  • Is West Palm Beach the New Miami. Some are calling it Miami Lite and for good reason. West Palm Beach is quickly becoming THE winter destination for very wealthy snowbirds looking to puchase a second home and with almost 10,000 millionairs and 6 billionaires already living here and mutiple luxury highrises being built its easy to see why.

    Another great video, Paul!!! So excited to see the growth, development and promise of supreme beauty! Came here after 32 years in Goldsboro, NC to beautiful Westlake, FL in Dec. 23. Your videos have continued to spur me on and give me life! My college children have graduated 10+ years ago and at 57, it's my time now. Best wishes for caviar wishes ( if I ate that) and champagne dreams! Cheers.

    I've been house hunting around West Palm for the past week, to my surprise there's a alot of houses for sale in a small radius. This reminded me of downtown Brooklyn, New York when the locals wanted out because they knew what was coming.

    I lived in RPB (Royal Palm Beach) just west of the turnpike from 2003-2013 and visited downtown WPB frequently. Cityplace was very new and a nice the place to go. It even had a Blue Martini back then.
    When I visited last summer my friend there told me Cityplace had gone downhill since I moved back home to Texas in 2014. Now I heard on your video and Googled that they demolished the Macy's and the modern movie theaters. The buildings were relatively not that old however apparently their repurposed values today much higher (for now with certain financial models and 'lower' CAP rates). Also maybe they had some serious code issues and movie theaters across the US having really tough times since the pandemic and on-line movies etc.
    Now 'ALL' this developer money going into luxury high rise Flagler condos and NORA. I wonder how long they will last especially if we suffer a serious financial downturn or some even worse event?
    In Austin we have this very nice mixed use development north of downtown called the Domain and the first phase still lasting almost 30 years now.

    • @PalmBeachesPaul
      @PalmBeachesPaul  3 месяца назад +2

      I've never been to the domain but I used to live in Austin in 1989 and it was a fun city but I've heard it changed completely after I moved to Florida in 92. A lot of those condos are for the wealthy and those people aren't affected by real estate downturns as much as everyone else most of those people pay cash for those condos. I remember when city Place opened and it was brand new awesome and then I remember when it went downhill and got dirty. But now it's nice and clean again with some cool restaurants and still lots of shopping but now they'll be more places for people to live and be able to walk right down to the restaurants

    Hard to imagine that all of these offices buildings are gonna find tenants when virtually every other city in the country has huge amounts of vacant space because no one wants to work in an office anymore. But Stephen Ross and Jeff Green are way smarter than I am. So we shall see
