    The reason why this mall has no traffic is because residents nearby boycott of this mall of causing inconveniences and massive jam over the years. They hate so much of over development in the area.

      Agreed. I live here. We prefer our areas to be quiet and the developer clearly does not understand the culture here. Most people who live here are datoks and datins and of course they are not happy about this.

    Why would I want to come here when Mid Valley is just around the corner? Don’t forget, The Gardens Mall also caters to the atas segment. Furthermore, the parking fee here is like robbing people.

      Agree with this comment - for a new mall in a "non-shopping" area, they should not be so greedy on their parking. Just make the parking rates more accessible and slowly but surely the traffic will increase. Secondly tenant mix is so random, like they just offered their tenants in BB and Bukit Jalil some offers to open also in DH. This mall lacks retailers more suited for Damansara Heights, like department store, travel agency, hair salons, health & wellness, petcare, gym, more high end cafes. Don't you think the surrounding residents will find these useful? And you're right, just because it"s in atas area doesn't mean you cannot have fast food joints or casual dining restaurants. Its not rocket science, and yet these mall management keep making the same mistakes over and over again.

    It was a vibrant place before pavilion. The were many government departments housed in the buildings that used to occupy this place. Even HELP college was here. There were many mamak, malay and western restaurants here also. Now its a ghost town. Good for people nearby who want to go for walks in a cool clean and safe place 😂😂

      More people are becoming minimalist. How much can you shop? Furthermore the population is shrinking, companies are dressing down - casual wear is common. There is life beyond shopping!!

      @@AnnoDomini100 1U, I can agree but Mid Valley has it's own mess not even considering the traffic on the roads going into the area. If you don't have a chauffeur (driver), it can be quite stressful.

    The truly wealthy:
    - are spending on experiences. They already have enough "things".
    - want exclusivity. They don't want to hang out with the 'unwashed'.
    - have fun challenging themselves to conserve and invest as well as to look 'poor'.
    - are too busy travelling the world.
    - can be eccentric which includes all of the above plus some, but minus malls.
    The upper middle-class, which such places are targeting are too busy earning a living and trying to become wealthy that they don't have the time to jalan2. They are also very calculative and prefer to invest rather than consume. When they do consume, they want something special like a trip abroad...which needs to be saved up for. Moreover, many are actually depressed coz they feel life sucks due to their 'struggles', and such malls further exacerbate/remind them of that hollowness they feel.

    Hi Chester, for any of the malls you are covering soon, I suggest you also cover how you got there and the circumstances of getting / leaving.
    E.g. if you drove there, kindly comment about the entrance / exit, parking availability / layout, parking fees with some footage as well.
    If you took MRT / LRT there, you can also film how easy / difficult to get to the mall using public transport.

    We the locals never wanted this mall here. Nothing to do with the lockdown or the economy. We just never wanted or needed it since we’re good with one Utama. Infact many of the locals around were so upset as it was also making the traffic worse. I live nearby but haven’t bother to go there… Hahaa
    Maybe I go check out soon just to laugh at it😂

      Same here! Sore eye! The only benefit is there no queue cos it’s a ghost mall. But then again, with the lack of traffic, the freshness of the food stuff is questionable.

    Wow is getting worse than 2 months ago 😅 the retail shops have gotten badly. So call pavilion but pavilion damansara height is not high class. Ya the parking is narrow and small for big car plus expensive parking.

      i noticed the PAVILLION BUKIT JALIL's parking have the same picture, because o the parking lot inconvenience, I turn away from going therre, If i think of Pavillion , i think of the BUKIT BINTANG one only , sage...😂

    As a tourist, I went there 2 weeks ago on Sunday because of its name Pavillion. But it is absolutely far from what I have been expected like Mid Valley, Pavillion Bukit Bintang. In DC Mall, I saw only 2-3 residents buying grocery. The food court is not on business. Only I saw someone was having their own food there.

