I prefer Bluffton, moved here from Nashville in 2022 well the Governors Club in Brentwood. I started in Wexford landed in Colleton River. I just couldn't fathom paying Wexford home prices & fees/HOA etc etc for what you get as opposed to what I paid to get in Colleton Rover along with the lessened fees. I was able to afford a place in Palmetto Bluff as an income property. Bluffton is way better. HHI may have been exclusive 20yrs ago but not the same now as I see it. It's kind of ran down. I prefer Berkeley Hall or Palmetto Bluff over all of the island.
The $5m lot is 9 acres on the May River so that isn't average for sure. Also, Palmetto Bluff is by far the nicest neighborhood in our area (depending on what you are looking for) with a 5 star Montage Rrsort on the property. Not an average Bluffton community.
@lowcountrylifestyles yes you did highlight the most expensive community along with the other less expensive communities. What would the average breakdown on cost for a non community home or lot?
@@lowcountrylifestyles I traded exchange rates for 10 years. Then went sailing for 5 years. Later started a company selling to Big Pharma, Medical industry and large retail operations.

I do agree. Bluffton is much more updated. Glad you are loving Colleton River! Beautiful community.

Are there lots available to buy in these communities you listed? If so what's the average cost per community?
Palmetto Bluff is really the only one with lots available. Lots range from $400,000 to $5 million. The others only have resell homes available.
