Lovely, and nice quiet neighbors! Ace approved 😍 YES, winding roads through the community that follow the terrain. YES! I love the idea of having only ITH Model Homes around the outside perimeter of the land here, so our community blends in with the historic character of the town. Have the modern homes and I-boxes inside the property. And this is affordable for a vacation home, or seasonal getaway, too. Full time living or part time.
That sounds good. It would be nice to have different sections. For example, a Woody line, Abingdon (cottage look), etc in one section. Maybe a southern homes sections in the colors of the town, light yellow, white, two story, a porch with columns (similar to what you have seen at home depot), a section for homes like the Birmingham and Charleston, and section for the incrediboxes. It would make it look orderly.
The great thing about the mayor there is he has a strong background in construction so he can easily see the vision for ITH... as a matter of fact the company he works for, their offices are just in Matthews outside of Charlotte near me..
Amanda and Randy, thank you so much for doing a fantastic job showing the town and property! I cannot believe how convenient everything is especially the hospital! My friend and I have our money in for two lots! We are so excited to move there in the future. We tried several times to purchase lots in Newport, but different events made it impossible… but maybe it’s because we were meant to live on this property!! I so hope it will happen!!!

I knew I wanted to buy a home from you but the one thing that always got me in the gut is that I couldn't move to TinyTown. Now y'all are here planning on creating a ITH community here! Seriously! If I can just run into you or Amanda I'd probably give you the biggest hug ever!!! I'd even give Ace a hug. He's so dang cute. Anyhoo.... Just a bit of reference (my jaw dropped btw when I watched this to see just how close the land really is to me) the 4 corners, CVS & BK; across from them is Abbeville Medical Center (or as I call 'em Family Medicine) & Abbeville Administration Building (town planning, taxes, etc); across from them(Center St.) Savitz Pharmacy (small town pharmacy) across from them is Pizza Hut. Down Center St. on the corner is the nursing home but if you notice the building they pass with the sign UCMAC...United Christian Ministries of Abbeville County... among a few other things they offers services to help those who for whatever reasons don't have medical insurance. Then the Senior center. When they are at that intersection, instead of turning right going back to town square, turn left and go straight on Hwy 72 for about 30 - 40 min and you will cross the GA/SC state line. In a way Abbeville is in the middle!! It's awesome. One way to GA., 45 min to Anderson,SC & Interstate 85 (can take you to ATL 2 hrs 30 min) another way, yet another way an hour drive to Greenville. Charlotte, NC is almost 3 hrs drive another way.
How far of a drive to an ocean beach? I can see miles on the map, but that doesn't always translate well to time to drive it. I'm leaving Oregon to come out there, and know I'll want to take day trips to the ocean from time to time. Thanks for all the detailed info, and for the warm welcome! Oh, any good Thai or Korean or Sushi restaurants in Abbeville???
@@Faithful525 Hi, the ocean beaches like Isle of Palms, Sullivan's Island, Folly Beach, Edisto Beach SC are all going to be between 3 1/2 to 4 hrs. Myrtle Beach, SC is 4 1/2 hrs. So the ocean beaches would be more of a weekend getaway. However there are lakes & rivers in between. As far Asian cuisine, none really in Abbeville. Greenwood yes but I'm not a sushi fan so I wouldn't know. I've asked a friend but until then maybe someone else can share.
@@cathyhill2965 - Thank you! I found a great soul food place (Indigenous Underground), and the chef changes the menu offerings often. Might be able to get Asian fusion there if I become a regular customer. Another place called Fusion Express on Main Street, and YES, a Japanese and Thai place with sushi in Greenwood. I love spicy foods, so Lucky me!!
We are going to stay overnight next month after leaving our daughters in FL. I really want to get a sense of what it would be like to live there before committing . Can’t wait!
@@judith3774 Well we aren't able to stay at the Belmont as they don't allow pets, and our little pup will be with us after wintering in FL. There is one other place right in Abbeville without going a half hour away to Greenville . We want to stay in the town during our visit and eat at all the places the videos mention. lol
In looking at a state map please mention how close it is to Myrtle Beach - -- a great place to spend a day or weekend. Augusta, GA not that far either. It really is an ideal place for an old chick like me -- drs, hospital, senior center -- - companionship, etc. etc.
So exciting! This is such a beautiful town & your vision fits in perfectly! ITH is my future, the timeline is unknown, but you sure give me a lot to stay excited about! Thx so much for all you do & your commitment to providing affordable housing- GOD bless y’all!💕🐾
I'm originally from Baltimore, but have been living in Orange County, CA, for more than half my life. That red brick is giving me a serious case of nostalgia. There's so much space between people, cars, buildings. Room to breathe.
Indeed, a jewel of a place for a lovely ITH community. I love being so close to the beach too. Later I look forward to see how u plans to layout the community homes. 😉 Excellent info. 👍🏾 Safe travels Randy. Amanda, enjoy shopping for us in Abbeville. 😝 p.s. u need a drone Randy.😊
Thank you again! This is amazing. The time and effort of everyone at ITH and you two especially is greatly appreciated! This sounds like the ultimate location! I can't wait to see how this develops. My $10k check is screaming at me from my checkbook..."send me - send me" Lol... to be a resident of this community would be exciting! Thanks again! Love you both!
Seeing the beautiful homes with acreage in the area gave me an idea for Randy. Randy would purchase …for the right price…land with a fixer upper home or just needs cosmetic work with acreage around to develop into a tiny home community with the existing house converted into a community center for gatherings, office(s), meetings. I do think outside the box…incredibox👍👍
This place gives a bit of a Belfast, ME vibe to me, but without the ocean. It also has an old school downtown and the more chain and grocery stores outside of the downtown. If I didn't have kids in high school, I would be there yesterday!
Every home that goes onto one of his lots, it’s mandatory they are skirted, lots have to kept clean, no junk at all on lots, to metal carports, or metal storage sheds. Also, no rv’s, no old cars that don’t run, etc.
OMG!! I’m sold now that the beach is so close!! I’m a beach person and I definitely will be going there!!! It’s so therapeutic for me to visit the beach!!!
If you bought the farm too you could have some open lots and you could reforest over time from your forest property. Could have a community plant a thon.
@@jennysiebenthaler134 that’s great Jenny!! I wonder how many people they have now for this property. Randy said he needs 200 people/homes to move there!! I would think this will sell out fast!!
@@shirleythurston8317 So glad you and your friend have finally gotten your place in this beautiful ITH community. After all that uncertainty, it looks like the wait was really worth while.
Another Amazing project, in an Amazing community!!! If I only had the money, this would actually get me to leave Texas. I'm a fifth generation Texan, and I've lived in Galveston, Tyler, and McKinney, all of which are historical too. This community ticks off all the boxes. Wow, you've knocked it out of the park with this jewel! Bravo 👏 👏 👏
I lived in Plano for 45 years and my daughter lives in Frisco. I was just thinking the day before this came out how I wish I could find a small town like in Sleeping With The Enemy to move to. Then he posted this video. I want to move there so badly. I wish they would find a town like this in North Texas to build a community. There are so many available.

