    I know this is random and very untypical for a comment, but could I call you sometime?! lol. I’ll have a lot of questions about REITs. I have only started investing a year ago and I’m really getting into it and want to start making investment buddies to learn more together with.You seem to have true joy in the practice and a trustworthy, kind demeanor too!

    What's a "Cap rate". Also, do you multiply by the future NOI with cap rate or divide the NOI by cap rate? Thanks

      The capitalization rate or cap rate for short is the yield on the property. It's simply the net operating income (NOI) divided by the property value. You can use NOI and cap rate to infer the valuation of the property
