First Italian property rummage of 2022. My name is Nick Ferrand and these are my undiluted, honest and hopefully informative "One Take Italian Property Tours". Come with me as I tour this outstanding Italian restoration in northern Umbria near to the border of Tuscany.

The property has 6 bedrooms with 5 bathrooms and an fully independent annex. beautiful big swimming pool with stunning views of Umbria and Tuscany. Pristine countryside, lots of land, fenced garden, fish pond, 480 sqm, natural spring, gated, lots of parking, incredible!
The property is located on quite a long white road which has been mostly concreted by the neighbours at a cost of almost €200,000. Now that's a lot of money! The nearest village is Monterchi which is approximately 15 minutes away by car. Citta di Castello and Sansepolcro are respectively 35 minutes away, Arezzo is 40 minutes and Florence 90 minutes. Nearest airport is Perugia which is within an hour.
If you are looking to purchase an Italian Property in a beautiful location which is totally private, at a great price, I would seriously get in touch. The asking price of this property is €1,380,000 subject to contract.
Monterchi is approximately 15 minutes away, here you will find the museum of the Madonna del Parto (The Virgin Mary shown as pregnant) painted by Piero della Francesca. This is one of the most famous painting of the Italian renaissance period and a must see for anyone who loves Italian art.

An absolute jewel. The interior calm and serene with a beautiful mostly monochromatic colour scheme. I loved the armoire close to the bath!
Exquisite taste everywhere. Yes I could happily have the extreme right door knocker, you can have the other 2 Nick. The fishpond was the icing on the cake for me, "whoppers" in idyllic surroundings - would they appreciate the trees, rustling leaves? No doubt they would, of course.
I love it when you talk about each and every caretaker Nick. It never varies, they're ALL LOVELY, and that is exactly as you perceive them to be.

The camera may adjust but I bet it doesn't show just how wonderful those chianche are. I love terracotta but chianche on the floor is something really special and certainly not cheap to buy or lay. Real Quality. Thanks Nick. 1.38 seems a bargain.

Beautiful property. Nick, all of your videos of properties with pools, the pool is distanced from the main house. Is this common? Any reason for this? In North America, the pool is typically relatively close to the house.
Hi Allister, It depends on a number of factors; personal choice, terrain, access for construction, land registration, etc. Every property is different. Personally, I like the pool area to be away from the house but not to far. Best wishes, Nick.
