    This home is so beautiful, inside and outside!!! I love the style of the home as well as all the artwork, sculptures and furniture selected for the interior spaces. Amazing!!!❤❤❤

    Top level content... I can't wait to show this to people who claim building passive houses means super thick walls and tiny windows! Great insight from the homeowner and fantastic to hear from so many of those involved in bringing a PH project to fruition.

      These windows were huge, but the walls were a bit thick. 2x8 framing with 60mm wood fiberboard on the exterior, zip sheathing interior with a 2x3 service cavity. Siding to drywall it is around 15.5".

      This is a super expensive museum in a very mild climate, not a passive home. Absolutely nothing about this place says sustainability.

    Interesting video, thanks. I had to stop at 14:33 because everyone is talking about panelization without telling us what it is. Maybe they do later, but it is frustrating listening to this when I have no idea what the term means.

      Interesting point. Panelization for this project meant several things. The walls were built off site preinsulated with a membrane on the exterior. The Roofs and Floors were built off site too, but we left uninsulated due to the increased weight. The foundation was also built offsite and was concrete panel with a foam interior. The fact that these were built offsite and brought to the site and erected makes it prefabricated.

    Serious question. How could they not have thought of initially installing a dehumidification system in a PH home in 2023? Only a desert climate would have consistent humidity levels that you wouldn't install a unit.

      We have several dehumidification systems for this project and it is standard in all of our projects these days.

      The rust look is especially popular in the art/design world. influenced by RICHARD SERRA's Corten Steel monumental sculptures in museums around the world. . . When the rust is completed, it looks like brown velvet
