    Thank you for explaining the steps & timeline involved on getting a loan clearly. I saw a property a few days ago, put an offer and got an inspection done (while real estate agent didn't say anything about the offer is accepted or not), but didn't contact the mortgage broker until I called the real estate agent. The agent asked whether I can sign NOW, and the broker said DON'T because the property evaluation is not done and no way to tell how long it takes until I get an approval! It's Saturday tomorrow and the property is open for inspection, so there's a good chance that I lost it... I feel so silly for not contacting the broker before inspection.

      Thanks BackPacker, it's a tricky one and typically you can include a finance clause or cooling off period in the contract so you have time to complete valuations and bank final approvals prior to going unconditional on the contract.

    I've been obsessing the thought of buying my 1st home and constantly making calls. I want to learn more hence why I came to you guys. But I ended up jamming to the music instead, it's skittle over the top and should be played in the background or not at all

    I am looking to buy a home this year, my first. I earn 180k net self employed, the house i want is 420k. I don’t want a huge mortgage or house. It’s in an area i used to rent in that i loved but had to move because the landlord sold the property. This suburb has very long term residence so if i want to move and rent it out i know I’ll do well there. I’ll have 80-100k deposit. I’m wondering if it’s even worth getting a home loan or just waiting 8 more months and just paying it all off in full.
    How does the process work if you buy a home outright?

      Great question, buying a home with cash would mean you'd only need a solicitor to assist with the settlement and transferring the property in your name

    Im right in the middle of the home loan application process as we speak. basically my mortgage broker picked a loan for me based on a few loose questions they asked me about what type of loan i wanted, dont get me wrong the loan seems like a good deal (i think) but i dont really have anything to compare it to, i always assumed that i was going to at least be given a few different options to choose from. Is this normal practice? Also i used Aussie for my broker and surprise surprise guess what lender they chose for me.