Looks like the closest station for Amtrak would be in Greenville, SC (1hr 14 min from center of town) and Greyhound has about 5 stops within about an hrs drive or less...
@@Swim136 I heard that as well. Isle of Palms the east coast, is almost 4 hours away. I'm very interested in ITH I love Randy and Amanda, Ace and everyone's fine construction skills and work ethic. Can't find that these days. My daughter lives in Charlestown, SC and I'd like to be close to her for Sunday evening dinner, so I looked into the drive times and it's about 3 1/2 hours' drive not 1 1/2 hours as they said in this video unfortunately. Isle of Palms is absolutely gorgeous, and it's located on the coast @ 30 minutes outside of Charleston SC Historic District. It's the beautiful Atlantic Ocean. I'm considering this little historic town though. Maybe I will open an interior design antique boutique. I'd pay up if it was closer to the beach and Charleston so let's get them to look closer to the coast as their next piece of land development. I have a feeling this project will sell out fast. Good Luck everyone!!! Love Kim, (Professional Interior Designer currently living in Maryland)
What a Beautiful community. I can imagine a very grand Or impressive entrance into the tiny community with big flowering trees and bushes, a community building that looks like a historic house with a white picket fence in front. So many possibilities. It’s going to be welcoming.
Wonderful way to revitalize an already established community. Abbeville looks like a true gem..all it needs (and got!) is a group of forward thinking, positive people to bring it into the future....with GOLF CARTS!! Congrats to you and to the town government for making this all possible. I see great things for Abbeville's future.

