I've been doing some research on buying property in Belize and this is very good information. I'm interested in buying on the mainland and it's my understanding the government decides what the property is worth (and that's how they charge the 5% or 8% fee upon closing) is there a way to look up the value on the property per the governments valuation? It's my understanding the seller can charge whatever they wish for the property and if it's more then the government valuation you pay the percentage (5% or 8%) on the sold price and if the seller sells for less than the government valuation you still pay the percentage (5% or 8%) on the government valuation not the lower sold price. Is this correct and can you give me any insight on this process. Thanks!

Hi, I noticed you did not mention grand Mayan. Any reason for this? I’m debating between grand Mayan and west Caye but the lot in WC is back pretty far. Close to habitat. I am looking to land bank and can’t determine which is the best value.

I have a Lot for sale in the waterfront area, one lot off the main road with road access and is fairly high elevation its also a double sized lot. I have it listed at 75k and have had it listed with 3 different agencies with 0 interest? What am I doing wrong?

Secret beach is a fun place for a swim and enjoy the beach life . How ever with climate change and expected water level increase; not sure it’s a good investment since most of the area being developed was flooded land a few years ago . So buyer beware ! 😢
Why is the west caye subdivision so much more than GB and PW? What is so special about the subdivision? I’ve been approached buying lot 1306 but not sure what’s the big deal considering it is away from the two main roads. 😊
It looks like it’s going no where. Where are the big developers putting down homes for people to purchase instead of these random lots that get developed once in a great while

Probably because it's the only area with trees and just about all hard ground.
