    Airbnb should definitely change the fact the guests still have 24 hours to process payment for last minute/same day booking. The day becomes unavailable on the calendar within those 24 hours. If the guest never process the payment you just lost a day of income. Same day booking should only have 3 hours to process payment and confirm reservations.

    I have been an Airbnb host for 13 years and I just added a new listing and a guest, who never read the description, gave me a 3 star review which will of course totally take away my Superhost Status. My biggest issue is that Airbnb will not allow a host to remove a review even when there is proof that the guest lied. 13 years and a brand new guest with one 1 review gets to ruin my reputation by lying. How is this fair?

      I had a similar experience. After 6 years of being a superhost, a vengeful guest who wanted to sneak in an undeclared guest gave me a 1* review and went ahead to say my bathroom smells and other horrible things. Airbnb refused to remove that review despite my proof that the guest even requested to extend their stay. They said the review did not break any rules. It was very disheartening. I respond to the guest in a very professional manner and pointed out that their review was retaliatory and reflected badly on them since there was evidence they stayed in my property for 6 days and even requested to extend without raising the issues raised in their review.. interestingly, guests who followed felt the need to mention the cleanliness of the listing and continued to give me 5* reviews, subsequently maintaining my super host status. It's frustrating, but hang in there, keep doing your good job. With time, good reviews will overshadow that one. You can respond, remember to be professional.

    Cameras in shared homes is a no brainer. It is a must and really hurts hosts and guests not to have them.

      I understand that in my property, I cannot have a camera in the living room because there's a sofa-bed there that is frequently occupied by guests; that makes sense to me, but eliminate the sofa-bed, and it would be perfectly fine to have an indoor camera that would capture the living room, dinning room, and kitchen. AirBnB shouldn't have banned that.

    I'd 1000% use the screen out locals, should it become a option for hosts. Stay-cation guests are so much harder on the property & never leave to visit the local sights (since they can see them anytime).

    As a host and user of Airbnb to travel, I have to admit that the system can improve tremendously.
    We just had a request from a guest with a very bad recent review, but his last review is very good, almost too good. We always screen the last hosts a potential guest has visited. Unfortunately and to our surprise, we couldn't access the last host profile page, like the host had dropped out of the system. We called support and they told us they couldn't do anything to help. Our gut feeling is that somehow it was a bogus really nice review from a bogus host.
    Airbnb should definitely offer better screening of guests

    They need to be willing to communicate faster when unlisting property from the platform.
    I had a guest cancel due to unsafe situation with gas, but that was not the complaint until far later…
    They said they were not happy and mosquitos etc…
    When I denied there alteration they later said it was unsafe.
    It was bogus, but the home become unlisted and I cannot talk to the senior amambassador who is assigned to the case. They need to communicate faster with host.
    They need to stop trying to communicate with host via email…

      Similar thing. Guests left the flat subjectively claiming that they don't like that flat (without cancelling)... And, right after we deny refunding them we received our 1st ever 1 star unrightfuly for nothing. They shut our support tickets with the very 1st reply - as fast as lightning!

    I would add to the list change the cancellation fee policy, I needed to cancel a guest within hours of a booking for a booking he made 9 months ahead for my property. I think the Cancellation policies for guests and hosts should be somewhat related. I do not think it fair Guests can cancel until 24 hours before check-in for a full refund whereas hosts can cancel 9 months ahead and be penalized 10%. I would understand the fee if it was under 3 months but not 9 ahead. What do you think?

    I'm a long-time ABNB renter. Ove the past few years I've rented a couple of flats that proved to be seriously misrepresented. So bad that I walked away and found another place to stay last minute. Quality control of listings is required. These unscrupulous hosts are going to destroy the reputation of ABNB. I now think much less of ABNB. I'm going to start using VRBO again for future stays.

    My worst guest EVER was a local dingus. We live in a mountain tourist town and our Airbnb is in an orchard. It's beautiful. He was getting married and we hosted the wedding and his bridal party -- cutting him a lot of breaks because he was a "local." They broke nearly every house rule, ruined a bunch of linens with bridesmaid's makeup, LEFT a bunch of their wedding crap on the porch AFTER checking out without any communication about the matter, then used the orchard gate code several hours later to re-enter (aka trespass) the property and got pissed at US because their items weren't still waiting for them ..... on the porch where they left them without permission ...... on the property they re-entered without permission. T I will NEVER rent to one of our locals again if I can avoid it. Sorry, people.

    They need an exclusive listings part where host only use Airbnb and then the guest and host get a discounted fees

    Sean you are the MAN. I Am manifesting working with you in 2024 & beyond. Loved Idea # 6 & 7! My shared room in NJ was destroyed, was left with vermin and smelled like dead animals. I placed a claim, sent photos, had other guests confirm my claims and nothing happened. The guests finally left after staying for 6 mo. & we literally had to throw away everything in her room. Airbnb needs to understand w/ homelessness rising more and more guests don't have any place to live. Loved #10 -I am the owner of several private room buildings. You are correct in saying cameras in the kitchen are a necessity. I lost a travel RN who originally said shed book for 3 mo. but after staying in a shared space with the guest I previously mentioned, the RN checked out due to the other guest leaving dirty dishes in the sink or on the stove. I'm not running a Dorm, so if Airbnb allowed cameras in the kitchen I'd be able to catch the culprit & take the necessary actions.

