She climbed out her window, shimmied down the rainpipe and entered through the garden doors in Maxwell's office, all without getting a single speck of dirt on her outfit. She's just THAT good.
Either that, or she's secretly a mutant with a power like Nightcrawler. That's why she went upstairs first. So Niles wouldn't hear the BAMF! sound when she teleports away.

there was conflict with Fran and Niles because Fran always gets what she wants but eventually Niles just tells her to take maxwell and the kids with her. Problem solved.
