Great video Chuck! I started a position with SPG back shortly after the COVID drop with the scare for malls, my entry point was at $67 I've been enjoying this one and look forward to them recovering over the next few years!
@@richj011 Thanks, I invest in both SPG and MAC plus GUSH for oil since people weren't traveling and malls were closed, I thought those would likely be the things coming back before airlines or cruise lines, it worked out for me and I'm happy with the choices but it could have gone bad as well

When I place a limit order on a stock I really like, the low always turns out to be about 0.25% higher than my limit. 🤣. Have you found anything similar?

If I may pat myself on the back, this week, I studied REITS on the website and determined that SPG provides a good buying opportunity. So I pulled the trigger. So now watching this video, gives me confidence that I am learning to use FastGraphs correctly. Thank You !!

Stock is down 1.75% today. Seems like waiting until the debt ceiling debacle is behind us would make more sense than diving in this week. Stock does look enticing.
Hi Chuck, thanks for the video. Well done. I have had SPG for some time and it is on my list to buy more to go long on however my concern is their exposure to retail sector. Does this worry you at all seeing the digital world that we are in? That being said, many of retail businesses now have their online portals to stay competitive which may benefit the retail companies but not the retail outlets (lessor).
Hi Chuck, if the REIT company has assets for 33B$ and its market cap is 34B$ doesn’t that mean you are fair/overpaying for it? I mean it’s like buying a house worth 1m$ for 1.1m$ so I don’t think it’s undervalued it’s just fairly valued 🙂
Let me see if this helps. Those assets are generating income and net income produces value. Income streams produce value that is multiples of one year's worth of income. The income stream Simon Property group is worth far more than its current market value. Ergo, the stock is undervalued. Regards, Chuck
A business value is more than its assets. Tesla could sell all inventory and real estate and will not come close to its current market cap. That goes for many others.
Malls are dead realty. If they don't convert them to integrated "live-work-play" spaces, they will die out. SPG is not worth anyone's time unless and until they reposition their properties accordingly.
Thanks for sharing your view, but I respectfully disagree. Simon mall here in Tampa is packed everyday. The brick-and-mortar retail song has been sung for many years but yet people still come out in droves. Regards, Chuck

How do you replace earnings w FFO?
Use operating cash flow for FFO and free cash and equity for any FFO. When a REIT is selected these will automatically convert.

If I had to invest in a reit it would be O, historically much less volatile than SPG and it has vastly outperformed SPG in the long run.
