  • This is the junk mobile home we renovated, and this is a walkthrough after the tenants moved out, the tenants got angry with me about the check out list and disagreed with my assessment of the home.

      you seam fair and a good landlord , fighting over a little dirt could leave you as a bad landlord , renters say how good or bad you are,and pass the word about your homes for rent!! if you want to keep your name clean and get good renters, do not fight unless it is very very bad,,, God is watching you! greed is bad,

      @@lisaannfields2135 I don’t consider myself greedy and keep rent below market, I always seem to get good tenants, honestly this is the first time I have rented to a friend and I was hesitant to do it, they really needed it though. I want to be fair for sure, and I really thought I was being fair, apparently I was wrong here,

      everyone has their opinion but I’m not sure why you would say this, I try to do the right thing and am truly asking for others to give feedback and for the most part everyone agrees that the full deposit should be returned in this situation. I’m thankful that I received so much response here, I have never bought a single scratch ticket.

    I have been a landlord for almost 20 years having up 8 properties at one time. If I had a tenant like them I would be so incredibly grateful! Cleaning and sometimes paint is just normal in between tenants , it should not impact their deposit. It is your responsibility when things wear out. You need to give them their deposit back with an apology. If you plan to be a landlord you need to expect to spend some of your profits for things cleaning , roofs, appliances , sink handles etc…

      I have been a landlord for 20 years and I am grateful and have usually been blessed with good tenants, although I have had some really bad ones also, I appreciate your input from an experienced landlord, it’s very helpful.

      Not incredible but pretty good, the floors were pretty dirty but I didn’t show them much on camera, we are giving them a full deposit back, not an apology though, I can absolutely charge for cleaning under the landlord tenant laws, but after reading the comments here and not getting a single person to say they would charge for cleaning fee, I decided to give them a full deposit, thank you so much for taking the time to comment, it’s appreciated

    You can't charge for normal wear and tear because they left the home clean.

      They didn’t really leave it clean that was my only real complaint, most people are saying the same as you, when I rent out the house it needs to be much cleaner, I would think I would get a cleaning fee but seems like I’m wrong.

    Wow. When we rent from someone we hope they are decent people and won't try and charge for stuff after we move out. The tenant is basically at the mercy of the landlord if they can't afford an attorney or are not careful with the wording of the lease. Renting from a stickler landlord can be a nightmare.

      Mostly I’m talking about a cleaning fee, I said they could clean but they declined, maybe it’s different but if you rent an air bnb you will usually pay a cleaning fee. Thanks for the input I appreciate it

      “Clean” is a relative term. You need to define clean. For my rentals, floors are required to be broom clean and I alway shampoo the carpets in between tenants. I expect to clean my own rentals before the the next family moves in anyway. Unless a landlord clearly defines “clean”, you get what you get. This was less than a couple hours work. No big deal. I could be cleaning while waiting for the next people came to look at the place.

    I used to have 7 rental properties. The language in our lease was "broom clean," which is not very clean. You should find a cleaner who does turnovers and get a receipt. Then charge the cleaning fee against their deposit. Your lease would have to reflect that. I would have loved to have such neat tenants. Just get a sponge brush and touch up those wall scrapes. IMO those are just normal wear and tear. You made that place such a nice home!

    I agree with the other commenters, the renters are correct. You are responsible for cleaning the rental and any repainting. Burn spots in carpet, holes in walls, things torn out of walls, missing items are why you have a damage deposit. I believe you owe them an apology. In the future, if you expect the property to be cleaned, repainted, and other items to be in new looking condition that needs to be written into the contract so renters know what they are getting into when they rent from you.

      This is very helpful, thanks, this situation is a first because usually my tenants stay for years and do lots of damage, it is in our lease that if the property is not thoroughly cleaned that they will be charged for cleaning.

    You are being a little to harsh on your tenants. As far as I can tell they left that rental spotless compared to all the damage and dirtiness we had to deal with! I don’t see that they treated that rental terrible at all! You are totally off base

      I never said they treated the rental terrible, it’s not spotless though and that’s my only real complaint as I told the tenants they had time to clean more but they said no. cleaning fees are mostly what I’m talking about, scrapes on the wall I was unsure what I should do, I also told the tenant that it wouldn’t be expensive $100 maybe is what I said, she was still mad.

