Beautiful building with a large lobby . I love this apartment, the entrance hall is wonderful, The lager room is perfect for the kitchen and living room. The balcony doors add are classic Italian charm. I would leave the main bedroom alone. Make a large walk-in closet and just move in. Great job David
Put the kitchen in living area. Keep the apt as a one bedroom. Love the entry way and the building is amazing! The floors are exceptional! Put a sofa bed in Living room or a Murphy bed unit in entry way and use the living room entrance when guests are there. So many possibilities, but I wouldn’t worry about making guests too comfortable…they will overstay their welcome 😂
I would keep the elegant entry hall and put an Italian settee in it. The livingroom should also be elegant with a closet kitchen that could be closed over by a lovely wood armoire. You couldn't do a lot of real cooking, but a small frige, cook top, and sink would do.The wardrobe idea for the bedroom is great.
Are there any extra steps that need to be taken to change this from commercial to residential? Are there zoning requirements that need to be considered?
Beautiful building, love those floors😍, I think i would have a beautiful kitchen in the entrance hall and a large lounge area with a fold down couch for quests, make the small bathroom a wet bath keeping the main bedroom the same with the large wardrobe/closet.
I think I would close off the smaller entrance door and use the bigger doors for the entrance into a lounge and dining room and turn the entryway into a kitchen and use the area across from the WC as a pantry and storage area
I would leave the entry way and put a Murphy bed in it. That way you have a spaces for guests. I would put the kitchen in the large room and have dining and living room in there as well. As you said, I would make that exam room the walk in closet leading to the bathroom. If possible, make that half bath a wet room. Oh, and I’d put the washer in that closet where the mini fridge is.
Another idea is to use the living room entry door for the main entrance and make the space next to the WC a shower. A Murphy bed in entry way for guests and they would have their own full bath. Although the entry room is really special as is… so a wet room as you suggest would be better perhaps. Wow, so many possibilities with this beautiful place!

What a fabulous apartment! I'd put the kitchen, dining, and lounge in the large room, create a small sitting area in the grand entrance, and keep this as a one bedroom. The floors and architectural features in this apartment are stunning. It would cost very little to make this a proper apartment. You are absolutely right about guests visiting. If you are buying something for yourselves, buy something comfortable for yourselves. Guests can always book an AirBNB or VRBO.
Walk into waiting room and make that the kitchen. Turn right into great master with walk in closet and on suite. Turn left into living room with Murphy bed. Keep 1/2 bath
Yes, stunning in a number of ways! Would not get rid of the half bath, as you know, us Americans have a phobia concerning too few toilets. I am like you, would want to preserve that stunning (see what I did there?) entrance (you can always put a cot or two out there for guest overflow), and put a small kitchen/family room (with a cabinet bed for guests) in that room to the left, and keep the spaces to the right for the master suite/closet. One thing missing (although I loved the balconies) was no view (from the terrace, can't think of what you call them) but a nice place, all in all. Keep up the good work, you make my day!
I couldn’t cover up that gorgeous tile with kitchen cabinets. I would combine the bigger room into kitchen/lounge, with maybe that outer area as a sitting nook. I did like the idea for 2 bedrooms, but if you did a combo kitchen/living in that big room you could have a small breakfast table in that middle space as well, in front of that window/balcony. One thing you didn’t address was that other doorway that connects to that other apartment. Did that used to be one big space?
The second doorway connects to a smaller common corridor that is shared by the two Apts. At one time, maybe century or more ago, the whole building would have been owned by a noble or rich family. All the rooms around the central courtyard would have had an entrance plus doors into each of the adjacent rooms. For an idea how the original would have looked like, go back in videos to a Palazzo in Palombaro for €250k I think. It was still owned by one family so hadn't been split up into apartments and had a grander staircase compared to this one.
beautiful property. Definitely one bedroom for me otherwise too chopped up. I would make the ensuite bathroom bigger. and have a big kitchen living area. The entry could be a formal entrance/living area.
