  • So you are thinking about putting your home on the market and you want to make sure that you’re going to get the best return on your investment.
    These tips should help.
    I know selling homes is second nature to me as I have been doing it for quite a while now. I get "nervous nelly" sellers
    all the time and of course they should be, as it is a really big deal when you sell.
    Well, let’s talk about curb appeal. We all have heard about that first impression and we want to make it a good one! Let's make sure that your home is clean and sparkly by pressure washing the house, sidewalks, patio and driveway. Oh and No cobwebs around the front door! Now let's talk about inside...You will need to defunk the junk! and we all have it! Make 3 piles- Keep, Donate and Trash. Go ahead and pack up as much as possible for the move. Only leave neccessities.Go into camping mode.You will thank me if you get a buyer who wants to close in 2 weeks. Plus the less clutter the bigger your house will look. To help make things a little easier I will bring you a check off list to work with.
    Oh, 1 more tip: Tackle 1 room at a time, it will help with the overwhelm and you will feel accomplished and it will encourage you to keep going.
    Also the marketing is essential. Professional photos and video are a must! According to the National Association of Realtors, 67% of buyers will walk through a home that they saw online.
    So professional photos and video is an absolute must when preparing to sell your home.
    Lastly, now that your home is ready for buyers, you must have a showing plan. Buyers and their agents may request a showing of your home at any time without giving you much notice so you
    have to be prepared. Until your home is under contract it’s important to be able to leave your home at a moments notice. A few things you can do is plan simpler meals for easy clean up and keep all your toiletries in a basket under the sink. It will make it easy to put away for showings. Also, find a place to put your pets during showings.
