My wife owns our land and house, i’m fine with it. I sank about $60k into our home and land improvements. Might drop another $15k before we retire in a few years. All hers. We been together for about 25 years already. If things turn sour, i am ready and have alternative plans. Renting is the best option i feel. Much more freedom to move along when yer not wanted. One just needs to plan financially, for that.
I'm putting a 10 minute rule on my retirement plan. It's the only way to live free. But I get what you are saying and "face" as well as long love do deserve some investment. I would see no problem with walking away from a 25 year deal for $75K if all went sour.

I first arrived in Thailand in 1990 for what I thought would be a 3 week trip that turned into 6 months. I was seduced by everything Thai. The food, the culture, their sense of fun and sanuk. The ease and graciousness of the people. Fell in quite accidentally into a business idea that I could export back to the USA and I was off and running on what would be a 30 year adventure in Thailand. Bought a condo and had a wonderful girl friend while carefully avoiding the marriage commitment. Going back these last couple of years have been so disappointing with all the changes that have taken place. You have good reason to want to Time Machine back to a better past Thai era.
I know how you feel , and it seems crazy how since 1990 things changed - i have a typical Farang story - meet Girl in Hua hin - thought she would be ok but wasted my time and $ long wild story, , . I was lucky to meet a Woman that felt sorry for me and helped me with my x in court , i was able to recover 30% . Iam with this woman, that helped me now for 16 years , wanted to get married and retire in Thailand,but covid and economy in Canada make that very difficult.
My wife's land in the village was upgraded to Chanote a few years ago. The same with many other plots in the village. I think it's due to how developed it has become and it's been in the family for over 50 years. Needless to say, the value shot up over night.
Thanks for bringing this issue to the fore. However at point 10:40 you stated that foreigners cannot own a house, which is incorrect. Foreigners can own a house, in their own name, but cannot own the land on which the structure is built, as you pointed out correctly. This is called a lease-holding property. The foreigner would have to lease the land for 30 years and can renew that lease for another 30 years. Parliament is looking into extending that amount of time to include another 30 year lease, for a total of 90 years lease. Parliament is also looking into foreigners inheriting land to a limited extent, but I think it’s not high priority to the govt. BTW, lease-holding is very common in Western countries, for example in United Kingdom. There are huge areas of London where the land is owned by trusts benefiting the Duke of Westminster and the Duke of Bedford. People have built houses and businesses on these lands, but pay rent to these trusts for the lease of the land. Some farmers don’t own the land they farm, but lease the land from other people or entities. Americans should be familiar with sharecropping which is also a type of lease-holding. I don’t understand why Neville would start construction on land he doesn’t, and cannot own, without getting proper information on the title deed from the Land Office. I guess love blinds some people into becoming a fool. And, ‘a fool and his money is soon parted’.
The original lease can legally be only 30 years. It must be entered on the chanote at the land office. If at the end of the first 30 year lease both parties agree to an extension the lease can be extended 30 more years. If either party does not agree the lease is not extended. Be advised the lease extension must be agreed to by both parties at the land office for the extension. If one parties does not agree no extension

The conditions in the lease concerning lease extension are irrelevant. Also, if the lessee dies, I believe that the lease ends.
Unfortunate story. But regardless if you protect yourself with leases ect. Do people think they could still happily see themselves living there next to your exes relatives in a rural village and be happy? Legally yes you could, but being realistic, how could you see yourself staying there if any relationship broke down. With the death of my wife I faced this exact scenario and moved to the nearby city from my forever home to a rental. Even with an amazing relationship with my late wife's family, and having legal rights to live there. There was no way I could possibly stay in such a isolated village and be happy.

