It's equally important that we're smart about who we give construction contracts to. The main reason rent has skyrocketed over the years is because we've sold most of the land to for-profit real estate developers, instead of building co-ops and public housing.

Rent control and rent freeze are bad for renters long term. It forces some landlords to sell, reducing the supply of rental units and in the long run causes overall rent increase due to decreased supply. Government intervention often leads to poor result, it’s best to let the free market do its job.

Rent controls are ridiculously tough in most of Canada - Ontairo is the worst with BC close behind. it;s the main reason we have a shortage of rental housing and sky high rents. Yes, rent controls and the long list of anti-landlord regulations actually cause HIGHER rent than in an uncontrolled rental market. You scare away the little guy landlords and you end up with only the hard-ass deep pocket ones who know how to play the market for the most profit and the worst housing. Meanwhile in Alberta with minimal rental laws and instead a free market system, they have much lower rents and more housing available.