    Yeah man, they left that thing better than anyone could hope for. They deserve all their damage deposit back and a thank you letter. It is not expected to be left as new. Nobody is expected to leave it rental ready. A deep clean like water stains and a few touch up painting spots is indeed standard wear and tear landlords should take care of on their own. I mean those are the things they've given you rent for over the year. Now if they put holes in the walls or broke a window, yeah, those are the things you take money off for the deposit Please give them their money back and apologize so you can keep their friendship.

    You should count your blessings. A quick once over and that place is good to go. I only had one tenant in all the years I had rentals that left their place in as good condition.

      Yeah I never complained I just asked her to clean more and she said she would not do it even though I said I would take some out of the deposit, all in all I’m very happy and we decided to return the full deposit, I appreciate the comment, have a wonderful day.

    hi! sorry to say what you pointing out is a natural ware and tear , it is in Texas a law you can not charge for stuff like that , as for me a renter i clean up as much as i could , but what you showing is not the renters part , hard water stains is not their part it is the owner part to take care of,, you are lucky you did not get it worse, be glad you had good tenants , cleaning out is better then most , what state are you in , you need to look into rental law is ,, it is small cleaning , what state are you in?

      @@frugallandlord6974 as you get ready to rent to new person or family ,, do you not walk and show the place? they see how clean it is , cus as landlord your job is to re-clean home anyways for next person ,, thats how you get renters, i do understand what you are after , but it would make you a scum if you do not re clean it after every renters, personally when i move in a place i clean even before i use stuff right before i move in , cus everyone cleaning is different,

      @@frugallandlord6974 moving is a lot of stress on renters , most hate moving , we rent until we can buy our own, and every penny counts on the move, getting deposit back is very important , most who leave that clean is good renters, i understand both sides,,,

    So far I agree with the comments below. As a landlord you will need to learn to be less attached to perfection. They were good tenants and not worth losing a friendship for you being a bit anal.

      Good point, but we didn’t expect their reaction so we had no idea we would upset them, and we wanted them to clean it but they declined, some parts of the floor I would consider to be pretty dirty, also when you rent an air bnb you will automatically be charged a cleaning fee even if it’s spotless, I know that’s different because it’s furnished, after reading all the comments I guess I must be wrong in asking for compensation to clean up after my tenants, but maybe they will like us again if we give them a full deposit back, thanks for the help.

      Yeah it was ok but definitely not clean, I did give them a full deposit but they should have been charged a cleaning fee, tile floor was greasy, i didn’t even notice the floor because they had boxes covering it up when I did the check out list, so they knew it was very dirty, I also asked them to clean it themselves and they declined 🧐

    I tend to agree with the other commenters. I have rented in the past and this far better than what my tenants left me with. They left this place in overall good condition that really all you need to do is do some normal cleaning, a little wall repair and some paint really.

      I appreciate your input here and yes I would say they left the house better than most, I have had the rare case that a tenant has left the house better than they moved in, with landscaping and yard work, other than that this is the best case, good day!

      Yeah everyone said the walls were normal wear and tear but the cleaning I can and should have charged them for but we decided to give them a full deposit back, not because they cleaned or didn’t clean but mostly just because they are amazing people.

