    The amount of value here is phenomenal and I'm here for it. Just closed on my first wholesale deal and made 10k. I have two more contracts in the works and I must say that Jerry taught me a lot. If you're out there wondering it really does work. I'm just a regular guy and it worked for me

    This series is “gold” …..my investor wheels are turning. I’ve already found a partner that has 5 Private Money Lenders wanting deals. I find the deal and bring it to the table, and we split any profits after paying back the lenders. Thanks guys

    Appreciate this info. I was in the process on working to get a cash out refi on a condo I own I bought sub2 years ago. This makes much more sense!!! I have a lot of equity so I'm sure it would be enticing to the potential private lender. The condo is down the street from nasa space center. Thanks again! I've been doing this for years and I'm always learning something new from y'all.

    16:00 Another great strategy. That one is used by courts to put a lien on your all-caps name, hence your SS account.

    If u need 600k & 300k Reno & extra 100k to cover debt servicing.. do u have to disclose this to PM lender ? They might ask u , what’s the extra $100k for

    How would I control showing the house to buyers with an RE agent who’s ducking me? The owner I got a deal with never signed anything with the agent but the agent has the keys because they went to church together . Well the owner moved away and signed a purchase and sale agreement with me( a free one I got from you) and now I’m struggling to get a walkthrough done with buyers bc the agent won’t respond to either of us. It’s a virtual deal. How would you recommend I take control of the keys from thousand of miles away?

      Wow! First, make sure you file a memo of notice at the county to cloud the title. Second, report that agent to her brokerage. I bet you she will be scared to lose her license, lol! Good luck!

    What if Hard money lender doesnt allow for 2nd position liens? how is private money safe besides the promissory note?

    This was an amazing well timed video. I mentioned an amazing deal I found on the last video but I’m having a stressful time trying to find a way to fund the deal and I’m worried I’m gonna lose out. Can you or someone on your team reach out to see if you would actually be interested in funding the deal? I’d definitely be up for the 50% split on the back end. I ran the deal through the deal analyzer and it would be a profit of roughly $200k.

    Wouldn't you just go to a bank? When you borrow private money wouldn't you just pay interest? Who would be willing to structure that in any other way? A sophisticated lender doesn't want to listen to this nonsense, they just want there rate...

      What are you saying? Going to a bank & going to a private lender are the same thing/setup is the same way? It's not. Private lenders are less headache & fund u quicker. The interest rate can also be less & it doesn't always have to be interest payments they can agree to a share of the equity at the end of the deal.
