    East Alabama, rural counties don't have an issue with tiny houses , container houses, shed to house houses,even campers on private land for residential purposes, no permits required for anything. We put our tiny houses on 20 acres, I have one. My son and daughter also have one a piece, all on my land.

      That's wonderful! Families today need to do more of this (pooling their resources to make sure everyone gets a home), and that a great way to do it on one tract of land. I mean, 20 acres is HUGE, so you have enough land for the entire family, including aunts/uncles, cousins, and maybe nieces and nephews, too. lol

    It would be helpful to have a list of areas that would ALLOW a tiny house community. I am looking into starting several and this is the hardest part

      Google does not give that capability inherently. It could be a lot of work manually otherwise. I have been a database developer and website integrator since 1995. For me it's easy work.
      To make it work she would have to create a category banner right under my words here;

      ​@@karatyson8234 Hi Kara, I don't claim to know enough of the inner workings of ITH to refute your claims, but Randy did a video about the cause of the fire (which was external to the Incred-I-Box, not faulty wiring) and what is now done to prevent it. Their homes are ANSI certified, which is a popular certification used for tiny homes. They have been around for eight years, so can't speak to your claim of 2 employees and one leaving, but if you've seen his videos, Randy has employees he has known for 20+ years who are working for him. Their latest video of the factory's expansion suggests it is a growing company, looking to incorporate off-grid capabilities and develop tiny home communities. Does he do things in an unorthodox manner? Yes, and he discusses this on his videos as well. While I understand your concerns, I think it is important to make sure what you post in a public forum is known to be true and not speculative or here say.

      ​​He just stated, in a video, that all of that is up to snuff... Taken care of. No worries.
      He pays his employees up to $30 an hour, with a four day work week. He is not losing employees, unless, he is letting them go.

      @@abundantlyclear ITH has come a long way. I just bought one of the homes for a second home on my own property. They are well built. To rent within the community, it must be a ITH built by them or the Amish they commission. It isn’t for everyone, but many women who lost spouses or want to travel live there for safety and that makes sense. If I didn’t have so many animals, I might consider as love to travel. That way my place would be safe from intruders.

    Great, you are just what I am looking for. So far I love Waldport. I live full time and travel in my 25’ motorhome. At 74, I know I won’t be able to do this forever and have been looking at tiny homes as my next home. I have lived on sailboats and in RV’s, so the tiny house will feel huge. My current living space is about 120 sq. Feet.

    We need something like a tiny home community in the Upper Peninsula of Michigan, where we can have a community garden, an outdoor kitchen for canning, etc along with greenhouses and root cellar. This way we can feed people all year round especially since the winters can be hard up there. An off-grid community would be great too. How would someone start something like this?

      I love your notion; if it were me, I think I'd look into starting a non-profit with a charter to serve the community in the ways you describe.

      @@marianakeller5421 I only served as the public facing president of a nonprofit for a year or so while my good friend did all the heavy lifting of legally setting up the nonprofit so I can’t help you with any details of that. I think if it was me, I’d try to gain the assistance of a board member from an already established nonprofit like a food pantry or a shelter, which may be natural partners in such a venture. Maybe they would volunteer to sit on your board too if that’s required in your state (we formed our corporation in FL where 3 board members were required). Good luck!

      @@2011Ecstatic I'm in Michigan so not sure how it works here, but I'm hoping to go back up to the Upper Peninsula of Michigan where people are poorer than near big cities, and are spread all over up there. I think it would be good for people up there, to help out their fellow man/woman/children. So I'll check out with the county clerk up there to see if they know someone I could get in touch with. I'm starting from ground zero so pray for me that if this be G-d's will for my life and for helping people up there all will fall into place including funds. Thank you for your suggestions.