Why do we make the huge leap into the unknown of living in Thailand - let alone, to live in a rural part of thailand where unless you meet anyone anyone under the age of 25 they won't understand one word of English - Why should they ? - and in many cases, only understand a few words of the 'Thai' you learned to speak.. What you have done is my own alternative should the worst happen. Knew a guy who married a Thai lady and bought a house in her name. She looked pretty rough. Sure enough, within two years he high tails it out of there, cutting his losses. Apparently she had took a loan out on the fully paid for house, used the money for who knows what, and when the loan shark came to seize it, he was totally surprised. He left her soon after. She was devastated and you could tell she thought she didn’t understand how she messed up. Pretty sad actually.
I 1st came to Thailand in 1985 at 20 years of age.i got married by 21 and have been married to my Thai wife for 38 years,we have a home in Bangkok and I would not live anywhere else in Thailand,i have visited 154 countries and I do ask myself where would I like to live?and for a city with world class services I think Bangkok has it all,try and stay out of the tourist areas and Bangkok is completely different city

What are you going to do when your Thai wife's police officer boyfriend shows up, tells you to vacate the premises, and beats you into a pulp when you don't? Sue him? Have him arrested? Ask your neighbors to help you? "But I have a lease!" Yeah, and Native Americans cut a bunch of land deals with the United States government, and look where it got them. Go out to your wife's village, look around, drive to the nearest town, look around, stop by the nearest police station, look around, and then ask yourself: If things go south with my wife, who is going to help me? At best, maybe a street dog will lick your face for the salt. If you walk into Walmart in the United States and you pick up a can of beans with a shelf price of 99 cents, you have entered into an enforceable contract with Walmart to purchase those beans for 99 cents. You have a legal right. When you get to register and the cashier tells you that the beans cost $1.29, and refuses to sell them to you for 99 cents, that's a breach of contract. What are you gonna do about it? And so it goes with your legal rights in the Thai countryside.
I would never invest in Thailand, unless I would have a Thai child that I can make the owner on paper. Not sure if there is a usufruct kind of thing in Thailand where the child owns the property for 100% but has a contract with her/his dad that he can use the house until he is gone. In the west that is a common thing to avoid heritage taxes. There is still a few older farang that do own land and houses for 100%. Before 1986 you could buy land as a foreigner.

See I disagree with you there are so many bad stories in Thailand. You don’t hear that in any other countries so many. There are so many prostitutes from Issan maybe 20-30% of women. Thai women marry for money first love isn’t important. Not all but so many.

I know a guy , who was in segsless loveless marage Then he cheated Then got dvorced A. lost the house B. 50% of net worth C. Court fees & lawyers fees( both side ) costed him rest of 50% of savings + extra D. He is still paying spousal support ( although kid was grown up ) All retirement savings gone , 1/2 of pension checks gone on spousal support in future. Fun fact these stories r common in west . The smartest & wisest individual invests in his/her own birth country & as such generates a passive income to utilise in Thailand. In this instance, a returned rental income per month would rent a desirable property in Thailand (if wanted) plus continually gain in income & value, safely. Imagine if this guy did this instead, he would surely still be in Thailand & living the dream.

Documents Showing Title to Land Listed from Most Secure to Least Secure Chanote (NS-4) - Title Deed Nor Sor Sam Gor (NS-3K) - Confirmed Certificate of Use Nor Sor Sam (NS-3) - Certificate of Use Documents Merely Providing Evidence of Land Ownership From Most Persuasive to Least Persuasive Sor Kor 1 (SK-1) - Claim Certificate Bai Jong (NS-2) - Preemption Certificate Several other forms of land titles, claims, or rights of private (Thai citizens only) use exist, some issued by the Land Department and some by different government departments. These lands can not be sold (or leased). Sor. Por. Gor. 4-01 Sor. Tor. Gor. Por. Bor. Tor. 5 Nor. Kor. 3 Gor. Sor. Nor. 5

I never stopped more than three days in Bangkok, and I first came in the 80s. That was all Bangkok was worth, and now I avoid Bangkok altogether. It's just a dirty, noisy, expensive city, as many others in the world are. I recommend have one night after arriving after the airport, see some sights next day, maybe another night, and move on.
Well my brain says to lease the land for minimum of thirty years, I doubt I’d be alive after that time anyway,,,either build a house or renovate what is already there..I don’t have anyone to inherit what I have so it suits someone like me.