    Best place to bring special child/senior citizen/etc special need OKU to this mall.
    Because not so crowded.
    They should make this mall like Sunway Putra Mall, autism/down syndrome friendly mall. Is peace and quiet

    I preferred Starling Mall instead.. keep going back there.. economy parking rate, friendly to shop and has plenty of reasonable priced food as well..

      Among all the smaller malls in PJ, i think Starling is the Star. Look at Atria, 3Damansara, SS2 Mall(already long time abandoned), Giant Kelana(demolished). I think it gets boosted by the commercial areas surrounding the Mall. Nearly all major banks are there. Parking is also difficult there, so people would just park in Starling. The mix of shops is also decent and it's food court quality is better than average. Can rate it as "Good". Most shopping mall food court sucks. Also many good restaurants, anchor tenant Jaya Grocer and office workers in Uptown gives it consistent foot traffic. This mall is here to stay. I stay near the Curve, but Starling Mall is my regular go to mall. Easier to park than 1U, food range from mid price to expensive and i don't have to walk so much like 1U. I always drop by on the way home to buy something or have dinner sometimes.

    B99: This mall is stupid, oversupplied, shouldn't build in the first place.
    T1: Building this mall increases the value of my portfolio, pushes my share price up, and that piece of land that I bought with my private money has been sold to my listed company for ?x the price. Who cares if the mall dies, I already made my money. If you wanna open a shop in Pavilion BB? You have to open one in DH too as a bundle deal.

    As a local staying in the Bangsar area, one of the things that deter me from stepping into the mall is really the parking rate. WTF RM 6 per vehicle why don't you choose to rob huh pavilion?

    I dont think this mall caters to upper class only...anyone can come to this mall and spend here..the problem with alot of malls in KL is the retail outlet are basically the same thing..only different layout...unless of course u wan to go and see 4 tesla cars, then u can come here..otherwise, its just a waste of time to go to a mall where u can find same outlet nearby ur community mall

    i love this mall. very parents friendly with kids. each floor both corner got toilets and with lifts. usually in the mall hardly to find toilets and lifts. the only things this mall is lack is grocery store, B40 restaurant or foodcourt and cinema. too much premium stores. I am sure even T20 also scared to enter😂

    I went to Pavilion DH during the first month of their opening and went again last month. Nothing much to see as many shops still not open yet. Went there twice and that is enuf said.
    The problem of shopping malls in KL is all are having similar designs. The KL developers should learn from Bangkok how the local developers there constructed such an interesting mall one after another.
    Bangkok has so many malls but going to each mall gives you different retail concept and shopping vibes, thus attracts many shoppers.
    Another similar mall that is having the same fate is Pavilion BJ.

      Thanks for sharing, but one thing Bangkok has over Malaysia is their population size is double (2X), plus their foreign tourism traffic also almost double compare to Malaysia.

    Went there once and will go there again just because that is the only Tai Er that doesn't need queue even on a weekend. That aside, yes I do agree with you that this mall focused on the upper market is part of the reason why it has less traffic. For luxury boutiques most of the time their target customer are tourists, that is also why Pavilion bukit bintang is so much more successful it is way more accessible for tourist as they are probably already staying in the hotels nearby.
    For locals, I felt that there are near to none reason to visit Pavilion Damansara Heights, there are no most of the eateries can be easily found in other malls which have much more variety of shops and entertainment to pass time.

    Think it'll get better once the 2nd part and condo is completed, and the direct link to the MRT is done.
    Weekday lunchtime is quite busy with the office workers. Some restaurants need to queue up to get in!
    If there is going to be a couple of larger tenants like a department store or home lifestyle brands like Muji - that should draw in the weekend crowds.

