    I've been running my own business for 20 years thinking it (real productivity) would be the best investment. Turns out I shouldn't have bothered and would have been better off with a job at Macdonalds and 5 mortgages. Work is taxed so highly and inflation eats our savings and business profits. So perhaps the system is fair in that nobody forced me to run a business, but I think we can agree its a poor design if sitting on realeaste is rewarded more than any other activity.

      Definitely I agree with you to a level that it is incentivised more than anything else in Australia especially, that being real estate. I think the key thing here is purely hard asset do very well. In most western countries though, real estate has done well, Australia's on steriods though over the past 50 years. Unfortunately, we don't have many incentives to create huge businesses like over there in the US! So I definitely feel you, I've got families and friends who have done the same for decades! I guess though you live and you learn but its never too late to have a crack at the real estate game!! Thanks for tuning in!!

      I'm not a massive fan of 'fast capital growth' but I'm more so a person who looks for long term capital growth and consistent wealth building. Fast capital growth often only means short term with no consistency. In terms of your price point, your best options are definitely in Melbourne's west and inner Geelong. Especially if you're happy to get your hands a little dirty - some great opportunities! Doing this you can have immediate equity uplift in a long term great capital growth market!       @@hannahlea5026 hey Hannah, That depends. In terms of easiest to lease out, I’d say the family suburbs definitely as tenants tend to stay a long time. But in terms of yield you need to be a little careful. You don’t want to be too far out of town, so I’d say the council regions of Maribyrnong, some suburbs of Hobsons Bay, Banyule and Yarra LGAs!       Hey mate, for the same price you're getting much better options elsewhere especially if you're investing. Better options in both Melbourne, Newcastle & Geelong. If its a home to live in I guess thats different. It will do okay over the next few years, maybe between 1-10% growth per year. Better options elsewhere! Thanks for tuning in!

    Listings have increased in Perth to a 3 year high. October had picked up to ~5500 listings, the highest since March 2021. Im wondering if this is just a 'spring selling season' thing or not. It will be interesting to see the trajectory in the new year

The markers that hot though, that it’s hard to see how it does less than 10% overall next year as it’s still going up fairly significantly in almost all data! This is on top of the 8000 jobs lost since last year in WA mining due to the nickel price and iron ore price drop. Eventually all these job losses in mining will trickle to the Perth property market.

      Thanks mate! That's great that you own something there! There's a lot of questions you need to answer in that: - Is it a house or unit? - Owner occupied or an investment? - What's your long term time horizon? In my view a lot depends on your life situation. If it was an owner occupied house, and made a tonne of money, you simply wanted to invest and didn't have committments, then you'd have amazing opportunities elsewhere, especially in Melbourne presently. But a lot of that comes down to your whole situation and attitudes, I'm definitely a long term capital investor because it will always work cycle after cycle! I definitely think Adelaide is so overpriced right now its not even funny in my opinon, so cashing your cheques, whether that be in terms of equity or cash would make sense. Thanks for tuning in!

      @@jamesdese4090 the economy is still struggling a fair way due to some very poor governance unfortunately! But it's easily the best long term investment location presently in the country. Melbourne's dwelling price is supposed to average 1.8x Adelaide's, yet Adelaide's is significantly more expensive than Melbourne. It has nearly as well of a diversified economy as Sydney, once it picks up you'll have a few years of growth ahead!

      @@zabedahbaharuddin8707 thanks! Darwin & Cairns do not have a diversified enough economy or consistent enough growth for me to consider. Darwin is very much so in its stabilisation phase, but Cairns is well into its growth phase with some way to go. It’s still not an area I would consider long term however. Frankston is an interesting prospect, it’s definitely in a very good time of the cycle to buy. In terms of investing there are some good opportunities in Frankston especially for those with a sub 650k budget, but you need to know exactly what pockets to buy in. It’s known for having its issues with youth crime and drugs in some locations. If you had a budget of let’s say $550k+ though I would consider Geelong - lots of good opportunities there.       Hey mate! Avoid at all costs. So this is the thing: I know over the short term 1-2 years, they will do very well, however long term they average between 3-5% growth, hence they will revert to their long term averages and do nothing as they've always done for long periods. Believe it or not Footscray and Townsville were the same price in the 90s. Footscray now is 950k, Townsville 400k. Follow the right long term fundamentals and you'll do well! Have a look at a lot of my videos on this topic, nearly everyone gets it wrong! Thanks for tuning in!

      Thanks for your comment. I appreciate the areas you're looking at! Unfortunately all of these areas do not allign with our investment philosophy. The reason being is due to large land supply, large sales supply, very high LVRs and a dominant low socioeconomic demographic that live here as well as no nearby suburbs that they can gentrify due to the spillover effect! Is there any area with a higher income demographic that you're interested in? Thanks for tuning in!