      Hey Mariana, Former Yooper here. Tiny Homes would be GREAT for the U.P. Just the heating bills alone would make it worth it. I guess perhaps the Banana belt of Escanaba or Iron Mountain? I'd prefer near Marquette. Many folks up there would be all for living off grid. Part of the appeal of living there, rural and unspoiled. Not for the weak or faint of heart.

    Great info. The fence bit was a great tip. I have cats and I would want also to have an allowable cat fencing structure as well and I’ve never heard anyone even mention fencing options with tiny homes. Thanks.

    I have 5 acres in MICHIGAN and would like to get a tiny home community started - well maybe just 2 or 3 for - large yards/privacy.Trying to figure out what needs to be done. If you're willing to be off grid contact me. In the country, 14 miles from hospital and about 23-25 miles walmart- depending on how you go. Nearest gas station about 7miles and a new dollar general about 4 miles away. On a dirt road, but 1st driveway off main road.

    It would be nice that many consider about the tiny house because as you get older, you need this community where you fit in. Like we haven't had this tiny house but my grandmother lived in the place where so many relatives are around her which enable her to stay in the home instead of going to the nursing home. It's totally QOL
    She was living like an hour with a car from my house and we had been visiting her almost every weekend but she was neat but the elderly, their eyes get bad so that sometime I felt question about hygiene there. When I opened up a refrigerator, food and drink were sometimes expired and it can be so harmful to elderly. I got this phone call many times, because she fell from the step, there was many things like that but mostly the community there covered. I would say, it is better not to have no step just one story, a tiny house is the best

      Tiny homes are not for the elderly with mobility issues. You have to work to maintain a tiny home; the area around them is usually undeveloped property with uneven surfaces. Buyer aware!

    Great Video... After living in a 1500sq.ft. home built in1900 with a 1/2 acre of land for over 20 years is a huge change. Going small seemed smart to me . After all my reading it sounds like an incredible amount of BS to get YOUR home hooked up.. Zoning you name it... Code is everything.... All the extras that the average non home owner would NOT ever even conceive of....Just living next to a stream of water... DO I have to have flood insurance? Tree removal...Sewage... Trash pickup and Can I put a shed up for my workbench & tools. I want to go small without paying an extra 20K for extras.

      I definitely understand. This comes down to city ordinances. Some cities want to see full hook up while others have a more “lax” approach.
      The actually task of hooking up the home is not a ton of work. Solar also has the potential to power the home. If the TH is permitted as an ADU most municipalities want to see the home connected via sewer water to the main home. Composting toilets, for the most part, are a no go.
      It’s definitely a task to get this accomplished but it is doable!

      Well, to be fair, 20K for extras may not be too bad, I mean considering how much energy and overall cost for the structure you should be saving. I'm just guessing though, I have no clue lol

      May be too far for you from Las Vegas, but Randy Jones at Incredible Tiny Homes has bought land in Crystal, NV and is developing an off grid community. He does require a large deposit up front to go toward off-setting development costs, but if you can swing that, the rent is then only $200 a month. You do not own the land, only your house. You may want to search his videos on RUclips.

    Regarding the tiny homes in St. Paul, they’re situated at/by a church and are only for the homeless.

    Incredible Tiny Homes, in Newport, TN, has four communities, on their property, and the Mountain, across the street. Randy Jones, owner, is finding properties, all over the nation. I will be living in the Prairie, on his property. I will pay $200 a month, in lot fee. I have to pay for the electricity, and WiFi. There will be a fee for water, and sewer. All lot owners will pay the same amount. I believe it is $25. You have to take your trash to the dump, which is one mile away. There is a one time fee of $100, for a post box, for your mail, and pick up of packages. You can find Incredible Tiny Homes on RUclips, and Facebook. And, they have their own website, by the same name.

      You forgot to mention the key money/ non refundable infrastructure fee to reserve you lot , I think it’s 10,000, plus the county is now taxing each tiny home per sq footage annually .