    Thanks Chester. As a person into real estate and putting up RUclips videos online, it’s important to explain all facts too. Important to note that Pavilion Damansara Heights Mall is part of a larger development that isn’t fully completed yet. The residences, convention center, theater, and office spaces are still in progress, with many companies yet to move into their rented offices. Once the entire development is up and running, the area will be bustling with activity.
    You should revisit and review the mall when the full project is completed to provide a fair and balanced perspective on its potential and offerings. Let’s give this ambitious development the time it needs to fully come to life!
    P.s I am a pavilion fan because their mall and shop choices are always eclectic and diverse. and I like your videos! But this development will definitely be different once the entire place is up. Keep those videos going!

    so little crowd compare to PJ Starling mall, Atria and LalaPort, with less crowd concern if the food are fresh or not. Take MRT also don't know how to come to this mall, no signage and announcement inside MRT. So near Bangsar might as well go BSC and BV both are mature malls with high T-people around, good vibe. Pavilion Bk Jalil is slightly better than Pavilion Damansara Heights in terms of empty ranking. If Pavilion Damansara Heights continue to be so quiet it might drag down the price of the apartments upstairs.

    Was there during this year's CNY period. The mall was dead and I tot it was due to the public holidays. Now with this video, I noticed the crowd was like it was when I was there this CNY! Unbelievable...😅

    My cousin stay in bukit bandaraya, it either ppl like him will go to 1u for entertainment and with friends or go to malls like BSC and BV with my aunt and uncle who are staying there. If they all want to go to a pavilion mall they would rather go to bukit bintang because of variety of shopping malls like klcc and trx.

    Went there during first month it opens. I wont be coming back for sure. It is eeriely quiet, and I am not sure if the tenancy even reach 50%. I will stick to the old names, Mid, 1U, Pyramid. I believe Pavilion should try to carve out a niche luxury market in JB. Paradigm and MidValley JB are thriving.

      JB is too low profile and too underrated in comparison with Penang, not many people know JB is a city but they know Penang is, and Johor's impression for most of the people are still small town like Muar or Batu Pahat insteading of Johor Bahru and Iskandar Puteri, therefore their impression for Johor is some small town like Muar of BP only. Actually JB has overtaken Penang as the 2nd largest city outside Klang Valley, JB folks are earning SGD which has 3 times more buying power than the people in Penang.

      @manachurch true. I have to agree with you on all counts. JB is extremely underrated as a city, maybe because the journey from Melaka to JB took close to 3 hours of non stop plantation view. JB is jam packed and JB purchasing power is kind of increasing. MidValley JB and Paradigm JB are thriving. CS and JBCC are thriving. However there are lack of super luxury mall in JB to cater for Johorean and Singaporean alike. I believe Pavilion can be a success down south. Penang already created itself as a very large city image. While JB is massive, the image is just not there. Maybe due to lack of news. 😊

      @@mnizammasood For luxury mall in Johor we only have JPO, and how funny is some of the brands still prefer Penang over JB when they wanna expand out of Klang Valley, for examples, Krispy Kreme, Taco Bell, Chili's, Hoshino Cafe, Ippudo Ramen and Jaguar Land Rover showroom/4S centre, even though we JB has the largest Porsche service centre in Malaysia, largest Muji in Malaysia, largest IKEA in Malaysia.

    Contrary to most of the comments this mall has great potential. I frequent this mall very often and I see it getting better. The restaurants on the 5th floor are of high standards and some of these restaurants are really good and not available in other big malls. Though the retail is not the Prada, Cartier, Chanel and LV league, there are nevertheless some good "between top and mid range" boutiques like Agnis B, Coach, Club 21etc and some trendy sports shoes and jewellery shops. A very nice children's Corner with a merry go round which is getting popular.. Considering it's been opened not too long ago, it's really not bad. Don't forget their office blocks, the hotel and the residential blocks are not ready yet. Once these r fully ready and occupied, this will be a great mall.

    Nowadays it’s extremely difficult to look for rich man’s money. They are very money wise, frugal and in a certain way cheapskate too. They have already acquired what they need in life and anything else is just indulgence in which they can afford it overseas. Your assessment was spot on and the management should turn their target audience to middle and lower class society. They don’t have the luxury of buying power but what they do have is spending power.

