    This is so true and so sad to hear! I am not a Ghanaian, but my husband is and we’ve been looking to move to Ghana for years now and we’re currently building our house in Ghana little by little as most people hussling in the west do. I’ve visited Ghana several times and watch RUclips videos frequently about the real estate market in Ghana and it is clear to me that the properties that are being built there are not meant for the average Ghanaian or even the average “expat”, that would want to move there. They’re all seriously overpriced unless you have access to some serious money and truth be told, I don’t know anyone with that type of money that lives here in the west lol and how much more a middle class Ghanaian on local salaries even if they were earning what’s considered a good wage.

    Housing in Ghana, a developing lower middle income country is ridiculously expensive -- how can an average house in Accra cost the same as in the UK when the capita per person the UK is far more greater than in GHana -- it seems that people who are buying houses in Ghana for example 450,000 USD are either super rich or staling money from somewhere and the average Ghanaian worker even on 5,000 Ghana cedis a month which is a damn good wage in Ghana would be struggling to get a decent mortgage, so we really have to examine our attitude when it comes to building in Ghana --- I personally would explore the building route especially innovative means like container, bricks or even raffa wood because for sustainability and development we cannot keep on building concreate block houses which is not eco friendly and two is getting very expensive with things like cement that was 35 Ghana cedis in 2019 is now about 60 Ghana cedis December 2021 plus iron rods and all of the sanitary ware like toilets, showers, bathroom etc -- if nothing is done no body in Ghana will be able to own a home!!

      I agree with you on many points that you made. I just don't understand why building prices are so high when the infrastructure is sub par. If I'm going to pay such high prices then I might as well stay in the U.S. at least the infrastructure is in place, no open sewers and plastic waste everywhere. Ghana should think about what they are doing, short term thinking is not profitable in the long term.

    People should think outside the box and employ alternative ways of building, most Ghanaians have been priced out of the market, cement block houses are outdated anyway in a hot climate like Ghana which is so expensive to maintain, the energy cost to keep your rooms cool is also exorbitant. People don't buy into the speculative hype, live within your means and pursue your dream.

It's HARD time Africans apply innovative solutions to cope with housing shortages in our beautiful Motherland AFRICA we OWN 65% of the world's ARABLE land which can be used to create world leading ECOFRIENDLY and SUSTAINABLE housing projects by sourcing natural building materials suitable within our Motherland and minimise dependency on importation of goods and services from Western and Asian markets! 👍👍👍

      Esther Avinhenyi 1111, your last paragraph dependency and importation of goods and services are the reason why most African countries are poor. Sixty-three percent of the world arable land and we can't grow our own food. Ghana spends one billion dollars on the importation of rice.

      Sheryl, the options are there but we are not willing to innovate, you go back in our history we did not start with cement and block but with time we implicate to what we have today. More choices are good for the market to offer a different price point that meets the need of more Ghanaians .

    This was very interesting Amoaa.I really enjoyed this episode🤣. I’d prefer to buy an off-plan property with flexible construction specifications. With this the house is built to suit my preferences and I also get to enjoy the advantages of living within a gated community. 😊

      Really the best way! 😊 The hassle of the building process will be removed and you will be in there early enough to make changes to the things that don't work for you.

    The prices they asking for the houses in Ghana is crazy.Some builders see the price of a house in the US, they build same kind of house and put $300,000 on it.The road to the houses are very bad, like someone said, million dollar house,2 dollar road.If you buy a $300,000 house in Ghana,then be prepared to live in it forever,and leave to your children when you're gone.But if you are buying for investment purpose, then kiss your money good bye.it will be a bad investment.

    I think we’re asking the wrong questions here. To me 40 minutes in any direction away from Accra is cheap. Get creative and build yourself a beautiful rammed earth and live happily on the land.

    Interesting topic though, most people don't know building your own house is the cheapest. The lady with older man spoke wisdom.
    The two guys in black and white with dotted coloured shirt don't know what their talking about.
    For the benefit of the topic, building your own house is the best, it will last longer, maintenance level is low, you can design the house the way you want, decide the spaces for yourself.
    The fact that you've had land issues does not warrant the purchase of already built house with low cost material's selling at a higher price.
    In all the one who carried the day was the presenter....being bilingual presenter isn't the purpopular in our system.

    We've all grown up with everyone around us building their own houses, so of course everyone would want to build. Thinking of it, I don't want to lock capital in a building for 10/15 years piecemeal whilst I still rent.
    My parents built about 40yrs ago, they still contend with no drainage and dusty untarred roads in the area all this while.

      Buying in an estate is probably the best , you got to enjoy your house and the environment from day one.

      Almost everyone said they would buy, including the people I asked off-camera. That was very interesting to me. I did speak to a lot more young people though so I am not sure if it's the generation or if people, in general, would rather buy. I think we have all seen the challenges with building and it makes it less attractive. I agree that buying in an estate is easier. The in an estate part is important😂so your neighbour doesn't wake up one morning and decide to rear free-range chickens😭

      @@BuildwithAmoaa Building is cheaper, I can understand the challenges that come with it but it is also rewarding to see your house being built from ground up, it's an achievement , like you mentioned estates are very attractive, they're organized rather than buying somewhere and the next day your neighbour decides to rear animals and disturbs your peace.
