    Amazing content, and very useful info too! As a recent homeowner, I can share a valuable tip that we learned. Your immediate neighbours are extremely important, whether it’s for support, making friends, or for the kids to play and grow up together.
    This video shows the best way to zero in on communities, but when it comes to a particular property within that community, it’s useful to be able to chat with your potential neighbours. Good neighbours can be a blessing and more importantly, bad ones can be a nightmare.

      That is so so important!! And that is one reason where resale properties could be better as you would know who your neighbours are. But difficult to find out ina pre-construction..

      @@InTheNorthCanada Absolutely. I think resale is the way to go. Not only do you get to know your neighbours, you save the 5% GST, and get more house for your buck.
      Honestly if you can find a resale house that meets 80-85% of your needs, you’ll save so much money compared to a new build that you can easily put in $15-30k to do basic renos like interior painting and minor upgrades to make your house your own. That’s what we did and we love it 😊

      True…. but then the person needs to be willing to invest time and money for that reno. A lot of people can’t afford to invest time on that

      @@InTheNorthCanada Yes one does need to be willing to put in the effort and time. For us it was just getting the whole house painted by professionals
      , and minor work that took 3 weeks and about $15k. But we saved ~$100k by opting for an almost perfect resale home instead of the “perfect” new build.
      Most of our friends still prefer to buy new homes, so I do understand that everyone has different preferences :)

    One of the trick before buying home is to stay on rent for a while to your preferred neighbourhood to get an actual experience living there.

    Thanks for sharing ur house buying journey, but I find certain information provided by you as not complete, for eg:
    1) how did u exactly decide on ur realtor?
    2) did u sign a contract with ur realtor? If yes, what duration?
    3) on what basis did u decide ur mortgage broker?
    These initial pivotal steps are essential for a smooth house buying experience. I found not much covered in this. Please cover these topics. Would be really helpful. Thanks

      We ourselves are exploring and researching the way we dekonstrated in this video. I think it should help you finding some kid friendly areas. In our opinion very new communities may not be suitable as they are still developing and consytuction going on and you may find less schools, etc in such communities

    How is the Indian population in Calgary? Do we have a lot of Indian people to make friends (mainly for my kid who is 5 year old)?? And how is the quality of education for lower KG till high school??

      Oh yes there are a pot of Indian people. If you prefer to stay within that community then North East quadrant would be a great location as it has desi dominance. Not sure of quality of education yet as we don’t have kids but as far as I have spoken to people, quality is at par with Toronto