    Do they now have a foodcourt? I visited it once via MRT on the same day I visited TRX. I concluded I am unlikely to visit again. I like Pavilion KL but this mall has shops that are in Pavilion KL. If still without a food court, wonder where the staff eat? It is unlikely to get tourist crowd as Pavilion KL, KLCC and TRX are preferred choice. The walk from the MRT Station to the Mall was horrible, hope it is better now.

      They are taking ages to complete phase 2. Until now, mrt users will have to use basement area to get to the mall. It is a long walk to the mall. There are lunch crowd at the f&b but after that it is quiet.     Don't be surprised at this weak performance even though the name "Pavilion" is there. Da Men Mall is also managed by Pavilion REITs, and that's doing even worse.
    The main problem is nobody really asked for this mall. With Mid Valley and One Utama nearby, supported by smaller malls like BSC, BV/BV2, Starling and Publika, Pavilion Damansara really needs to show what makes it different, and right now the only reason to go there is for the food (which is excellent if expensive). It looks like boutique after boutique, with no Toys r Us, MPH, Kinokuniya, or even anchor tenant such as Isetan or AEON - other than the food, there's nothing there which would entice me to drop by.

      Lucky i didn't buy a lot of PAVREIT. Only bought it when it was at the lowest. Really don't have much potential. It's only cash cow is Pavillion BB.

    I can say I can agree because nowadays people can buy anything online which is much lower and cheaper than buying through a physical store due to discount vouchers and free shipping. Maybe you can try do the same video like this during weekends or school holidays.

    I kinda like that this mall is not so crowded with decent F&B outlets that you don't need to queue or make reservations to get a table. MRT access is currently horrible as the planned access direct into the mall is not opened yet.

    The Klang Valley region has an excessive number of shopping malls, leading to intense competition.
    This mall's size, capacity, and product & service offerings do not provide a compelling reason for shoppers to choose it over other, more attractive options.

    I'm staying in Puchong and there are already 3 good malls around me - IOI Mall, Sunway Pyramid and Pavilion Bukit Jalil. I don't quite see other reasons I need to go to other mall unless there are some events that attracts me to go there.And lastly, most of the stuff I needed are not too far away from me.Even till this day, I have never had the urge to visit even TRX.

    Went there during CNY this year and felt it was congested and dark due to it's size and new (not all the shops were opened yet); It is no way near it's 2 bigger brother - Pavilion BB and Pavilion BJ in term of design and prestige.
    Don't think I will go back again, ever.

    Rich people don't take trains, and the rich people in nearby areas have closer options. Like Bangsar Shopping Complex, Bangsar Village, Mid-Valley and Gardens, and on the other side also 1MK, 163, Plaza Damas, and Publika. While the mid to lower income levels nearby have 3 Damansara, Atria, 1U, Curve, IPC, and a bit further Tropicana Gardens Mall. So yah, too much choice is that area. And haven't even mentioned the even lesser malls like Glo and Seventeen.

    when a new mall opens with less than 70% occupancy, it's not going to be promising. Mid Valley, 1U and Sunway Pyramid when first open, already fully tenanted and jam packed with shoppers

    Please try The Mines Shopping Mall. Been ages didn’t visit, but I remember it had unique style with the river going through the mall. Wonder how it’s doing now, especially with competition from IOI City Mall not far.

      Actually, this is true. Senior Citizen Retirement home will have high demand. Malaysia will be an aging society. There is not enough retirement home with facilities at more affordable prices. This will be the big boom in the near future. Enough with sohai shopping malls nobody wants already!