I don't live in one of the developments yet. I haven't used one yet or sell for them yet. I tend to remember what is said in the video's starting when they were at the leaky Egan plant long ago. I’m so impressed with this town! People worked hard on this project long before they ever contacted Randy. They got all the ducks in a row and then they had to call what, 3 times to get him to even come talk to them? 😂 This is how it’s done . . . Properly!
The lady seemed so timid but persistent and got the job done. Good for her! He should send her a dozen roses and a day at the spa for this remarkable find. 😄
Hi Randy and Amanda 😊I am all in on your vision! Love it. I am one of the people who will be living there and I can’t wait! Love you guys!!!!! So excited❤
Hi guys! Love watching this whole process! You are creating a whole community. Have you guys ever thought of adding edible plants/bushes into the landscaping? Free food for all to enjoy! Or a community garden space for the tiny home owners to grow food for themselves and donate through the community ? Keep doing all the good works!❤
Love this new location! We live in Charleston, SC and have been following you for awhile now. Our beaches are about 3.5 hours away! Including Isle of Palms. We'll be in Brevard, NC next week and plan on coming home by way of Abbeville to get a sense of the town!!
How do you like living in SC? My friend and I are really considering moving into the new community I’d Randy purchases it. I currently live in East Texas but I’m originally from Portland, Oregon.
@@Swim136 He did mention Air B&B favorably in the video. I should think that an owner who wanted to rent their home short-term during their vacation should be free to do so. The ones at the Newport site are used frequently, and I'm not aware of any problems with them there. They are very useful for homeowners who want to entertain guests or family for a visit.
A thought came to me regarding the I Box with window seat addition, how fitting to have it sandwiched between white picket fences, entrance on side. Privacy, and element of Victorian gentility, perfect for Abbeville. I'm looking forward to seeing this property develop with your model homes, custom homes and The Incredibox.
This is Monday September 9 as I'm watching this new offer. I want to be included in this new community in Abbieville. I'm coming in October to stay in an Airbnb, looking forward to going on a tour. Probably on the 17. Thank you
What a great little town and site .... This one is going to go fast ... Southern gardening is big thing as is southern charm... Here in NV it's a different type of gardening
I'd love to see your Abbeville tiny home community planned with cohesive exterior colors that fit the wooded community. Example... a mix of natural wood siding, and colors that blend into the woods, such as greens and browns. It would give the community a high end, well thought out and planned look. As opposed to exteriors of purple, or bright yellow, or turquoise... save that color palette for the beach. The wooded Abbeville property is beautiful... the houses that go in those woods should blend into the background to preserve the natural beauty.
My preference for color on the house I will buy is a light gray or a very pale buttery yellow similar to the giveaway house the mini Birmingham. I don't think you can or should be able to dictate what color a person wants for their house. Have you ever been to Charleston NC or Savannah GA? The homes there are beautiful.
It would be very helpful to provide a layout of the property with a drone or site plan for people to see the size and shape of each lot ie. 60’x60’ like the forest lots and would each resident have the space for a deck on two sides or just one in front and back…all around or? also an area for plants in pots or in ground!! Thank you!!❤️❤️❤️
Hi Andy n Amanda I can see a Beatiful homes . May you should get an air picture from a helicopter. To see betterment of the trail. Yes you have great ideas . God willing it works out . I would if I could. Like the idea 😊 , maybe use golf cart to get into town. Or a bike station . For those who can walk far . I would a 3wheeler lol. 😊 😅. Hi from Puerto RICO. ❤
I am surprised they don't have a community in Rogersville, TN. It has an adorable main street with a delicious restaurant with a waterfall, land is cheap. The Walmart is close by. I stayed in the Hale Hotel around Christmas and fell in love.
@@Swim136 true, but Rogersville is an extremely historical Tennessee town. Davy Crockett's ancestors are buried there. The Hale Springs Inn had 3 Presidents stay there. It has the 2nd oldest court house in Tennessee. It is home of Melungeons, a tri-racial group of people who tried to avoid discrimination of other areas. Both the Union and Confederates were stationed there during the war. They even have a crazy story about "Wild Bill" Sizemore. Every October they have a historical festival. I would think the town would be thankful for someone to bring a community of people to their town to help preserve the history. Just a thought.

I was born and raised in Oregon. I lived there almost all of my life. Now I’m living in Texas but so ready to move and I need a new start. My only son/child died in 2010 and I have horrible bouts of depression. It doesn’t help being lonely and no family anymore that I want to have anything to do with. My friend and I will be moving to this location. We tried to move to Newport but lots sol fast so we missed out. If this should happen as soon as I get my insurance settlement I am contacting you. I lived in GA, NC, AL and Texas so I am aware of the humidity etc. A tiny home really appeals to me at 82 would just have to have a bedroom downstairs.
One other question: since the town is wanting this so much, are any of the local banks willing to help loan people money to purchase a tiny home in this community?

