What a great home at a great price. For my personal taste I would upgrade the kitchen with Italian white gloss cabinets and appliances, very nice for the price.

This is false, this is no longer the case in DFW, a house like this now is 450,000$-600,000$ range in certain parts of Dallas.
300,000$ only gets you small houses now in most of the DFW.

That first room to the left , if not used as office, could be opened up as part of den area. Then, you could expand for kitchen area. Real close to other homes but nice for that price.
A house for anything under 300,000 is a gutted out home that's ready for demolition. And people who live out of state are buying affordable homes in Dallas just to air BNB them. I'm finally financially ready to buy a home literally 6 figures ready to pay up front and can't find a single decent home around me.