    Most of the big brand tenants in this mall are probably forced to take a lot to support this struggling mall if they want to keep their lease in Pavilion KL / Bukit Jalil. Otherwise tenant occupancy will be much lower. Hoarded up lots says coming soon forever because tenants are delaying as much they can to avoid opening. Malls are not dying, theres just too many malls and its all the same brands so they are killing each other. In the end only the same top 5/6 malls around KL/Selangor will remain, and we roughly know which are the malls that will stay because these malls have been here for some time with strong foot traffic all year round.

    this mall will not have high food traffic as long as the direct connection from the MRT PBD is not done. Idk why their taking so long to do that, maybe trying to complete the mall wing close to the station but at the moment i dont see any works going on there. So this mall will remain to cater to the rich only which is a tiny population to serve but they already have BSC and Bangsar Village to go to.

    Agree that the over focus on luxury and expensive shops has killed the mall. It lacks the "everyday" experience that NuSentral and Midvalley provides. Eating out cheaply is part of our culture that this mall failed to understand. Besides the narrow and long corridor on 5 floors, the lack of a central open area, lack of daylight contribute to its failure. Methinks.😂

    There are just too many shopping malls offering the same goods and services. Can we do a concept mall that specialised in something else (e.g. musical talent shows featuring singing, dancing, band competition, solo musical performance, talent quest, chess competition, scrabble, hobbies, etc ). The main tenants can specialised in providing different musical brand equipment, accessories and academy offering courses or lessons there (all under one roof). If we can have a computer digital mall in Jaya, why not a musical mall or sporting mall, entertainment mall, etc ? I think the brand outlets in Genting Highland is one good idea where I love to spent my time in a cool place for a nice holiday trip up there.

    Except the residences has not opened yet, do footfall is not there yet. At the same time, the new wing of the mall is also not opened yet, and this wing is the entrance to MRT so it is very difficult to get there by public transport atm.

    The problem with this mall is the jam, the small roads and the amount of cars due to the office towers and so on was too much to handle. It was the only time I passed this mall and it was to eat at a hotel buffet next to it through eatigo and it was the last time I would ever revisit this area again since I was coming from mont kiara. I'm considered a young high income earner and spending my time in traffic would deter me from visiting.

    was there once last year when they used it as showroom for Tesla. The connection of the MRT station to the mall was such a mess because I had to walk from the station the the lift then a long corridor to the parking then taking another lift to the mall

    Rich people dont go shopping in the mall. They ask the store staff to bring the luxury goods to their home or office for private viewing. Malls are targeted to middle income people. So it is wrong concept.

    I hv been frequenting TRX mall lately n soon will be moving in to TRX Residence…d vibes n foot traffic in d mall be it on a Sunday or even Monday like today is incredible coming from a mall rat like me…Pavilion Damansara from d looks of it will die a slow death for sure lol😂

    Online shoppong will replaces the mall shopping mall soon. The layoff staff will be disaster on retail industry..wealthty people now know world outside are struggling during economy downturn. But mall rent same rented or getting higher.but gig industry are more attractive more rider for delivery during online shopping.maybe retail like this need thinking new strategies like live broadcast so consumers are have option what choices that their want to buy rather wasting money and time to come to see.and jem on road.search for parking getting stress lately.every mall need their own rider to delivery to costumer.     I've been to two Pavis before, BB and BJ. DH not yet. But from the looks of it, I won't be going there anytime soon. I think the best Pavi as of now is in BJ. It's not too high end, not too kampung, just nice for everyone. Every weekend it is always packed with people and Pavi BJ constantly organize events for the young adults as well. I may be biased since I'm currently living in BJ area, but to me Pavi BJ is the best contemporary mall as of now.

    As a pJ resident i dont see why i need to go there at all. The parking is overpriced, restaurants are the same ones I can find closer to home and nothing incredible about the shopping either. Ill just stick to OU and curve/IPC. If im feeling fancy, I'll go to BSC. If im feeling even fancier, Ill take the LRT to KLCC.

      Don't know about other people but not interesting to go mall crawling. Traffic jam; crowd; been to one, been to all; mentally tiring to be in crowded place; nothing special to eat or to buy; just tiresome to drive around looking for parking...just cookie cutter franchises, even movies are bland...but other people do not seems to think so.
