It’s always the animals that suffer the most due to people’s actions. The dog peed on the carpet because they didn’t let them outside or take them for a walk when they got up. I get up early every morning, even weekends and holidays and first thing is to let my dog out, take him for a walk, then feed him. Whilst we’re at work, in the middle of the day, he is collected for a pack walk. You CANNOT treat living beings like accessories or objects. I don’t think anyone should own any animal without getting a sort of licence or pass a test.
Exactly. Same with cats. I keep my cats litter boxes spotless. No smell no mess. When people neglect their pets of course they have no choice to pee and poop wherever.

Absolutely, I’ve seen so many times on different episodes so many people neglecting animals specifically dogs and cats. One lady was just going to leave her dog! My animals are my top priority, my dog wakes me up at around 7 am every morning. She has to go potty and she’s hungry, so we go out and she eats then we can lay back down if we want too. When you take in an animal it is your job to properly take care of them, they rely on you for everything. They love you no matter what too, I saw an episode where a lady was hoarding really bad and living in filth. Her little dog was wagging its tail next to her when she was packing stuff up and just climbing over trash. It just breaks my heart to see animals and children being forced to live in a place like that.

Subletters who scam should not just be held financially responsible but also criminally. They should be charged with fraud and theft. They’ve defrauded the sublettees and stolen the landlords money.

This happened to my SIL and BIL. They had an absolutely gorgeous property that what they thought a lovely lady from France rented. Needles to say she used it as a grow house and RUINED their property. They had to PAY HER $10,000 to move out, and $20,000+ to clean it up before they could even renovate it. They ended up selling it, and decided being a landlord wasn't worth it.
I live in London, and had to move 8 times in the past 15 years. Landlord sold 4 of the times, one time the agency was stealing our rent, another time the landlord passed away and kids took the place, another time our roof collapsed and the landlord didn't want to fix it. I just want a home and it seems inpossible in London.
From what we see on this show, I Don blame them for selling instead of letting. People have no respect for other people's property and the legal system is enabling them
Yea London is done unless you have money I recently moved outside ..l was there since l was a child but the housing is bad unless you make really good money so you can afford to rent in new buildings. I just left a place where there was mold covering the full flat , l was there for 6 years it's amazing I'm still alive considering how mold can kill you. The landlord didn't care because everything down there is so expensive they will just paint it and get the next sucker because it's over crowded and people need a place to stay.
I don't understand why there appears to be no law to give the unwitting tenants a second chance, so that they pay directly to the landlord and the subletting agency should have property seized to pay for the money owing to the landlord.

@@chris-c2c4k i know that other things come into play as to why they don't continue renting, but in reality these people should consider redoing a new lease, because at the very least they are paying rent and have proved to be respectful in looking after the property. Paul Ainsworth-Lord (Letting agent) first states that with commercial property you don't have to go through the Courts for unpaid rent, just send in the bailiffs. I have been a commercial landlord for over 30 years and he is so wrong. The bailifs will not get involved unless you have a High Court Order to evict, the letting agent does not know the law
If I'd been the Scottish lady landlord, given how clean the flat was, I would evict them as per the court, then rent it to them again but privately myself. If she splits the difference between her £1100 rent and the £1560 they are paying, they are *both* winners.
I feel sorry for the sub letting people. If they have paid every month and they have been conned the same then maybe she could of rented direct for £1500 instead of £1100 and claw some coats back. Then try and take the agents to court. Now shws got costs to relet and do the protpety up. Feel so sorry for them.

I can't believe how many fraudulent letting agencies there are in the UK and the government doesn't do anything. There should be a notice taped to the door addressed to current residents too. In the States It's put on blast not in an envelope. Just the letter taped to the door. Then the tenant could have gone to court 6 months ago

The trouble is the lack of regulation. Almost anyone can open up an office and call themselves a letting agent. Even someone found guilty of similar frauds previously.

Agreed. They could technically kick them out that day, have them stay overnight elsewhere, and a new tenancy agreement start from the next day and the owner then gets paid.
I will never understand these letting agents in the UK. They don't properly inspect the properties trusted to them by the owners enough. My properties are inspected every 90 days inside and out. You dont get filth and hoarding issues when you properly inspect. The family that got evicted due to the sub letting scam as a landlord I would have interviewed them, looked at the condition of my property, finished the eviction and gave them a new lease and the keys so they could move back in immediately. It's not there fault and if they have been a good tenant I would keep them.
If you will not landlord in,you'll get eviction notice straight away. This would be my way of dealing with people. Letting agents does very poorly as I see. They are responsible for the lettings,but absolutely dont care about landlords property as well: doesnt care who rents it out,doesnt bother to check tenants or the property in time to avoid wreckage . I guess this is very common thing in UK : very hard to find people who are honestly respectful for the job they are doing,people they are communicating with or someones property they are living in. Aggression starts as soon as you said to someone 'No' or 'You can't'. Complaints over complaints and no a proper way of making things right, but use each other.
The landlord who owned the flat which was evicting the tenants for unpaid rent, should have visited the property after two months of no rent. She should have then set up an agreement with tenants to pay her directly avoiding the scam of the letting agent problem solved..