I visit Thailand twice a for 2 months each visit. So after seeing this episode how does it stack up against the previous one you did ? Never too late etc Let’s address the elephant in the room…. As I’ve stated in many of your vlogs previously…. You will always be a foreigner in Thailand. The law may change , you wife may change as this expat emailed you and you are left naked on a limp branch. It would be better served to people living here or have the aspiration of moving here to let people know the truth instead of sugar coating it. Like I said you will always be a foreigner here and will never fully outright own land. You can never own an apartment or condo unless you set up company and that 51-49% that we all know. It is virtually impossible to get a job here unless you’re self employed from abroad or walk around with a go pro. You simply have no rights or legality here. For example , why didn’t you friend sue the solicitor that set up the sale It was negligence on his part for not knowing what title the land came under. Where was your emailers protection there ??? Many people have enjoyed many years living in their foreign quota condo that they bought. Or they have been happy enough renting as they have income overseas and can live a nice life as a foreigner in Thailand. See I disagree with you there are so many bad stories in Thailand. You don’t hear that in any other countries so many. There are so many prostitutes from Issan maybe 20-30% of women. Thai women marry for money first love isn’t important. Not all but so many.

I know a guy , who was in segsless loveless marage
Then he cheated
Then got dvorced
A. lost the house
B. 50% of net worth
C. Court fees & lawyers fees( both side ) costed him rest of 50% of savings + extra
D. He is still paying spousal support ( although kid was grown up )
All retirement savings gone , 1/2 of pension checks gone on spousal support in future.

The smartest & wisest individual invests in his/her own birth country & as such generates a passive income to utilise in Thailand. In this instance, a returned rental income per month would rent a desirable property in Thailand (if wanted) plus continually gain in income & value, safely.
Imagine if this guy did this instead, he would surely still be in Thailand & living the dream.
There are two sides to every story. This guy could have been an abusive husband and got everything that was coming to him.
Here's a suggestion: Do a little research BEFORE you spend a lot of money. Land ownership and use are very complex in Thailand. Here is a list of various titles.

I never stopped more than three days in Bangkok, and I first came in the 80s.
That was all Bangkok was worth, and now I avoid Bangkok altogether.
It's just a dirty, noisy, expensive city, as many others in the world are.
I recommend have one night after arriving after the airport, see some sights next day, maybe another night, and move on.
Investing in any type of real estate in Thailand is for idiots. Use your brain and rent only, or, well, face financial ruin.
Well my brain says to lease the land for minimum of thirty years, I doubt I’d be alive after that time anyway,,,either build a house or renovate what is already there..I don’t have anyone to inherit what I have so it suits someone like me.

Let’s address the elephant in the room…. As I’ve stated in many of your vlogs previously…. You will always be a foreigner in Thailand. The law may change , you wife may change as this expat emailed you and you are left naked on a limp branch. It would be better served to people living here or have the aspiration of moving here to let people know the truth instead of sugar coating it. Like I said you will always be a foreigner here and will never fully outright own land. You can never own an apartment or condo unless you set up company and that 51-49% that we all know. It is virtually impossible to get a job here unless you’re self employed from abroad or walk around with a go pro. You simply have no rights or legality here. For example , why didn’t you friend sue the solicitor that set up the sale

Thailand or rather in my case is a paradise to visit as often as you like and can afford but under no circumstance should any fool think otherwise and try and sell you a dream. No foreigner when push comes to shove has any rights here. You may view this as negative, I call it honesty
Finally even though you may think some people would be interested what you had for breakfast or why the insurance company didn’t give you the money directly but instead made you drive out for an hour wait 2 hours more only to be told you won’t get it today, I think you owe it to your customers to point out these true and honest facts to build your channel and get some appreciation. Again this is from a person that’s married to a Thai coming twice a year for the last 20 years

@ Google it. They outright cannot. The can only own up to 49 % of the units in the condo
So if the 51% want you out, you got no say your out. Hence the 51%

And stay far away from condo”s if not old building. The New ones are only new few years then many defects happen cheap low material build.
Many people have enjoyed many years living in their foreign quota condo that they bought. Or they have been happy enough renting as they have income overseas and can live a nice life as a foreigner in Thailand. Saying that you will always be a foreigner is stating the obvious and repeating yourself again
