    ...a related story:
    loved a parcel with end-of-the-road seclusion & views in a great area, but the CCRs... ugh, wow. the owner/developer is basically the sole board decision maker (ALL but 3 lots are in various family names). so they have the power to change any/all rules at anytime until there are enough other owners to take control. they can even literally & LEGALLY just ignore needed requests that could simultaneously put us at odds with both the CCRs AND the County, which could have left us unable to finish the project, & they can then take back the land with just a refund of the purchase price due to missing the deadlines.
    ...you could have a finished house, need them to approve a change in garage door a week before occupancy (say the windowed one you spec'd is no longer avail), and they could own it all for the cost of the empty lot. no recourse. no joke.
    there was a bunch of REALLY scary/invasive/unreasonable crap in there... which made the Listing Agent's use of "reasonable" a bit maddening. no neon paint, no farm, no junkyard, no brothel, etc = reasonable, lol.
    lesson: READ BETWEEN LINES! ...how does one section relate to other sections? ...how can they use/abuse loopholes? people need to know these things, and really...we need to outlaw HOAs entirely!

    I’m attempting to dial in two 1948 homes on same tax parcel. These blank, blank morons here. Will your course assist me in the remodel and additional build out, or just new break ground New Constr.?
    First guy out said start with new roof, flashing and fascia🤷🏼‍♀️
    I understood you once said start with foundation🤷🏼‍♀️
    Should it be $500 + a sq.ft? Seems excessive considering Brent Hall is chattin New starter home at $150-$200 a square foot🤷🏼‍♀️
    Silent scream - Then a biz card says: superintendent, guy just shows up, no phone call, unannounced, not sure if he is the plumber electrician, a framer, a roofer, siding, person, concrete guy, and first thing wants to use my bathroom to go #2, Really! This is in the city. Theres an abundance of toilets on blue Lakes Boulevard.