      @@suenergy love this! Crowd funding can get you pretty far. The initial infrastructure needs will be expensive. Other than that I would consider working with a developer. We may be able to be a part of this project and take on the coordinating developer role.

    I checked out Lemon Cove and they said they no longer consider themselves a tiny home community; although her comments were confusing. I didn't clarify because I didn't want to move there after visiting for various reasons. So my suggestion is to clarify with them if you can park your tiny home there. It looked like there may have been some there, but they do not consider themselves a tiny home community.

    Me again. Walport sounds awesome and I do love the PNW climate. I am doing preliminary research to gather info before I jump. I'm really interested in Western Washington, probably Clallam or Clark counties. I am not in a remote line of work so I need to be within decent commuting distance for work. Would love to hear about anything you know of. I currently live in Reno, so I guess we're neighbors!

I’m all about mountains and cool weather as I’m a native Fl gal wanting to escape the heat .. I’m 63, a widow and I’m getting ready to sell my home after I get rid of all my belongings I no longer want or need.. I’ve been watching tiny homes videos & getting acquainted with tiny home parks, they r very popular, my mom & sister are in Newport but I don’t like that they want 10,000 key money .. please keep me posted on your thoughts & ideas .. thank you ..

    Some good information...thanks! I have a little nit to pick, though. Tiny House Block is technically in Mt Laguna, CA, and it’s roughly 60 minutes from downtown. (It is, however, in SD County) Don’t want people to think it’s in actual San Diego proper.

      All depends on your county's restrictions and any city ordinances set in place. It's not a one size fits all kinda deal.

I must have been crazy to think that though 🤷‍♂️ obviously once you buy the land it's still not technically yours let's be real they can still tell you what you can and can't do with the land you own lol its definitely a CRAZY world we live in! They just want everybody to spend $200,000 or more for a house and spend the next 30 years trying to pay it off and be broke every week trying to pay your mortgage and $5 a gallon gas, don't forget we gotta eat food to stay alive..cost of EVERYTHING is going up, like I said it's a really CRAZY world we live in!

      Yeah, that's Incredible Tiny Homes, and they call their communities: the Forest, the Beach, The Mountain, etc. They are now building lower priced, mass production THOWs after they originally did custom builds.

      Incredible Tiny Homes also doing off grid community in Crystal Springs, NV and on grid in Abbeville, SC (pending). Randy requires large up front deposit to off-set infrastructure costs ($10K for most properties) but if you can afford this and the cost of your home (which must be purchased from ITH) the rent is $200. You don't own the land, just your home. Many videos on RUclips. So if you stay for 10 years, you're in essence paying $283 per month. I don't know if there is verbiage in contract that relates to rent increases. That would be something to ask about.

We offering off grid RV or Tiny house parking spaces starting at $300-600 Must be set up for off grid solar power, wind or generator. Compost toilet. No hook ups. Trash is $5 a construction big bag. Water $5 300 gal.
      Very selective must be respectful of nature and be a kind individual. Clean record. Cleaniness is a must. No drugs, cigs smoking, or drinking. 420 ok. Prefer long term but will do month to month. Must be able to have proof of income. Home base entrepreneurial minds welcome. Live one with nature self sustainable. All spaces come with garden space. 5 spots available. Have a sense on community bring your live off the land skills. Cheers!

      You could find a few parcels in your price range. Once you have the APNs you can call zoning, planning, and permitting within your county. Have a conversation with a few different departments and see if this project is feasible.
      Sometimes you can find odd parcels of land and propose building infrastructure and the city may help out with grants.

      Check out Incredible Tiny Homes. They have made tiny house communities. They interviewed one of their customers who is living on just her social security and lives in one of their communities. Their community names are: the Forest, the Mountain, the Beach, etc.

      The people that started the one in SD charge a lot and kicked out the previous RV park in a kinda sudden and messed up way. I don't trust them. And it sucks, it's not that far from me either. I'll wait and hope other ones manifest.