Randy, My husband and I are waiting for a place to open up in Tennessee tiny town. But, if you can create a tiny town here in Pennsylvania- I'll write ✍️ you a check right now 😊!!!
Me too. The only thing for them to think about is the taxes are horrendous where I live in PA. We have about 3 1/2 acres wooded and property tax is $1500 a year but the school tax is $4000 a year. They're taxing seniors out of their homes here in SE York county.
@@lauriegladden6887 😂 omg Laurie, I'm also in York, pa. Yes, the taxes are insane around here, as well as the home prices for what you get now.. Not sure if it's possible for your property but if you could sell a piece of a useable acre or even a half, the husband and I would be interested.
@sweetness6500 I live about 5 miles by road from Harford county MD just west of the Susquehanna river right close to Peach Bottom Nuclear Power plant. Still pretty rural area but people from MD are being driven up here as people from the city have moved into eastern Harford county. Unfortunately the people around here keep voting in the same township supervisors which just ticks me off. The state reps just don't do much at all for the school taxes which for us is about $4000 and property tax is about $1500. The people around here don't want businesses moving in to help with taxes. The school board is a joke and they spend our tax dollars frivolously like putting in a astroturf field for the high school which they didn't need and that stuff has been known to cause cancer in young atheletes.
@araina5896 OMG! I've been trying to talk my mom into selling about 2 acres. The only thing is we are on a pretty steep hill in the woods. If you're interested in not having a big yard to take care of it could work. We're a Delta address but live in Peach Bottom township. We're also at the end of the road and it's pretty quiet here except for the neighbors on the other side of the valley. They love fireworks and shooting guns but that's pretty common around this whole area. It's not all the time though...lol
If you want that to happen, you'll have to widen your search there, get others involved & check out numerous possiblities & town & county powers that be. ITH doesn't have the time, people or money to check out any possibly viable properties. If its to be, its up to you to be it.

Can’t wait!

In looking at a state map please mention how close it is to Myrtle Beach - -- a great place to spend a day or weekend. Augusta, GA not that far either. It really is an ideal place for an old chick like me -- drs, hospital, senior center -- - companionship, etc. etc.

Don't forget to add a dog park in this new community....Also find someone with a drone so you can take arial pictures of the property it might help
I'm originally from Baltimore, but have been living in Orange County, CA, for more than half my life. That red brick is giving me a serious case of nostalgia. There's so much space between people, cars, buildings. Room to breathe.
Good morning from Syracuse NY Randy and everyone else thank you for sharing your adventures and information
Wow what a great location. Anyone putting a incredible box or tiny home there will be so lucky.
Indeed, a jewel of a place for a lovely ITH community. I love being so close to the beach too.
Later I look forward to see how u plans to layout the community homes. 😉 Excellent info. 👍🏾
Safe travels Randy.
Send your check in! My friend and I just sent our money in for two lots!! We are so excited!!
10k X 200 homes is 2 million dollars right. Plenty to get this underway
Yes, with a pool!
That too!
CONGRATULATIONS TO THE FUTURE ITH COMMUNITY

This place gives a bit of a Belfast, ME vibe to me, but without the ocean. It also has an old school downtown and the more chain and grocery stores outside of the downtown. If I didn't have kids in high school, I would be there yesterday!
Putting some restrictions on outdoor look of homesite would help, as example all homes must be skirted, etc
Every home that goes onto one of his lots, it’s mandatory they are skirted, lots have to kept clean, no junk at all on lots, to metal carports, or metal storage sheds. Also, no rv’s, no old cars that don’t run, etc.

If you bought the farm too you could have some open lots and you could reforest over time from your forest property. Could have a community plant a thon.

Wow, you've knocked it out of the park with this jewel! Bravo 👏 👏 👏
I lived in Plano for 45 years and my daughter lives in Frisco. I was just thinking the day before this came out how I wish I could find a small town like in Sleeping With The Enemy to move to. I love the property. Awesome town. Oh no, and a beach so close. I wonder about Amtrak, have to research that.
What beach?
@@CarolynAOdell Beach Lake by Augusta is under an hr away... Folly Beach (coastal) in Charleston SC is about 200 miles, Calhoun State Park Beach is 26 minutes away... white pointe beach (coastal) in sc is 3 1/2 hrs away, Myrtle Bch is about 4 1/2 hrs away... etc..
Lake Greenwood is the closest it seems. A very beautiful lake.
Randy & Amanda great information. 😊❤ god Bless you
This has got to be the most charming and cute city I’ve seen! Beautiful!

Love Love Love This little town!! ❤️
Meandering road is awesome ,reminds me of a high end development on the west bank of the Miss River across from New Orleans.
It looks beautiful and in a convenient location.
Ace is in his element,he is a hunting breed dog.
It would be very helpful to provide a layout of the property with a drone or site plan for people to see the size and shape of each lot ie. 60’x60’ like the forest lots and would each resident have the space for a deck on two sides or just one in front and back…all around or? also an area for plants in pots or in ground!! Thank you!!❤️❤️❤️
Google Earth to see the property.
Yes, the lots will be ample sized, similar to the Forest lots.

My question is how will these homes hold out in a hurricane storm Abbeville, SC?
Fabulous video and narration. I’m interested but at 74 worry about a big move like that. But I’m healthy so need to chew on it. Oregon has gone downhill since I moved here, brother passed away and not much to hold me here. Thank you again. I appreciate you both.
I have friends in Oregon and said it is getting so bad there with crime etc. Think about moving to this location I think you will have fun and meet some new friends.

Randy,
My husband and I are waiting for a place to open up in Tennessee tiny town.
