@@galahad6001 the sample size of data for Killcare is too small and inconsistent unfortunately to mention it here. Great spot though and some great examples of long term capital growth!! I’ve seen some places do 10% for 30+ years in the suburb Thanks for tuning in!!
That's a great question - there's definitely some pockets between the hospital precinct and station that are great. The issue is that they are generally more expensive and tightly held. For the same money you're picking up in my view better quality stock in other suburbs. I guess if you were a medical professional and needed somewhere to live closeby its a decent purchase though! For the price point you're in at - its still not too bad! Far better than those who have bought regionally. If you're in the pocket with no public housing towards Lake Haven it will perform comparative as well!! Thanks for tuning in!!
I wonder how the worlds ageing population and declining birth rate will affect your projection of a growth corridor between Sydney and Newcastle. Seems unlikely we will be able to sustain the same level of immigration moving forward given world wide trends. Currently lots of young south americans and people from asia coming in. Since none of those countries are having kids, it seems the high quality immigrants will be spoiled for choice in future and it might not be politically viable to import less educated immigrants. Also, the boomers will start dwindling in numbers which will leave us younger generations to fill in all the gaps. It also seems there is a massive preference for moving much closer inwards (rather than outwards). Just my thinking on the subject but I am a bit of a pessimist!
That's a great point made. The interesting thing about Australia's population projections though is that even on the low series analysis we've got millions upon millions of population growth ahead almost entirely from net overseas migration. I'd love to say that this migration is spread out amongst the country, but its just not the truth, they go into our major capitals, particularly Sydney & Melbourne, and its very evident in the high rise buildings everywhere in the suburbs and along the train lines!
