Ok great video. Me and my business partner looking for 100% financing. I can bring deals way below market value, in fact, i would never spend time on a property where is not big room for profit . We are in tulsa ok which is a hot market. Also partnership sound very attractive to us, for example we had to walk out a deal since downpayment was too high for us.

Your very right, debt and leverage is dangerous and it can be very dangerous and a valuable tool at the same time. You actually gave me an idea for another video on the dangers of to much leverage. I see a lot of deals go south because of the debt piece of it and often in a very hot market like this most people don't pay attention to the risks. Thanks so much for your comments.