    That being said I will say...
    Was this worth it? Losing a friendship? With two sides I find the truth is somewhere in the middle. When you have deadlines and have to move and set up your new place it can be extremely hectic. Usually the tenant doesn't have a lot of time to go back a few more times to clean deeply or spot paint or spackle, etc. The level of damages left, maybe the camera is not picking it up as it is in real life, is not egregious or anything. The rent charged should have a cushion that goes towards a deep clean and fresh paint at the lease end. Let's say the lease ends, one week to clean and paint, one week to find and finalize paperwork for new tenants and the last two weeks of the month the landlord prorates their rent, boom easy transition from old lesee to new.
    I liken it to a homeowner who built the house, they always will ask more for it verses just a general homeowner who bought the house already built. Their blood, sweat and tears went in to it so there is more of a sentimental attachment and pride for the home. Maybe you all feel that way about that place because you've done so much to it and we're so proud of your work. It looks amazing by the way:). They moved out and tried their best, I bet they thought. You guys let them know you were upset at a few things and that hurt their feelings. Your feelings were hurt as well. Both parties feel disrespected I think. When all along neither parties had that intention in mind. I cannot say exactly how I would feel if I were in your shoes because I have never been blessed to own my own home. I have been a renter all of my life. I will say from my experience, they were great tenants. I bet you could even knock a tiny bit off the first month and let the new tenant clean up, etc themselves. Then you could have a seamless transition from old to new.
    It is sad to hear about though and I hope things can be mended both home and friendships. God bless.

    One year and the tenants moved out. This house is still in great shape. Hard mineral water is a real problem and keeping it off the plumbing is a pain. I have never found a good way to do it. The house cleaning may not be up to your standards, but it was a decent effort. I agree with the claim the scratches in the walls were normal wear and tear. My experience is most tenants do a whole lot more damage than this because that’s just the way they are and live.
    It was good to see how this house held up after all the work you put into it.

    I'm sorry, but I agree with the tenant. A small amount of wear and tear should be expected, and as a landlord, I would automatically expect I'd have to perform small repairs or cleaning after a tenant moves out. Again, I'm talking about just wear and tear, not a tenant trashing a place or causing major damage

    I can understand you want it clean, but wow.This place is in great condition and I wouldn’t bat an eye at a minuscule amount of water stains around a faucet. I have a feeling nobody can live up to your OCD cleaning standards.

      I’m definitely not ocd at all, but when I rented them the home it was spotless, when I rent it to the next person I want it spotless, honestly I didn’t show the floors much but they were way too dirty or greasy, definitely should have been cleaner. I also asked them to clean the floor and they declined, even though I said I would take some money from the deposit, in the end we decided to give the full deposit back not because of the home being clean but because they were just good people and good tenants.

    I think this video has a miscommunication, and that you should do a second want to clarify. If I am picking up correctly on watch being shared., You gave them a rent reduction as a favor because they were either a friend or a family member, so maybe you had a higher expectation of how the property was going to be left after they moved out? I think that is the crux of the problem. You should charge going market rate, and like I said, in my earlier comment earmark a certain amount to be set aside for having a professional, clean or come in to clean and sanitize after they’ve moved out.🎉

    I wish my tenants would leave my property that clean. I can't believe you would lose a friendship over those minor clean ups. A little elbow grease on the faucets and some touch up paint on the scratches is all it needs. I agree with the tenant, those things are just wear and tear. Sweep off the porch and mop it down and it will be as good as new. Same with the kitchen floor. Consider yourself lucky that they didn't punch holes in the walls or break any windows. I have come across some dirty tenants. My last tenant built a room out in the garage, hung an air conditioner in the window and rented it out to friends without my permission. They even painted my kitchen cabinets without even asking me. They moved out and I had to tear down the room and pay to have all the debris hauled away. When I confronted the tenant, he said, "Just keep my deposit". It was a nightmare!

      I agree with everything except the cleaning, we did a lot for these tenants and I made a separate video about it, we did return a full deposit to them, and truly they were great people, I just feel like they took advantage of me just a little bit, thank you for the thoughtful comment 😀

    I personally think its been left in good shape....if it woukd take days or you would have to order a dumpster to dispose of stuff then of course take some of the deposit...if i were a landlord i would ask them to clean it but then i would go in and do a spot clean if necessary just so the house can be rent ready..i personally woukd give the full deposit

    I think that you are nit picking about the cleaning because overall the house is very clean. The paint on the door and the scratches on the wall could be a minor problem. A way that you could handle the paint problem is paint all the walls in your rental homes the same color. Good Luck.

    For future reference, when you hang upper cabinets, the bottom should be at 54” leaving you with about 16” between uppers and lowers. This will make the upper cabinets much more accessible and is common practice with professional cabinet installers.

      That’s good to know, they are right about 58” off the ground now, would you leave a 4” gap from the top of the cabinets to the ceiling?

