    Everyone becomes millionare with him. Get into debt trap and when inflation strikes again all millionares do Uber. People like these create investors who solely rely upon rental income and have no skill of their own. Ultimately, leads to loss of potential manpower and skills in the economy. Next time when your plumber charges you 500 cad for just checking few leakages dont blame the economy.😅

    Hi phaji. Just want to add to ur knowledge an nri can open a FCNR deposit(FD) in US dollars in indian bank and will also get the interest in us dollars too. So absolutely no risk of currency depreciation.

    All the calculations are good. But the real question is, Who and where will we get that $100,000 loan? On what grounds those are available? Hypothetically, let’s assume somehow I got that Loan of $100K and I want to invest that in real estate which bank will give me another $400K on that loan? 🤔 These are the secrets nobody shares sadly.

    Hi Nav. Can you please make a video of buying real estate in USA as a Canadian resident? I see that you had previously made a video but can you make a more detailed video on step by step guide,? Also in the comments you mentioned double taxation. If you could go through the tax complications as well would be great.

      It’s so complicated, that 1 YT video can mislead people into making mistakes. I am planning to do a course for my client circle this year… maybe i will put some snippets of it on YT.

    Nobody’s paying that much rent in Calgary. If they are capable of paying that much ($3k-4k plus per month), they would probably buy one.
    Also, take care of your health Nav , your under eyes have turned black, one of your eyebrows is gone , so much white hair in 30s. What will you do with these millions ?
    Don’t think about 30 years down the line , think about 30 days first.

    $3,000 rent ? Who pay this much rent in calgary or Windsor ? You are adding a property value from of calgary and from Windsor and rent estimates is what one get in Toronto . In downtown my friend pays $3,200 for a 2 bed plus den for a condo on a high rise building. $3,000 rent is difficult to get outside core GTA .

      Rents are high in KWC area as well even london and windsor not to the extent of 3K but way higher as compared the price diff just my 2 cents.
      3 bed london 2600-2800
      Kwc - 3 bed - 2900-3200
      Windsor - might be wrong - 3 bed - 2200-2400
      Calgary no idea

      @@chiragpatel6852but can you get a freehold townhouse for $500k in KWC ? I live in Hamilton and the avg rent for 3 bedroom freehold townhouse is round $2,700 - $2,800 but the value of those townhomes are $700k on avg here. So a $500k property fetching $3000 rent seems quite impossible .

      Rent is from 2 units, up and down. Definitely could add upto 4k depending on location.

    Informative and gives a good baseline to make investments decisions. Helpful to anyone who doesn't come from an investment background. Icing on the cake is if you have a business and invest this way, you can create a lot of wealth which is what a lot of people did from 2008-2022.

    All seems possibly accurate and making sense, but the only thing i see problematic is that 3% vacancy rate. coz it could be more than that in many cases. I am working in a RE Brokerage as an Office Secretory so i know that how many properties take couple of months to leased out and couple of them are still be available on market even after 90-120 days and agent has to terminate that and re-list it. Also recently i was looking to rent out near Mississauga, Brampton, Etobicoke and i experienced strong supply side compare to demand side. Though it may because of the particular time or the cycle of the market but still i believe that it can be true for future as There are couple of other supporting reasons also i see that immigration will get cutdown drastically in next 20-30 years compare to past 20-30 years. However, i believe that still we are in a huge housing shortage compare to population.

    Purachas price and rent doesn’t match up . Who makes this much money that will pay this rent in cities like calgary , KWC and windsor . If some one is willing to pay a rent of $4,000 he or she expects premium upgraded property . People are paying rent of round $4,400 on lake Ontario properties in Hamilton . I am
    Looking at properties where you can fetch rent of round $4,000 . Those property value round million or more.

    Based on current market, you won't get property for $450K in at good location. If you prioritize location, then the cost is way up

      It’s possible, just depends on how much money you have and the amount of risk you want to take.

    The effect of compounding for debt vs investment makes sense. But the statement about “loaning at 8% and investing at 4% makes a profit” is incorrect. You have completely forgotten the opportunity cost of the 725 dollars a month, which roughly amounts to 500k over a period of 30 years at 4% compounded annually. What makes most financial sense is to ditch taking the loan but invest the monthly payment (had you taken the loan) in any instrument that gives 4% returns.
    That being said, in your spreadsheet you are leveraging the rental income (effectively someone else’s money) towards the investment, that totally changes the equation.

      Which is exactly why realestate makes sense. Because that $725 is paid by the tenant then :) + cashflow.
      I did the maths comparing what you said in the later part of the video.

      Depends on where in US you are buying.
      Buying in US as a Canadian isn’t as straightforward. The biggest of all being double taxation. I would recommend you talk to an accountant first.

      I don’t see any historic evidence of that. It’s depreciated every 3 year interval for the last 70 years.