What are estate agents even for? You employ them to manage and collect rent from your property. The tenant trashes it, leaves thousands of pounds damage. The estate agent simply serves notice and the landlord foots the bill for the damage..... What is the point in estate agents - shouldn't they be managing their tenants and accepting some sort of responsibility for not vetting the tenants enough and not performing enough inspections?
Those tenants were paying their rent. She went thru all that just to put new tenants in when she could have just let the current tenants stay and just pay rent to her going forward.
5:23 still remembered like it was yesterday. did maintenance of ventilation in homes and came to an apartment in Amsterdam. I walked to the front door and saw the cat litter box by the kitchen completely flooded with feces. I also noticed the mess. went before the door opened and already moved aside to avoid the smell. believe me, it came towards me. spoke to the resident to first clean the mess and the cat litter box and come back the next day. luckily he did that and opened the windows to air it out. not that it was much less. did my job in record time. what a smell, not normal anymore. also reported it to the housing association. so the smell knows what they do with it 😳
Why do those two ladies go to inspections without any kind of protection? Shoe protection, gloves, facemasks etc It seems every one they go to is like walking into a sewer. But saying that, the lady with the curly hair, she kneels on a wet floor, touches it with her bare hands and she doesn't know if it's dog pee or not....yet you never see her wash her hands after, but you do see her touching her face and such, gah
That first property doesn’t look like it’s seen any housework for years and it’s in darkness, no light, no airing of the rooms, perfect for mould to take hold and I suspect the poor animals (Not the animals fault) are left to toilet throughout as well. What a way to live!

@1:20 this is not a problem with Rottweilers etc which can lift the lid aside themselves when mature. Yard trained dogs are an asset, avoiding any sweeping and offering security

I've said it before and I'll say it again.... While I do not agree with some of these tenants bad behaviour. I'm afraid 99.9% of landlord's don't deserve any sympathy as they used to in my book. These landlords are greedy and charge absolutely extortionate rents for their properties. They then expect families etc to pay council trash, energy bills, and water rates etc. Some of these greedy landlords will not even fix issues in their properties. As I see it, no sympathy for greedy landlords. And if anything, there should be an organisation called tenants action that demand landlords charge a fair rent for their properties. And should the really greedy ones not comply, sue them. So in most cases, most landlords get what they deserve.
At 42.10 , they should have had 2 plain clothes police posing as customers and as soon as the scammer pulled that stunt they should have carted her away because she’ll do it again , that property manager is such a fantastic person and is honestly I think one of those nice guys who would do anything for anyone but he should have called the cops in on this one , it’ll bite someone back down the line

The people that were paying rent but the company wasn’t paying the lady. The lady should have told them to start paying her and not the company because they always pay their rent not just kick them out on the street. She could have started collecting rent straight away. I could never put innocent people that pay their bills on the streets.
Have watched many of these documentarys and what I find is a lot of these places are not fit for purpose .A lot of them are damp moldy old dumps that are just painted over and over again to eradicate or try to hide the mould growing in the property. Why don't the Landlords install dehumidifiers. There old dumps that need pulling down past their due by date .😮
Or the grubby tenants could open the windows and clean their house. I had many crappy little flats - one with an outside toilet - I always left them in better condition than when I moved in.

With the subletting scam situation, she should have just got rid of the sublet company and created a new tennancy agreement with the tennants who were living in the property.

How often was inspections done, as this should have been picked up earlier. I used a lettings agent and l wouldn't use one again. However, I'm aware that tenants use intimidation to make people back off. Big red flags and l would get them out asap.
Without a doubt, this year will be worse than the last. I lost a lot of money last year as a result of bad investment choices that I would not have made if I hadn't been so worried about my portfolio. Slum landlords can't expect anything but slum tenents. Invest in good condition houses in better area's then cross your fingers that you won't be stung. Idealy, seek to make investments in other area's that will provide opportunities without so much heartbreak and dissapointment. Ive invested in housing where a tennents lease payment or rend is deducted at source by direct credit. Of course this can fall down if the tennent becomes without work etc. Just as in most investments, there are risks involved.