      Ocean Reef has done incredibly over the past few years! Its still hot enough I think though that even with a cooling off market, its hard to see it doing anything less than 10% over the next 12 months, I had a client who purchased in early 2022 for 700k there, no idea what its worth now.       That's a great question - there's definitely some pockets between the hospital precinct and station that are great. The issue is that they are generally more expensive and tightly held. For the same money you're picking up in my view better quality stock in other suburbs. I guess if you were a medical professional and needed somewhere to live closeby its a decent purchase though!       That's definitely true, the other thing also is that not all land is made equal. It's not the same as the stock market where a share is a share for anyone who buys it. Real Estate isn't an even game, the way a property is presented can greatly affect the value, sometimes a great property is presented poorly and therefore can be struck at a bargain, its not exactly the same with our financial markets!       Hey mate, Berkeley Vale isn't too bad, you've just got to be careful with certain pockets. Some are a little dodgy and others are prone to flooding in the lower parts of Tumbi Umbi Creek.     The good pockets of the northern suburbs provide an advantage for commuters to Melbourne as well, but crime and lack of access to good schools/services is a definite drag, won't attract the best tenants. I've always felt Belmont had really good liveability for the prices you can get there, and Hamlyn Heights might be poised to make the move from mid-tier to a more exclusive suburb as the years go by. But as you say returns in Geelong might be muted the next few years, market really went crazy and now WFH is fizzling and the state government is creating less employment overall as they grapple with the debt. I left earlier this year for more space and cheaper prices, Geelong has made the transition from 'big town' to 'small city' since I left high school a decade ago!

      Definitely there are pockets in the north that need to be avoided no doubt! But then there's others that you'd think would be Belmont/Herne Hill! Belmont & Hamlyn Heights are decent suburbs, some of the tree-lined streets are beautiful too. Yeah its definitely moving along. What I like to say to many is Geelong is Newcastle (NSW) 10 years ago!     Rather than call not your idea shit, say that it's for people with a different strategy. Cash flow without appreciation isn't shit, it's a different style and based on different opportunities available at that point in time. If property prices don't go up now, then yeah, cash flow is better than no cash flow. If the property you buy today cash flows well enough to pay off your entire debt in 10 years, would you call that shit? Or would you call it different.       That's actually quite a good question. I think a lot of what you've mentioned there relates to someones wealth strategy and risk profile - their appetite to take risk on and manage it. Having to pull out of $$ of your own pocket is not for everyone and I accept that for sure. The key issue that I have with high cash flow properties is that almost always, they have very poor growth. Sure capital growth isn't guaranteed ever, but you can only realistically make a quantified judgement in that we have hundreds of years and a dollar that is fiat and continually inflated since it went off the gold standard. On top of that, you have basically the entire backbone of the country in terms of people and government that need real estate values to continue climbing, so what I'd say is you're up against a machine more so than statistical variables - thats why incomes and house prices havent correlated since the 1970s. To answer your question however, sure paying off your debt is great and all, however I see property as a buy and hold for minimum for 20+ years. 2% difference in Capital growth for $1M home is literally more than $1M difference in asset price in that time period, and worse - yield is a percentage of asset value hence you want the value to go up. Unless you had a substantial asset, net cash flow would not net as much as solid capital growth in terms of net equity/sale appreciation vs net cash flow. I think the key part of buying is ensuring you're buying not after or within an absolute bull run of a cycle in a market, but in a stabilisation or very early growth phase. Then, over your proceeding 10 years post purchase it is extremely likely that capital growth will occur. So to answer the question in full - no it wouldn't be a bad buy if it suited your wealth strategy. You can do it with this strategy that I adopt, but it's only really for those with a substantial budget ($2-3M+). Importantly for everyone though, I'd say do what you're comfortable with and is within your means! Thanks for tuning in and definitely a good question to ask!

    The last three quarterly reads have been 0.4% to 0.6% which puts RBNZ right on target. They did bottle it but not badly. In Australia they never raised interest rates much so they don't have headroom to trim as much as NZ.

    Currently in GC checking out for potential. I really like Coolangatta if I was to live in the place myself. Having the airport so close with multiple cheap flights to Sydney every day and almost within walking distance would be a huge plus. The direction of the flight routes also mean much of palm beach / tugan get all the noise where coolangatta is much quieter. It's the quintessential Australian beach village and by far my favorite spot up there. Also stage 4 tram line will join coolangatta with burleigh heads and the rest of the GC.

      You're right on the money with the flight paths, not many people know that at all. Tweed and Coolangatta are basically completely unaffected by flight paths!!
