I’m curious, do you have a professional broker who helps you with your investments? If so, I’d love to learn more about how you work with them.

Can't share much here, I take guidance from ‘Sophia E Haney’ a renowned figure in her industry with over two decades of work experience. I'd suggest you research her further on the web.

Pretty Nice. Objections/Ideas. Another bath with upstairs bonus room. Another window in master bedroom, up high. Non visible=opaque (stained-glass) window in master bath. 3rd car garage. Like the attic options. Like the main living, kitchen, dining space!

2nd floor rec room, I would convert into my sewing and quilt room. The adjoing bedroom would become my Cricut room.

My husband and I agree with you about the hidden doors. ❤ And that pantries should have the small door adjacent to the garage or carport to pass groceries through. 😊

This one fits in my small list of overall perfect homes you have toured. Overall nice exterior, interior is nice. Floor plan is good.
Interior design is nice. I bet a nickel u missed some hidden panel in the main hallway under that big staircase.

Well said! Love your lighthouse take on it!
It definitely is stunning, couldn't decide if I loved it or hated it - guess I like it, would have to live with it for a while to really decide though. 🤔

another nice tour. I, too, would like a wider front door space... maybe double doors? I'm not a big fan of pocket doors, least of all in the main suite; but, I do like access to the laundry room from it. I'd see if trim could be attached to the bottom of the secret door to camouflage it. Other than these things, I like the layout, all the wood panel details, etc.

You always put the ____ of my dreams in the title. But this one is for real the floor plan of my dreams! I would do different finishes in the common areas. It’s beautiful but a little too traditional for me with all the millwork. That primary suit is amazing and I love that it flows to the laundry room then to the garage
When you were in CO you probably noticed how rare main floor primaries are in 2story homes and that’s where I live. I love the NC homes

Thank you, nice tour of a nice home!
I agree with those who would rather see it on a larger lot though, and also that it would be much better if the garage opened to the side.
The only thing I would change on the interior would be to eliminate the upper level carpet and install hardwood floors, easier to keep clean, and MUCH better for people who suffer with allergies.

Very few basements in Raleigh-Durham because the soil is mostly clay. You really only see basements when on a steep sloped lot where the backyard drops off a cliff into the woods. Otherwise it's crawlspaces and slabs. As a home energy rater, one thing I noticed is all of the t-ply in the attic walls. T-ply is basically cardboard and really shouldn't be used in construction in 2024. This builder did not seal any gaps at the T-ply seams or corners so this home is gonna barely meet code for air tightness. For $2M, it really should be built like other high-performance homes in the area.

Here is my vid comment since it’s been awhile. We have all seen the inside of a drawer and cabinet before. Unless they have some cool built in, we’ve seen it. And under the islands. It’s a door and shelves.
I’d rather you open all the cool different brands of appliances. The fridges, the microwaves. The fancy stoves to see what they look like inside. All the new brands and Viking vs any other brand. Id love a peek in these inside of a cabinet since most of us don’t have these fancy stoves and ovens and fridges and low profile microwaves. Just a thought 😀

Agree on the appliances, always fun to check out new trends, but disagree on cabinets and cupboards, I think that checking them out is essential for getting a feel for the amount and convenience of available storage.

Love that house. That is what I expect from million dollar homes. The only thing I would change is having a little wider front door. I also prefer those smooth decks verses wood planks. So of all those multi million dollar homes, are there really that many ppl who can affor to buyg up those homes?

  • @AbiNomac

Okay about the garage. IMO the garage should NEVER interfere with the front facade of the home by being visible. Garage entrance should be from the side of the house.

No bedrooms nor bathrooms off of the LR, DR and kitchen.
Also, being able to see into someone’s bedroom from the common areas, is icky!!! Nope. 🤮