I have told my landlord about the flashing on the outside of my house (which causes mould by water ingress) and the back gate hanging off countless times but they choose to ignore me. Just a crappy agency I suppose.
First property. Agents fault. They should carry on inspections every year . Even twice a year. They realised property is ruined after 3 years and feeling sorry for the landlord. Clearly they could avoid all that with looking after properties properly.

Well said one my brother is a barrister was shown this programme and stated Mr Ainsworth Lord was totally incorrect and needs to re read the law.

Why didn't the sub-letters read the letters? So many letters piling up should alarm anyone, language barrier or not.

I guess this is very common thing in UK : very hard to find people who are honestly respectful for the job they are doing,people they are communicating with or someones property they are living in. Aggression starts as soon as you said to someone 'No' or 'You can't'. Complaints over complaints and no a proper way of making things right, but use each other.

The landlord who owned the flat which was evicting the tenants for unpaid rent, should have visited the property after two months of no rent. She should have then set up an agreement with tenants to pay her directly avoiding the scam of the letting agent problem solved..

What are estate agents even for? You employ them to manage and collect rent from your property. The tenant trashes it, leaves thousands of pounds damage. The estate agent simply serves notice and the landlord foots the bill for the damage..... What is the point in estate agents - shouldn't they be managing their tenants and accepting some sort of responsibility for not vetting the tenants enough and not performing enough inspections?
Those tenants were paying their rent. She went thru all that just to put new tenants in when she could have just let the current tenants stay and just pay rent to her going forward.
We need to work on screening anyone who intends to adopt any other living being.

5:23 still remembered like it was yesterday. did maintenance of ventilation in homes and came to an apartment in Amsterdam. I walked to the front door and saw the cat litter box by the kitchen completely flooded with feces. I also noticed the mess. went before the door opened and already moved aside to avoid the smell. believe me, it came towards me. spoke to the resident to first clean the mess and the cat litter box and come back the next day. luckily he did that and opened the windows to air it out. not that it was much less. did my job in record time. what a smell, not normal anymore. also reported it to the housing association. so the smell knows what they do with it 😳

I've said it before and I'll say it again.... While I do not agree with some of these tenants bad behaviour. I'm afraid 99.9% of landlord's don't deserve any sympathy as they used to in my book. These landlords are greedy and charge absolutely extortionate rents for their properties. They then expect families etc to pay council trash, energy bills, and water rates etc. Some of these greedy landlords will not even fix issues in their properties. As I see it, no sympathy for greedy landlords. And if anything, there should be an organisation called tenants action that demand landlords charge a fair rent for their properties. And should the really greedy ones not comply, sue them. So in most cases, most landlords get what they deserve.
At 42.10 , they should have had 2 plain clothes police posing as customers and as soon as the scammer pulled that stunt they should have carted her away because she’ll do it again , that property manager is such a fantastic person and is honestly I think one of those nice guys who would do anything for anyone but he should have called the cops in on this one , it’ll bite someone back down the line

The people that were paying rent but the company wasn’t paying the lady. The lady should have told them to start paying her and not the company because they always pay their rent not just kick them out on the street. She could have started collecting rent straight away. I could never put innocent people that pay their bills on the streets.

Have watched many of these documentarys and what I find is a lot of these places are not fit for purpose .A lot of them are damp moldy old dumps that are just painted over and over again to eradicate or try to hide the mould growing in the property. Why don't the Landlords install dehumidifiers. There old dumps that need pulling down past their due by date .😮
Or the grubby tenants could open the windows and clean their house. I had many crappy little flats - one with an outside toilet - I always left them in better condition than when I moved in.

With the subletting scam situation, she should have just got rid of the sublet company and created a new tennancy agreement with the tennants who were living in the property.

How often was inspections done, as this should have been picked up earlier. I used a lettings agent and l wouldn't use one again. However, I'm aware that tenants use intimidation to make people back off. Big red flags and l would get them out asap.
Without a doubt, this year will be worse than the last. I lost a lot of money last year as a result of bad investment choices that I would not have made if I hadn't been so worried about my portfolio. Slum landlords can't expect anything but slum tenents. Invest in good condition houses in better area's then cross your fingers that you won't be stung. Idealy, seek to make investments in other area's that will provide opportunities without so much heartbreak and dissapointment. Ive invested in housing where a tennents lease payment or rend is deducted at source by direct credit. Of course this can fall down if the tennent becomes without work etc. Just as in most investments, there are risks involved.

First property. Agents fault. They should carry on inspections every year . Even twice a year. They realised property is ruined after 3 years and feeling sorry for the landlord. Clearly they could avoid all that with looking after properties properly.
