Paanong bababa? Ang daming land grabbers, marketing our land to the foreigners, and instilled mentality na investment lagi ang pagbili ng property. This is no longer the case. Interest rates for mortgages are still high, and if you know enough to follow the trends in US interest rates followed closely by the BSP, you know na bababa next year. Either you're leading people astray just to sell for FOMO or this is bad advise. People - home owners who try to use their properties for profits do not always win! We're reaching a threshold where renting is starting to make more sense while the owners marginally profit. Lots of mortgages default and properties unsold because they keep rising these prices selling to expats. Do not waste your hard-earned funds from the likes of buying a shoebox from SMDC just to be able to say you "invested" if you don't know how to split a good one from the bad. It is on the seller's best interest to always preach that every time is the best time!

Tried the white vans that go inside the Nuvali villages and i can tell you that they are NOT adequate anymore. There has to be more and bigger vehicles like a bus in order to efficiently ferry commuters within Nuvali. Been commuting the past week and the waiting time in the villages takes an hour or two. Very inefficient and a waste of time. If Ayala is serious about Nuvali's sustainability, then it has to improve the public transport within the Villages. Nuvali is still a VERY car-centric community to live in.

I live in alveo condo and boy the cost cutting is outrageous. Ultimo na 300 pesos para lang makasave isasave. And they have a new project which is over 300k per sqm which have crappy finish., All developers are profit driven
I understand and can relate! As a broker they are charging my client who is buying a Php15m lot Php150 pesos for TIN verification, I told them to charge it to me because it is very embarrassing. There are quality issues indeed, but in my experience they rectify it. Profit is ok, but better business sense is that clients are happy and satisfied. Thank you for watching!

Now, after seeing this video, all unscrupulous "build and sell developers" will just transform overnight into a "turnkey developer". Forget about those pictures, certificates, receipts and documents, all of which can easily be obtained, reproduced and presented as genuine by profit driven builders aiming for a quick contract and all these scam of cost reduction shortcuts will only be exposed after an earthquake ..🙄The foolproof way is to build it yourself, of course with labor and assistance from an architect and a reputable contractor, but only with the plans, specifications and actual labor. The owner should be the one to buy all the materials specified in the agreed plans and be ready to supervise and control the actual construction from day one up to turnover, if you're really aiming for no less than a quality build, period.

We call these track homes in the US…Cookie cutter homes. It means an owner was not directly involved when built. Philippines construction standard is less than what is the minimum standard in the US….lighting fixtures are missing in the Philippines…no screens, no HVAC…a bare unit literally means bare…ie raw cement exposed no finishing work. It’s different in the Philippines guys. If you don’t use CIP Concrete…The hallow block will likely be mixed in different batches and different qualities. Normal blocks in the west is around 1 to 6 concrete to sand…Philippines as much as 1 to 10…The blocks crumble literally powder. Rebar stock is often left exposed, this allows for water to egress into columns. Spalling will occur, fracturing concrete at the bottom. The thought is to allow for expansion of the building. Cap rebar, incase it. Don’t just paint it. Also rebar of mixed sizes are used in structural columns …nope. We are putting millions of pesos into a build, it better be to some standard involving skilled labor. Best advice is to be involved in construction.

Not an accusation, there are just builders who fall into categories, the typical “build and sell” who are primarily and only after profit and the “turnkey developer”, who is after the satisfaction of the client and profitability as well. Whether one falls in which category depends on them (builder/developer). Thank you for watching!

can you say that Avida is a turnkey developer, and how are the houses they built in their subdivisions?
Avida is the middle market brand of Ayala. Depending on the standard of the buyer, they can be used as a primary residence or a starting point of a renovation. AVIDA’s terms of payment is unbeatable vs having to build your own in terms of soft payment terms, but if you have the cash it would be best to buy their lot and have a turnkey developer custom make your house. Is there a source where I can find a list of such developers? I know I still have to do my research once I find a developer (e.g. see there work, what buyers/owners are saying about them), but I just wanted to see if there’s such a reliable source. Any info would be greatly appreciated.
Hi Jeff! Unfortunately there is no list. You will have to get recommendations from people who you trust. You have to talk to their previous clients. Some builders are initially ok, but when they over expand, their workmanship suffers. I, personally, am screening builders who I can call "turnkey Developers" who I can recommend to clients. There are more sad stories about builders and clients than happy ones. I am trying to help as many clients as I can. I personally have had a bad experiences in my own house project, that's why I can relate. Thank you for watching Jeff!

I have heard Ayala has a decent reputation among Filipinos. That being said, I don’t have experience with their homes. All of the homes in Nuvali appear to be nice. It’s high end to begin with. Crown Asia Velenza was fairly decent as well as South Forbes across CALEX.

Hopefully you are enjoying your vacation to California. I grew up in the San Francisco Bay Area, just north of the Golden Gate Bridge. Napa / Sonoma / Marin areas. If more condos become an option in Nuvali, we will consider it. Land ownership make me uncomfortable buying / leasing in the Philippines at this time. I enjoy the channel though.
I love the weather of the Bay Area, praying that things get better in the downtown, it is a beautiful place. There are condos already in the Nuvali area but nothing luxurious yet. Keep in touch! Thank you for watching @aboveitall9600!
@@RealtorMikeTan SF Downtown has really changed since Covid. It’s not nearly as tourist friendly as it once was. I tell people to stay outside the city, see the sights during the day and get out by night. Sausalito is very nice about 30 minutes from downtown SF. Parkway and Steps near Xavier are the options I saw last trip. It’s an odd placement for a complex as it’s not close to anything. Difficult to use as an Airbnb or short term rental as you need a car. Valenza isn’t bad in the Crown Asia neighborhood but construction and amenities are limited.
Hope you're having a good time and enjoying the great weather of SoCal. Imo, the best in the nation especially at this time of year. Visit San Diego if you have time.

The greatest innovations will be the simplest, most traditional ones we all want: quiet zones, strict zoning enforcement, actual reasonably-sized sidewalks, and BIGGER parks and green spaces. Napaka simple lang.

Taiwan is a nice airport. Excellent restaurants and customer service. Extremely polite staff. It’s their flagship airport. NAIA has a lot it can improve on. Hopefully the increase on the fees will go towards long term improvement. Some of the biggest issues revolve around customer service, baggage handling, and criminal activity. My personal experience hasn’t been great.

Hello Ian! I am biased with anything Ayala because of its track record on the price appreciation. Sonoma's developer lacks experience in the horizontal development. I have ready buyers in Venare but in Sonoma it is a challenge to sell. There will be commercial areas near Venare soon. Thank you for your question.

Hi Allan. Depending on the village, in Venare and Treveia there are 40-50 ongoing constructions, with residents numbering 80-120 per village. These are Alveo villages. Thank you for watching!
I think in Lumira, numbers start to increase. Our lot is in Lumira, had it like 7yrs ago na yata. Been planning in having to build the house . We are currently based here in Abu Dhabi.
