I already expressed my opinion about Bucerias. Overdeveloped. Beautiful though!!!! Traffic is horrible... I can see people are sellibg and taking profits. Water issues is well. Everything has its price. I dont see an opportunity amymore Thank you, Elena.
I bought at Cuatro Estaciones, a property you had featured a few years ago. Feeling grateful for buying when I did, because prices have skyrocketed. Also noticing a lot of water issues, lack of, low flow etc.. likely due to the influx of new buildings all over the Banderas Bay 2024 is my first rental season, and it’s fully booked! 🎉. Just had a cancellation for 2 weeks this February, but it’s there than that, full until April 27, 2024!

Time for Americans to tap out until prices go down. People be patient and just wait. The economy has been destroyed and it’s best to rent when you visit and save your money to purchase at another time.
I could not agree with this statement. Waiting is never a winning strategy, especially in an inflationary environment. I’m not saying you need to buy real estate, but I am saying investing in hard assets in growing economies is a better strategy than waiting. But I appreciate your comment, it’s important to discuss these things in an open forum 👍
I think about renting too but Bucerias is expensive to rent in too. Say you rent a place for $1500 a month (USD) for two years. That comes to $36,000 less you have in two years to put towards buying place. If the prices stay the same or go up in 2 years you lose $36,000. You may you get a cheaper place to rent, so you only lose $28,000, still seems like big loss to me.
@@Chris-lw2lz very good point, which is why I like to find awesome deals and use them as rental investment. Cash flow allows you the flexibility to wait to buy your dream place.
Sadly, if you wait, the prices will be so high we won't be able to afford loving in Mexico anymore. Mexico is prim real estate due to the lower cost of living. However, at this rate, it'll all be priced out of our budget when I get to retire in 3 yrs😢
prices in PV and even in Bucerias now are starting to get so high that good ROI is impossible. What's the likelihood of just leasing a place out to do airbnb?
@@ElenaNevza Well, I've been looking for 3 years now and I had to give up, when properties cost 350k minimum for a 1 bed, or 600k plus for larger muli room units, there's just no good money here. Respect for all the people doing it just have a little extra cash on the side, but if you want real investment potential it has to pan out mathematically, and you have to consider maintenance fees, electricity costs, property tax, it just doesn't make sense with properties being this costly. That's why I asked about the possibility of longterm leases and then renting those out on a daily or weekly rate. I mean look, even in Medellin where properties are going for 1/2 of what they do in PV with only slightly less occupancy, people are already starting to lease down there, because once it starts passing 200k for a 1 bed, and 400k or more for 2 bed or more units, financially it just wasn't panning out. as an investor you want 7% returns annually at a minimum and I'm just not seeing that potential anymore.

There is a property on Los Picos in North Bucerias at the Promenade Condos that we’ve been interested in for a while, but have been apprehensive about buying in the Northern area. It is a small complex with six condos, and now I see that 2 out of six condos are for sale. What is your take on that and it seems like you really enjoy that northern area. We bought a pre construction condo 2 yrs ago. Today we couldn't afford the unit we bought, its gone up over 60% in price in those 2 yrs.

It’s getting very pricey here but there are still awesome deals to be had! Arbitrage is a great idea 👍
