Todd is 100% correct it is the market that sets the price but one of the factors of that market pricing is controlled by people continuing to cluelessly pay the ever increasing prices here in Angeles. As long as people who have never been here before or even those who have but compare prices to where they are from continue to pay these high prices the prices will continue to increase. Comparing any house here to the US or western countries is ridiculous as the infrastructure is 2 decades behind. With Thailand visas getting easier I foresee a bubble burst in this area for housing but that is just my opinion. As long as South Koreans continue to buy up properties and businesses the housing will stay high and increase but if for some reason they were ever to leave, it will all come tumbling down. Just my 2 cents which is probably worth about a half cent LOL

This is huge house for a sizeable family. I think it’s priced right for the right family. Obviously not in the budget for most retired, budgeted expats. But I appreciate the diverse options that you bring to your channel.
It is really about the partner you have. My wife's family is welcome in our house anytime they want to come, most of the time, we want them to stay longer. But they really are not here much, they don't see our house as a way to get free stuff. Very different when you're part of a Traditional Philippines Family vs one that see you as a ATM.
Todd is comparing apples to oranges. Angeles should not be compared to California, which is the 5th largest economy in the world. Angeles should be compared to the southern states, which is way more expensive than southern states. For me, $2000 is ridiculous. I would rather purchase a home for that price, and it wouldn't be through Todd.

Pulu Amsic is a very nice subdivision with everything going for it as Todd says. Once again you cannot compare the prices here to the west or in the USA. The prices in Angeles and the surrounding areas will increase even more for both purchases and rentals with the development of the airport and also the soon to arrive train from Manila. There seems to be more companies moving to the area as it is not all about walking street, as you can see from Envy closing, and this is why the mayor is trying to make walking street into the cafe street which he said in a previous vlog for more of a family vibe.
all i know to compare to is the States, and most people as you see here need to compare to some place to justify why they would not pay that much.. someone will pay that price and will enjoy what they have where they have it 👍 it is a very nice house and Angeles City has a lot more going for it than other Philippines cities, there again people will compare and justify why they find their city a better place as well they should

I try to compare prices of most things with the USA and I shake my head at things including cars but it comes down to, if you want it pay for it if you do not then let it go,

We have had this unit for six years, about 72 months, has been empty for 7 of those months, so I would not say "it simply won’t rent out " as history says it will.
Way too expensive! Retiring soon like us cannot afford to rent that price. California is California… I wish you don’t compare it in Angeles city Philippines.
Mix of modern and more traditional interior fixtures. I am not a fan of traditional. I would have minimal cloth window dressings. The darked out windows in this one are interesting. Todd is right about pricing and I am sure he isn’t going to let things sit empty. One thing I would suggest is not to compare to US prices. Philippines is not the US and Angeles is not San Francisco. If you want to compare, compare to Pattaya, Penang, Siem Reap or even places like Brazil, Panama, or Columbia. All things considered, not my favorite of Todd’s properties, but I always enjoy real estate and even hotel videos.

Security is very good here, noise is not a problem. A birthday party, daytime, may have a few hours of loud music, but it only happens a few times a year. On the positive side, noise is controlled here, unlike other areas, where your choice is to move if you don't like it.

It is the market here, Angeles City is still very cheap compared to the United States, it is no longer the same as 25 years ago. The days of living on a few hundred dollars a month are over here. We can never go back to the past. Most only see the good side years ago, not all the issues here.

This must be for a Filipino family, who else would want 5 bedrooms. Even a married expat wouldn’t have that many kids .
Many of our Expat clients want larger units. My wife & I have a very large 5-bedroom house for two people and three dogs.
