    The wisest thought that is in everyone's minds today is to invest in different income flows that do not depend on the government, especially with the current economic crisis around the world. This is still a good time to invest in gold, silver and digital currencies (BTC, ETH.... Stock)

    New immigrants are getting fooled by the idea of leaving their 9-5 job and being rich by just buying new properties with debt. This is a good video. People should understand that real estate investing is not just buying properties and no net cash flow.

    Few days back I happened to listen to a top realtor interview wherein he insists on focusing on being a realtor and not getting attracted towards investing in the properties we are showing as this will force us to get addicted to this adapting leverage. Real estate market is not predictable always. This is what happened to Dave Ramsey. For a starter atleast for first few years safe route would be ideal

    They are both correct...pay off or pay cash for your primary residence(homestead).........finance your rental properties, that way you have SECURITY something to fall back on.

    All The Parasnath, Amrapali, Jaypee Infra, Omaxe and many more all in business of real estate gone bust and in pathatic state.. Do research 5 years back India, 10 years back Japan, 7 years back UAE, 2008 USA, 2023 UK and Germany, 2022 China....never try to time the market and bubbles.

    Navjotbhai, i saw your video on insta about getting term insurance if someone owns a house (mortgage ofc). Do they need to purchase the term insurance separately or one can also get it from the bank where one got the mortgage from?

      But it’s mostly going to be 50% realestate / mortgages and 50% education

    You didn’t go through Dave Ramsey complete investing and house philosophy… Dave’s plan is to pay 20% down on a 15 year loan and trying paying it sooner. Then with no more mortgage the cash will enable one to buy properties in cash or with a lot of down payment. What u forget is that any debt is a risk, which people easily miscalculate… many tried what u said during the housing crash and lost everything… all it will take is a major recession and tenant occupancy fallout to crash the model … cash is always king and debt is always dumb.

    Hey Nav, minor correction, TFSA limit for 2024 is $7000. You cant put $1000/month in TFSA.

    After bankruptcy no one would have given money to Dave for his real estate which is why he is into cash

    Why at retirement you want $ 3-4 per month. If you have mortgage or schooling, you just need $1500 per month and $500 per month as other expense.

    End of this video is over simplifying earning $100K a month, $1.2m a year in net profit.. it’s not that easy to have $1.2m net income per year.. even with a business it would need to be a $10m business to that!! This guy is just selling false narrative at the end of the
