    I feel the main thing to look out for is the tenure especially leasehold of 99yrs. Once it is near the 40yrs mark, it is going to be difficult to sell as the group of buyers will shrink.

    Big house is for 3 generations. More people more tai ji. Will tell kids move out asap.😂 regret buying big house. Just buy FH condo 夠住就好😂

    Has cluster development ever been sought after???? It is the most difficult to dispose kind of property. I suggest the presenter do more research before doing a video on this topic

      Cluster homes have always been a subject of debate and some deem it not a good property class to invest in as they may have suffered losses or little capital gains in the past.
      Many factors play a part here as it applies to any other property class such as HDBs, condominiums and even conventional landed as follow: location, entry price, timing of selling etc. As mentioned in my video, there were changes to the rules on the ratio of land usage for facilities and the total number of units built in 2014. The newer developments like the recent launched Belgravia Ace and Parkwood Collection enjoyed more space for landscaping and facilities and as a result, lesser total number of units built within the development. Belgravia Ace phase 1 was fully sold quickly and phase 2 will not be launched soon as developer is expecting the prices to increase higher over next few years. Parkwood Collection is left with last 2 houses and they are expected to sell out soon.
      Cluster homes are very attractive to multi generation and young families as it caters for a need for bigger space for bigger families to live under 1 roof and condo like facilities for the young growing children.
      We agree not all cluster landed are getting the same capital appreciation even as some cluster landed resale figures have gone up as much as conventional landed, but some not so much. We find this consistent with other property classes too. Using a systematic analysis we’re are able to help our clients to pick the right development and also the right unit within the development to maximise their profit not only for cluster landed but for all property classes even HDBs, condo and conventional landed homes.
