Yo this is legit one of the best calling scripts I’ve ever heard - and we ALLL know this intuitively but I’ve never heard anybody word it this way “if you have a 4 bed, hit all the 2-3 beds in the area” or “I have a 4 bed listing, do you need an extra bedroom or more space?” Brilliant Ricky. Brilliant.
Everything Repeats. This concept is a reboot of an old idea. We used to do this with all our listings 20-30 years ago. Take a listing for 200k. Then mail/call to homeowners in the same zip code who own a 120-150k house asking if they want to move up. In those days, most move up buyers purchased a home 50% more expensive than their current home. So 66% of the value of your new listing. We used public records and reverse director phone books (Cole's Directory). Same idea. Works awesome. This is gold. Like the idea of extending it to listings you don't have. And getting the phone numbers from service (like REdX). Good job, Ricky.
Hey Ricky, great video. I guess I am a little confused, when you said for example to find an $8OOK 5/bed home and to call the 3/4 bed - how you can narrow down which numbers are living in a 3/4 home. You don't want to call the already 5 bedroom homes...look forward to hearing from you! I live in Cape Coral, FL and there is so much opportunity at high price points here. I want to start implementing this tactic this week. Thanks again!!
I quick question Ricky, what if you tell people about the house and they go call the listing agent sign in the front yard? Are you having a conversation with them about it not being your listing?

Great calls but I would like your students to make calls.. wishful thinking. it’s easy to make calls when you have 23 years .. you were able to connect in ways a new agent can’t.
I am a new agent with no experience. I’m making calls. It’s hard to get started but once you start it gets easier! Just do it! Ignore your feelings, they will keep you miserable!

I love it. The waterfront house is the excuse to talk to people. Once they open up to you. You do whatever the heck they want you to do.
