Hi. I wouldn't get rid of that beautiful fire place (with brick around it) i would switch living room with future play room. The fire place in the current living room is so out dated...but the fire place ( where you are planning to have play room) has got a lot of character....dont forget rhis is not a new build 😍😍😍😍 i would keep it
I'm all for taking out the fireplace in the playroom! I don't think people are realising how massive it is! It really sticks right into the room. I do love the brick work and beam but it's not like it's a genuine historical one lol. And you have some other lovely fireplaces you're keeping 😊 With that fireplace it kind of forces the room to be one giant space as the fireplace is so central. If you took it out you could far more easily turn the huge room into two smaller zones, like a pool table and games space at one end and a sofa/tv chill area at the other. Well done on working so hard for this house! So excited to see the renovations!! 😁

And then I noticed Emily’s British accent which makes sense. I live in Canada and the houses layout and style are so much different than in UK! I’ve never seen such a big fireplace in my life and all I want is to throw some floo powder into it. LMAO

Love this house. Reminds me so much of us 3 years ago when we bought the house we currently live in. You will be shocked how much more cleaning and gardening you will do. If you don't have anyone to help once, twice a week there is no time for anything xx

It looks beautiful! 😍 In the front sitting room I’d keep the wooden floor, put a large square area rug in the middle and then put two sofas facing each other in front of the fireplace 😍
When you renovate the bathrooms get cupboards with an outlet inside so you charge toothbrushes in there. I got one in my bathroom, gone are the days of charging toothbrushes on the floor!
I would switch the playroom to where you have the tv and dining room right now and put the dining room on the playroom with the big fireplace, so that when you have guests they can come through the adult sitting room to the dining room then to the kitchen and off to the backyard. You guys spend most of your time on the playroom and kitchen anyway, that way the windows with the best views are the ones where you spend most of the time during the day. Love your new house and can’t wait to see more blogs about your renovations and organization in it 💗

For the living room I would make a storage around the fireplace for nice trinkets, candles, plants, photos, log storage etc like you showed on Instagram. I would go dark & cosy for relaxing once the kids in bed with fire and candles on, we love our cosy living room. I would also take the big brick fireplace out the playroom like you said. Very excited to see your transformations. We bought our first house 5 years ago and renovated every room before moving in as cheaply as possible and now we are slowly updating the rooms one by one again. Xx

Great idea with the games room to adapt as your boys get older! We did the same with mine, I loved it as it kept them from spending hours in their bedrooms alone. Was much more sociable, and allowed friends to be over ect.
I absolutely love the house so far. I'm so excited to see the kitchen when it's done. I moved house a few months ago and we're still not done with all the renovations. We moved to a much bigger house then our last one and spent more than 15M on it, I'm so excited to finish it with advice from your videos. stay safe. Xx P.S I love your garden.
Your new house is so beautiful! Truly a dream house! I did have some ideas for you :) 1. In the kids playroom, before you tear down the fireplace you can design it to be a forest/ fairy themed play nook. 2. maybe the downstairs bathroom can be where the washer and dryer go, and you can build a bigger bathroom someplace else. It seems like at the moment there is no space for your washer. 3. I would consider putting the family room in the renovated conservatory, and the kitchen where the family room was. I have no idea what are the costs of such a renovation, though. Anyway, the house is gorgeous as it is, and your going to have a good time there even before changing a single thing.

Really beautiful home . I think the idea of the conservatory turning into the kitchen is a great idea . You will live on that side of the house with the kitchen dining room and tv / settee all with a log burner will be so homely . The large room with huge fireplace I think will definitely benefit a snooker table . I have a house with real fires and they are lovely we light them most days , but you won’t want to light one in the kids room and my boys love their pool table , football table, dart board etc and as they get older it will be a great room for them to have their friends round and you will know what they are up to and where they are x

Great house Emily. The view and the windows are stunning. All that natural light. Garden house could be mini gym with all equipment and mirrors, yoga mats etc.. You are so right about the kitchen move. Oh that solarium is absolutely beautiful, all the windows around. Once you open it up towards family room, it will be so functional and beautiful. Will you be changing the carpets and all the browns? So exciting, cant wait to see all your renos and decor. So sweet of both of you to take the smallest room and give the best to your kids. Amazing house!! Very envious of the huge garden! Excited to follow along with renovations we have so many plans for our house too although it needs more work than yours 🙈 Bay window curtains/blinds - we put a Venetian blind along the centre section just to the bottom of the window then we have floor to ceiling eyelet curtains along the whole length. Bought from Dunelm and fitted ourselves. For our other bay window we plan to have shutters fitted as it's much bigger and on our main family room
I think I'd keep the large fireplace and make that room into a banquet style dining room. I'd also keep the conservatory and make that into the games/play room, especially as it leads nicely into the cosy TV area and garden. It's a lovely house.

O my gosh I can't imagine redoing much of that kitchen! I think maybe in person it looks more rough than on camera! Those glass cabinets are so beautiful.

Great idea with the games room to adapt as your boys get older! We did the same with mine, I loved it as it kept them from spending hours in their bedrooms alone. Was much more sociable, and allowed friends to be over ect.

We moved to a much bigger house then our last one and spent more than 15M on it, I'm so excited to finish it with advice from your videos. stay safe. Xx P.S I love your garden.
Your new house is so beautiful! Truly a dream house! I did have some ideas for you :)
1. In the kids playroom, before you tear down the fireplace you can design it to be a forest/ fairy themed play nook.
2. maybe the downstairs bathroom can be where the washer and dryer go, and you can build a bigger bathroom someplace else. It seems like at the moment there is no space for your washer.
3. I would consider putting the family room in the renovated conservatory, and the kitchen where the family room was. I have no idea what are the costs of such a renovation, though.
Anyway, the house is gorgeous as it is, and your going to have a good time there even before changing a single thing.

Or paint the bricks to blend it in a little without loosing the texture of it. White would be lovely.

Really beautiful home . I think the idea of the conservatory turning into the kitchen is a great idea . You will live on that side of the house with the kitchen dining room and tv / settee all with a log burner will be so homely . The large room with huge fireplace I think will definitely benefit a snooker table . I have a house with real fires and they are lovely we light them most days , but you won’t want to light one in the kids room and my boys love their pool table , football table, dart board etc and as they get older it will be a great room for them to have their friends round and you will know what they are up to and where they are x

I would definitely keep the fireplace, nothing better than snuggling up near a warm fire. We moved 3 years ago this year and I still definitely miss having a fireplace

Amazing house!! Very envious of the huge garden! Excited to follow along with renovations we have so many plans for our house too although it needs more work than yours 🙈
Bay window curtains/blinds - we put a Venetian blind along the centre section just to the bottom of the window then we have floor to ceiling eyelet curtains along the whole length. Bought from Dunelm and fitted ourselves. For our other bay window we plan to have shutters fitted as it's much bigger and on our main family room

I think I'd keep the large fireplace and make that room into a banquet style dining room. I'd also keep the conservatory and make that into the games/play room, especially as it leads nicely into the cosy TV area and garden. It's a lovely house.
