhere but you will get them cheaper in north side of Fraser River. You could also go further out to Abbotsford which was picking up as well.
How can you build a house with that high FSR ratio 3650 interior floor space/ 3700 lot? It's almost 0.98 FSR! My understanding is that in Vancouver it's only allowed to build the home up to 70% of the lot size. And where did they buy that beautiful couch?
Hi, that is a great question. The footprint of the home is smaller. Maybe only 1300 square feet. The the main is also 1300 but the top floor is a little smaller.
Watched the whole video expecting to have a look at the garage that looks awesome but was disappointed... I've noticed its rare to see garages shown in house tours or even pictures of it on real estate online listings. Always thought it weird, isn't a garage important to buyers? Have two cars and a motorcycle and I like working on them, so one of the criteria I look for in a home is garage space to accommodate that. Ohwell...
dude love your videos but you gotta stop saying certain things. instead of saying porcelain tile say porcelain slab, instead of saying PVC cabinet, say highgloss white. instead of saying baseboard say casing. your comments make the build sound cheap and it's obviously a very expensive build.