      A matching decorative trim would neatly fill in that 4-inch gap.

      Yeah but after starting to clean the floors they are much dirtier than what it looks like on camera, in the landlord tenant laws I most definitely can charge for cleaning, I do believe everyone was correct in saying the wall scrapes would be considered wear and tear, I appreciate your comment it’s very helpful, tenants will get 100% deposit back after the discussion in the comments.

    A family member of mine owns full on complexes. I used to clean them between tenants. You have been fortunate to have it left in the condition it is. I feel as if you are way too picky. This is clearly normal wear and tear. They certainly cleaned it better than they needed to. I suggest joining a property owners association if available wherever you are. At the very least educate yourself from veteran landlords on what is acceptable vs not. She should certainly get her ENTIRE deposit back!

      She did get her entire deposit back, even though the home was not cleaned to the condition that she moved into the home, as required per our lease with them, which says there will be a $300 cleaning fee if not left at the move in condition, I was just going to say $100 because it wasn’t really dirty, also watch part 2 of this video, we bent over backwards for these tenants, also I am a veteran landlord, over 20 years, but I’m not above taking advice from commenters and I appreciate all those that have taken time to comment here.

    I have been in housing for 36 years, in my opinion your tenants left this home in excellent shape, and it would only take a couple hours to get it up to 100%, power wash the deck, wipe down the sinks touch up the paint on the wall, Wash the floor again... This is absolutely normal wear and tear, and if you were to try to take them to court you would lose! So if they were good friends you should not throw away a friendship over a few hours of cleaning! Obviously you're in a better situation them, I would call them up and apologize to maintain my friendship, real friends are hard to come by.. but I do agree that you should not rent to friends or family!

    Paying too close to detail isn't going to go well for a landlord. The mobile home is going to have normal wear and tear simply because of it being used which is what they paid for and should be expected. I remember when my husband and I had on post housing. The military set such high standards for cleaning that they outlined expectations when we moved in. We had to undergo a follow-up inspection when we moved out. It was very detailed such as cleaning the metal oven racks spotless. I was scraping with razor blades to ensure it passed. To avoid confusion with cleaning expectations, a pre-inspection, post-inpection, and a cleaning deposit to cover all bases is in the best interest of all parties.

      @frugallandlord6974 that's great. I know the apt down stairs goes back over the floor and Cabinets with a quick clean for their own peace of mind. They even steam clean the carpets. I had to do something similar with my business. It wasn't worth loosing a friend and it was something that would help her as a single mom. Good for you. I know I would have at least gone back to clean the floors better but it is exhausting moving. Great job. Beautiful house.

      I truly should have charged a cleaning fee per our lease agreement with them, however we did give them a full deposit back, thanks for giving your input I do really appreciate it.

    To me this looks clean. It is better my tenants leave me when they leave. I would not charge them from what I saw in the video.

      Yeah originally we were at minimum going to charge them a cleaning fee, the floor was pretty dirty although it didn’t show on camera, ultimately we returned a full deposit because they were just great people not because it was clean or not clean, thanks for your opinion, I appreciate it. 😀

    It is sad that you lost some friends over nit pickyness. Hire a cleaning company that does rental turnovers and put a cleaning fee in the rental agreement. For future reference expect daily wear and tear.

      We do have in our lease that the home must me cleaned the same as when they moved in and it was far from that, it’s a very good idea that you have but that sounds like everyone would get charged that regardless, I have had several tenants that I did not charge anything for cleaning, maybe they wouldn’t clean if they thought they were going to be charged a cleaning fee.     I own two rentals, What does your lease say? If it says that the home should be returned "clean and ready to rent" then you are within your legal rights to charge a cleaning fee. The floors should have been completely cleaned, which according to your description, they were not. That being said, the rest of the home was returned in nice shape so it is much less stressful to clean the floor yourself and not stress over it. The issue here is (as you stated) that it is usually best to not rent to friends and family because everyone has a different idea of "clean", and it is not worth the feelings of ill will that can result. There is no reason to charge below market rent. Keep your rentals clean and functional so that market rent is warranted. As for the paint and scuff marks, most of the time that is normal wear and tear. I would consider the scuff marks to the paint on the wall normal wear and tear, the black marks on the door, I would have to see them myself to make a decision. If it is magic marker, that is damage. I would just clean the hard water stains because the tenant will never see that as their issue.

