You actually go to the courthouse for the county and usually they will have computers with their system and you look up the property. You can usually get an access password if you pay them a few bucks so you can look at home. Someone told you to check the courthouse. You want your hand held. Drive to the courthouse. Drive to all the courthouses in the area and get online access. Guarantee they will help you. @@nakzadi4015

I’ve watched about every video on RUclips and every one has this little hidden secret. They always forget to tell us they received a 1m inheritance to start or their partners were millionaires, etc.
If the seller only owed $1.26 mm and you paid that via loan, and then gave him $240k extra to make up difference, wouldn't that be considered a down payment or is it because he just be paying that off out of his mortgage?
The new loan that was originated paid off the underlying $1.26MM loan as well as put $240,000 in the Seller's pocket. But it was not money down for Jacob.
I think that this is a great deal for Jacob and his partners, IF the actual resale is $ 7,000,000 down the road. however how are they going to fix and upgrade 90 units with Only $ 100,000. That is $ 1100/unit. then they want to raise the rents by $ 300/unit/month !!!!. last professional and seasoned investor in Baltimore, Maryland had to spend $ 41,000/unit to upgrade 400 apartments to be able to raise the rents by $ 250/unit/month/apartment. How are they going to do this by spending $ 1100/unit???

I don’t see how this made sense for him to bring 2 partners into the deal. It was no money down in both versions of the deal, pre- and post-partners. He did not need partners. I don’t understand why the buyer was advised to bring on others.
GREAT question! The 2/3rds partners are professional property managers with a long track record of success in the area. They brought the lender to the table that was willing to do the deal with no actual down payment (but instead, allowing the seller to carry back a second). It is EXTREMELY rare to find a first lien holder willing to allow a purchaser to close with no actual "skin in the game". But due to the property manager's reputation and track record, that lender would do it. Furthermore, the property managers are upfronting the cash to put into repairs and upgrades too. So to Jacob, 1/3rd of 90 Units is a whole lot more than 3/3rds of no units.

(1) The final sentence suggests that the deal would have fallen thru w/o the 2 partners when it sounds like Jacob was nearing the goal line on his own, including his own workable financing structure. (2) Also, Jacob is now effectively a minority owner. If these 2 partners have an established relationship, they can control the deal that was Jacob’s going forward. They’re managing the property day-to-day, and in control from an ownership standpoint. What about using 1 of the 2 partners to get the financing, instead of the 2, making it a 50-50 deal for Jacob? What about a private lender or a hard money lender for a short term down payment? And then if these property managers are as advertised, have them continue to run the property. Just playing devil’s advocate. A deal priced at $3.6M initially that moves up to $7M after increasing rents and upgrades sounds amazing! Hopefully Jacob had no other options, because if not he might’ve missed out.

As you said it's very difficult to find a lender in 1st position comfortable with any percentage of seller financing. Hi Peter, I really enjoy your videos explaining everything. However I used to work in a bank, and many traditional banks would not always lend with these structures many times, due to, the sales price being inflated to cover "costs" then it would not appraise out. We would try, but some deals would crash and burn. It takes a lot for a seller in distress to accept the wait time too. Just some of our experience. I wish things would ease up in terms of zoning which could offer more mixed use or repurposing of real estate offering more people opportunities for affordable rents or housing. So sorry the manager has been bilking the seller too.
