Even though I am a triple Italian / Austrian / US Citizen, I am happy to know that others can also benefit from the 2% sales tax and exemption from annual property taxes if establishing residency within 18 months. This way, not only can I buy property in Italy but my mother can as well (she is not an Italian citizen but does have dual Austrian / US citizenship, so as an EU citizen she has the right to live there as well) and we can get something close to each other for a bit cheaper which is very comforting for both of us.
My criteria for purchasing property includes finding a region / province where some of the best healthcare is accessible since my mother is nearing her 80s and on pain meds for severe back issues and arthritis and I am on maintenance meds for blood pressure and a few other things. She is retired with a US pension, but in my case, I also need an area where the odds of finding work are better (I work in IT as a System Administrator / Infrastructure Engineer working in Data Centers). I would LOVE to hear from anyone if they have any ideas where I should look in this situation? I can't retire yet for another 10 years or so. One area I was looking at was in or near Bolzano but I would love to hear anyone else's thoughts on a good location for good healthcare access and IT work. One of my kids is in University now and the other will be in a few years which is my target date for moving once my youngest finishes high school in the US and hopefully can find work as well after graduating from University, but I know that the youth in Italy have a harder time in this regard.
Rafael you have such a wonderful voice . It is so resonant it is almost hypnotic. Your broadcasts are full of very useful information for those of us who are beginning the process of property purchase in Italy Many thanks for your great shows. Please keep them coming! May I ask for a show on how to apply for residency status , where to get the application and which documents are needed to apply. Can you apply for residency before you know where you are buying or must you buy your property and then apply for residency? What is the usual wait time? ect. Also what are the costs of used cars in Italy ? Is there a used car site to view Prices of cars?
Can you explain how taxes work and how to navigate them if you're a dual Italian and American citizen who is about to inherit property in America? Some people have told me that as a Roman resident who currently doesn't own a home when my father passes (he's in Hospice right now) and I inherit his house, I will have to pay taxes on it even though it will be my first home ownership ever and its not even in Italy simply because I am a resident here in Rome. Yet, if the house were in say, Verona, it would be considered prima casa even if I am not living there.
I am a dual citizen of the USA and Italy. I purchased my house in 2017 and pay two taxes every year. One is the Garbage Tax and the other is the House Tax. Should I not be paying the House Tax based on this video?
Someone on this site said Canadians are banned from buying property in Italy. Is this true as I am Canadian but born in England so I have a British birth certificate and Canadian citizenship.
@@obfuscateidentity2329 what do you mean why? its been like that since January 2023 don't you follow the news? Last year, Canada implemented the prohibition on the purchase of residential property by non-Canadians act, which meant that--by the Italian law of reciprocity--Canadians would similarly be excluded from buying property in Italy. This will last until at least 2027.

I have received recognition and passport. Any advice on moving finances to Italy from the states?
Who determines if a commune qualifies for the 7% tax rate. Is there a specific population statistics site that is used?
Does the same apply if you decide to rent
Is there a penalty ( as well as having to pay the extra 7% due,) if you buy a home in Italy with 2% tax but do not obtain residency within 18 months?
My Italian residency expires every 6 months

It is based on reciprocity. If Canada allows Italians to buy Canadian property, then Canadians can buy Italian property, too.
@@PaulFromCHGO It's not just Italy affected by this law, it's basically all EU Countries that are affected by the temporary ban.
How much time do you need to be established as a resident? Does it need to be for one full year?
if you spend over 183 days within a 12-month period in Italy
Is pre 83 considered direct decent

@annony1annony191 I am not Canadian so I could give a fffk. Shame on Canada for passing such a law.