    Looks like they took really good care of your property, the cleaning thats needs to be done seems to be really minor. Imo i dont think you should deduct the cleaning from their security deposit. There could be major damage andvthat would be a nightmare. Good, clean tenants are hard to find

Under the landlord tenant laws I can most definitely charge for cleaning, and the floors were much dirtier than I showed on the video, however I believe the viewer’s who have commented about the wall scrapes being normal wear and tear are correct, either way we decided to return the full deposit.

      A cleaning fee should have been charged but we decided to return the full deposit, just because they are great people and we appreciate them, however I feel they did take advantage of us just a little bit, if you are curious what I mean, I made a video on it.

      I agree that I’m picky but I believe that’s the reason I’m able to attract really good tenants, honestly the floor is much dirtier than the video showed and the color of the tile doesn’t show the dirt, we think we have decided to return 100% of the deposit based on the feedback given in the comments.     I follow another youtuber who mostly rents to Section 8 and they LITERALLY destroy his properties every time. Roach infestations, holes in walls, countertops shot to hell. He then has to patch up and de infest his property so he can get it inspected by Section 8 before he can rent them out again to another tennant, who also will destroys his property. So I think you may need to readjust your thinking a bit. Personally, if I were renting I would respect the fact its your property, and I would leave the house fracking spotless and also paint and repair any damage to walls etc. But that is just me and I think in 2023 I am atypical. I am also not American.

      wow that’s amazing, how it’s great to hear from everyone and I will adjust on this one, I think I’m still not going to rent to friends again though, the tile floor is much dirtier than the camera shows, and I still think it should have been cleaned but they declined when I asked them to do it. I’m going to follow the popular opinion on here and give back 100% most likely.

    As a landlord for many decades, I can tell you if this is friends or family let it go. There isnt any reql work here. You got lucky. Dings in paint and nail holes are just normal wear and tear. I would have been cleaning as I inspected here and just moved on. Get some vinegar on the hard water, paint the dings and forget it. Your comments are insulting as they likely felt they left it nice. (Which they did) this is newbie landlord pickiness. Sorry but I would have felt grateful for just a couple hours of work. It comes with the territory.

      I appreciate your comment but I’m not a noob, I have been a landlord for 20 years, also this was more than a few hours of cleaning and a cleaning fee was part of the lease agreement, however we did decide to return a full deposit to them, I gave more information in part 2.       The floors were much dirtier than the camera showed, and I was referring to the build up on the faucets, your in good company as not one single commenter agreed with me about taking any money for cleaning although I looked in the landlord tenant laws and you can charge for cleaning if it’s not as clean as when they moved it, regardless of that, I think they were good tenants and we have decided to give them 100% deposit back. Good day.

      What you say is false, I asked them to clean more and they declined to do that, also I didn’t show in the video how dirty the floor was, the home was not cleaned like when they moved into the home per our lease with them, which says there will be a $300 cleaning fee if the home isn’t cleaned to the same level, also watch part 2 of this video, I bent over backwards for these tenants so they would be happy, and it actually cost me quite a bit of money and time, also we did return a full deposit to them, not because they cleaned or didn’t clean, but because they were great people.       Yeah I made a part 2 to the video, I’m naturally a nice person and don’t like say bad things about others I was going easy on them in this video, I also gave them a full deposit back because for the most part they are great people, they should have been charged a cleaning fee per our lease at minimum. And I don’t think they would have told the story any differently, they didn’t leave it as clean as when they moved in and that’s all, they were awesome and they gave my son a guitar and I made a video on that with more details.       The home was much dirtier than I even noticed doing the video, this was because when I did the check out list they had boxes placed over the grease on the floor in the kitchen, didn’t notice that until after I started cleaning, in the end I gave them a full deposit, but definitely should have charged a cleaning fee, that’s totally within the tenant laws, and it’s always in our lease.