My initial inclination would be to put a galley kitchen in the current waiting room, using that door as my everyday entrance, and to use the large room exclusively as a living room/library, with its double entry doors as the entry for guests. I'd investigate installing a bathtub by either slightly enlarging the ensuite bathroom or (as a less preferred option) putting a bath at the far end of what you suggested as a dressing room, and hooking into the water pipes and drains of the existing shower on the other side of the wall. Although that would slightly diminish the 'walk in closet' space, there is still plenty of room for cupboards and dressers which would remove the need for a large freestanding wardrobe in the bedroom proper. Other than having to sort out a kitchen pretty promptly, it would probably be prudent to live there for a little while and see how the remaining space actually felt best used. Having toured the other unit previously, although from my recollection it had some lovely features, I prefer the more conventional possibilities of this space. I particularly like having a powder room available for visitors. If I could deduct a few years from my age, and add a bit more mobility to my health, I would be sorely tempted by this property which for a non-driver seems well placed in a well amenitied town. Thank you as always for an interesting and enjoyable viewing.
@bixchick007 - It still looks shabby and dirty, hopefully the building owner would invest some of the money from the apartment sales to rebab the communal spaces and that dreary exterior.
It's a very nice place however, the price is a bit too high. I mean, there is nothing that needs to be done, which is a fantastic point. I would do just about anything to get back to Italy. To me, it is heaven on earth. To purchase this property, I would have to finance. I'm retired and want to keep my expenses as low as possible. Thanks for the video. You did a really good job on this one.
Is anyone else wondering if the two apartments could be combined? Remove the storage from the office of apartment #2 and put an entrance into the kitchen of apartment #1.
Don't think it would be an issue, just have to buy both. This whole second floor around the courtyard would have been part of a Palazzo at one time, likely for one family or multigenerational. Ground floor would have been for the horses , wagons, maybe some chickens and rabbits, and one ofvthe rooms would have been a cantina for the wine and other preserves.
Love your hands popping in to point out things/thoughts. And no, you shouldn't do measurements with your feet, unless you're wearing your flip flops. Great apartment, would be great if can be purchased with the next one to make the layout less odd (both bathrooms with no windows)
Dave, could you buy both apartments and combine them? Use the Doctors office rooms as the living, dining and kitchen, and use the art gallery rooms as bedrooms.
Very cool! When did I become so fascinated by flooring?! And I too think too much about guests. It'll always be an open invite but will anyone take up the offer? I used the address of the store at the start of the video and apparently I'm staying right around the corner from the property this month before I show up for the home tour! Do I walk from the train station or are there taxis?
Depending on the time you arrive, there are little hopper buses that go up to town from the station. You buy the ticket in the station cafe. If your arrival doesn't coincide with a bus, you can walk-it's about 20-30 mins or so uphill.
Why not close the entrance you used, just go in to the main room and make it as a kitchen/living space area. The room you went in first, could function as a bedroom, if you evolve the piping and install a shower at the opposite of the current guest-bath? So the now-entrance would become a full en-suite bedroom and with a creation of the small hallway to the bedroom, you would gain two bedrooms without destroying much of the current design, but just transform the current entrance with a room divider into a bedroom with a narrow corridor to the living room and second bedroom.
@@wernerdanler2742 do you know the per sqm price for an apartment in Sulmona of this standard? Also consider that it includes all fees and taxes not just the actual property.
Absolutely! That church is depressingly filthy, I would never want to sit out on the balcony with that "view". The balconies would be perfect for flower boxes though. The building the apartments are in desperately needs a good clean too, that "grand entry" is embarrassingly shabby.
these two apartments were originally one large apartment. they were subsequently divided into two smaller commercial spaces and thus the original apartment lost its meaningful structure...both one and the other apartment are now mutilated...you lost your privacy because your neighbor walks past your living room...in addition, you have to request the conversion of the space from commercial to apartment...

Looks like city soot to me, caused by years of air pollution from traffic and chimneys. That church would be stunning with a good power wash - as would the apartment building. As it is, they are just sad and neglected looking.
@@AhomeinItaly I’ve seen many images of buildings throughout Europe that are as old or older and have rarely if ever seen them looking like the ones in the video. Love my Saturday morning with you 💕 I really love the floors and they seem in good shape. I'd enlarge the small bath all the way through. I'd make the large closet a huge bath.
A "simple" power wash is good on sidewalks and other concrete walls, etc. On softer stone and carvings, it can be a disaster and has to be handled by professionals with proper cleaning agents and adjustable pressure equipment, hence a bit more expensive than you might think. Just think archivists spent over a year painstakingly and carefully cleaning a few centuries of candle smoke off the fresco of the Redemption on the end wall of the Sistine Chapel!!
