We and numerous homeowners of Amaia Scapes Binangonan under Ayala land Have experienced delayed turnovers and we are also waiting for 5 years since it was preselling, turnover was supposed to be last March 2022. we have been paying our monthly mortgage plus insurance since January of 2023. Their staff have no updates as well

101% DISAPPOINTED in AYALA LAND and BDO bank as well.. im amaia scapes unit owner in Batangas..i already paid the unit but sadly until now wla pa din TITLE saken..and hirap pa nila mkontak..kahit nkailan email ka na.you always get the same answer..im so frustrated na kasi di ko mbenta benta un house ko dahil dyn..ang BDO na dapat sana mgpursue ng title wla na din gnwa..😢😢😢 Ask ko lang po sir anu po kaya possible na gwin pra mapablis ang pgprocess ng transfer ng title under my name?

I think the company expanded through the different segments/brands with insufficient readiness of their backend office support to fulfill the clients' expectation of a smooth purchase transaction. I know the company is going overtime to catch up on this. I think the best way to do this is to continuously follow up through your agent/broker, AMAIA head office, their social media pages and if possible thru DHSUD. Just bought a property at Alviera in Pampanga by Alveo Land. I am very disappointed with their process. I have paid 6M and I have yet to see the contract. Also, the receipt provided says provisionary receipt. I am not sure what that means and that is. I have never seen a provisionary receipt here in the U.S. Ayala land is not what they portray themselves to be. I have a feeling, once fully paid, the deed will not be provided as scheduled. My observation: poor work ethics in pretty much all levels or they don't care. "ok na yan, puedi na yan attitude" . It's very disappointing to do business in the Philippines.
Be prepared to be disappointed many times by ayala and in many ways here. I have a kroma unit (alveo) and the business lounge is 5 years late getting finished.

Ano po kaya ang puedeng naging problema kaya di pa kami nagbbigyan ng resibo? Ung naunang payments naminnkpag issue naman ng OR pero ung huling payment almost 4 mos. Wala parin..

I would not waste my money in these subdivision communities, I'd rather buy a private lot somewhere more quiet and more beautiful views in the province. Buy a lot and build your own, you saved a lot of money, stress, and disappointments.

I would still choose an Ayala Land property over Rockwell because of the latter's experience in developing horizontal (gated communities), although this is a great opportunity for Rockwell to do their best and exceed Ayala Land's community, since it it their first luxury horizontal development.
