    “Mashing buttons” , “An 8 year old, or an 80 year old!” 😂 Loved that 🙈 I love the honest parts about the Airbnb PM experience- people can be so interesting!
    Great advice about the locks and lock boxes- and the garage door opener system - helpful!!

    I actually attended Power Trip and there were many people there from all over the world. Different countries have different style homes, locks, rental styles and travelers battle jet lag. If anyone hosts that festival just please remember many foreigners attend this one.

    Thankyou for your videos! I do enjoy hearing your perspective.
    After listening to this video though I am not understanding the *nightmare* part of these festival guests. It sounds like the biggest challenge you had was a new property that was not adequately sorted out yet. It being very far away made it more inconvenient to handle quickly too. It was interesting to hear about the mini-split situation since I was just in a conversation with another host about if those are a good idea for STR. Please keep us updated on how those work out.
    We are located very near our rentals and also in a very hot climate. Living here we are fine with our AC at 77d all day (for sleeping at 72d) but guests consistently want the temp 72d or lower at all times! They indicate that anything higher is unbearable for them so we try to have the temp at 74d for their arrival or they will put it to 68d. We have ceiling fans in all rooms and find them especially important for be over all the beds. We also keep a few floor fans in closets in the rental houses.

    Relatable! My first AirBnB guests came 2hrs early and then slept in past the 10am Check-Out Time and didn’t end up leaving until 5pm. Lesson I learned… if the guests ask if they can extend for a few extra days, don’t reveal how many days the place is available after their stay. Just have them request an extension first and then you can allow or deny. Thankfully that was the only major issue.

    Hello ! Great video. I like a venting session too! Question please….when guest check out late, do you send the request for late check out right away? I wait until the guest leaves their review first which takes days sometimes. Do your guest still leave good reviews?

    I had an ac issue which landed me a 4* review on my first Airbnb and my first review. It’s even more demoralizing when it is your first/new property as you need 5 more good reviews at once to make up for a 4* and I am slow to book as a new property.

    OMGosh, just had something similar happen. We had a stayer, a young man in tech, who got frustrated with the door and broke in. We were on the phone with him, via camera, to help. Some people are not going to get it.

    My house policy: Early Check-Ins and Late Check-Outs are not to exceed 1 hour on a complimentary basis. Anything more is billed on an hourly pro-rated basis up to a total of 4. After that, an entire night is billed. Note: Most requests are for Late Check-Outs due to Guests booking red-eye flights.

    While it's good to be accomodating, there's a fine line that some guests cross into being abusive. It's never a good idea to reward bad behavior.
    If you give some people and inch, they'll take 10,000 miles.
    It maybe time to add those baddies to a "blacklist". You *DO NOT* need these people to return - ever!
    In any case, I hope you gave them all terrible reviews as a warning to others. :-)
    (Also, for those collecting emails for marketing, make sure *NOT* to keep these types of guests on your email list!)
