The city has been growing at an average rate of approx. 6% per year, it maybe drastically uninhabited right now, but as Myanmar's population grows, the city will gradually come to have a substantial population more fitting to its size and capacity, this will obviously take a long time though, but with increasing funding and encouragement from the government this could happen in 20 or so years , who knows.
