      Hey ty, I have really been wanting to get involved with real estate as an investor (me and my wife) we currently are highly concerned about the current market and future market conditions- interest rates, labor cost, material cost etc. Any tips/ advice for someone working a 9-5 trying to get in during these trying times?

      @@ex-al5171 Excellent question. It's hard to say without knowing your personal situation And, it's not one that can be answered quickly. But, there are always great opportunities if you know what to look for. And, there are multiple strategies. Home prices are expected to come down & in some locations it could be significant, but once again, there are always opportunities. Where are you looking to invest?

      @@TyWilde we are in a pretty booming market in Huntsville al, I have seen prices fall for the first time since 2020 here.

    So the house we’re renting shows about a 3% loss in value in the last 30 days. Which equals about $15,000. It has a Zillow estimate of 520k. Is it conceivable that if you multiply that over the next six months it could equal 75,000? Meaning that the property will be valued $75,000 less in six months?

      That is an excellent assessment of what could happen, but there are too many variables for me to predict accurately with your location being a huge factor. Some parts of the country could see massive corrections while others will see very little change. It will be interesting to watch.

      Thanks for watching & for your excellent question. The answer... who knows any more. With all of the supply chain issues that are happening between drywall being hung to closing it can take 2 months longer than normal. In a normal market, you can expect 5-6 weeks depending on the size or complexity of the home.