    Review system is completely flawed, it has to be mandatory for the next reservation or under some condition. Because no bad experience gets forgotten but more than 70% of good experiences dont get reviewed! this is so unfair!

    No cameras in shared kitchens is making it unworkable. Causes complaints from other guests re kitchen being a mess and no way to track who made that mess. And. I have also had complaints re a guest naked in the kitchen, but cannot prove which guest it was.

      Dont provide the kitchen. (Technically) and let guests known that you cannot officially offer the kitchen as an amenity because airbnb wont allow cameras in shared areas. But if the guest is considerate you’ll let them utilize the space.

    I've hosted over 700 guests in my first year with Airbnb for your help. Each video is highly accurate! I own an Airbnb resort with multiple listings. I can't toggle over guests that swap cabins mid stay. I'd love to change the front facing airbnb page of your listing to add multiple categories of content about the listing other than about the space. I have to remedy this using via touch stay guide book. But sometimes it's like pulling teeth to get people to click on a link. I'd also love your profile page to be a mini storefront with all your listings so people can shop around easy! I have a website but still Airbnb needs to be more creative and digestible for booking. I'd also love for them to update their listing to be more specific rather than general. We're in a forest and I've had people mark it as cleanliness because there were closed trails under construction.... difficult guests and reviews that can't be removed. It's crazy. I think there should be an interior/exterior rating versus "location" it's so confusing for unique stays and doesn't accurately present my listing in my ratings. I literally am a freak about my ratings and spend so much time so I can stay tops in the algorithm.

    You do know that Airbnb is going to try to hire you at some point right! ;). I recently had someone book it to have a hair dying party. There was hair die on all the towels and walls,...great ideas. I train my housekeepers with tests now. PS: That stone behind you is a smidge cheesy.... OMG yes please - direct booking take business away from those channel managers. They should also allow connection to locks.

    They should have their own inspectors, not rely on guests who have a conflict of interest.

    APIs to other platforms is great for Hosts and Airbnb as cost-wise cheaper for hosts as you mentioned and for Airbnb much better because of the data they would collect like Amazon does with their seller marketplace. I don’t know if they’ll have think outside the box like that but Brian Chesky is smart and hopefully he thinks about this. Better for them even than the for the host.

    I agree with certified housekeep training. Great suggestions. Another one is to settle claims for hosts faster. I'm still waiting on one from the middle of March. Meanwhile I have put out the money to pay the cleaners, replace and repair the items.

    Bro you are looking for way more indicators than are necessary. I recently had a guest inquire aboit a property. They stated they checked into an airbnb and it was bad. They left, and then had to stay in a hotel, for the coming week, and it was going to be very expensive. They asked me to slit my throat on the price. Guests dont view an airbnb as valuable as a hotel, in the same city.

    They should make guest look for pet friendly properties, Not assume they can bring to any property, without telling the host, My friend has a identical apartment to me and a gust smuggled in a cat not she cannot get rid of the smell it looks like she will have to take up the laminated floor, meanwhile she is not able to rent out her unit, is that a violation of house rules,

    As an owner who subs the management to my cohost, I would also very much like to have an overall cohost rating. I can compare my STR to a lot of others in the same neighborhood with AirDNA or what not, but I'm unable to know my cohost average rating over their entire portfolio. Some of the guest experience results from my investment choices in design, and some result in the cohost customer service. I'd love to get quants on that.

    I like local guests!!! Some need transition housing until improvements are done to existing or new home: insurance claims, under contract home buyers, rental condemnation, contractor delays, etc. Also, locals frequently book for their elder visiting parents.

    I have seen airbnb's for sale (as real estate) and they tried to sell it as a BUSINESS BUT NOT WITH THE LISTING and reviews,...! - so very good idea.

    Im a super host and had a terrible experience as a guest at a property in Hawaii. We had no running water for a full day and the owner was a douche bag about it. He told me to use a bottle of water from his office in the building. Airbnb was zero help in finding me an alternative place despite assurances. As I was cleaning and leaving despite having paid for the night, the host threatened to call the police on me. We were so chill and broke no laws. Typical Ken behavior. It was really crazy. I HATE not being able to screen guests. With all the squatting going on and gun crime, we should know who is coming into our place

    I’m a private room host and I still keep my cameras up in the shared spaces for the exact same reasons you mentioned. Airbnb definitely didn’t think about their private room hosts when they enacted that rule.

    Buying an AirBnB listing sounds like the worst idea unless you are at least the second best operator in the area. The seller has other AirBnbs and will crush you after taking your money

    Due to the camera policy I will not join Airbnb. If I cannot monitor the doors on my rental home to monitor who is coming and going and to secure my belongs in that space I’m not willing to risk making my rental home a member of air bnb.

    There were many things i didnt want to see with cameras in shared spaces. i removed the cameras in shared spaces long ago.

    Its not AirBnB policy, you'll find its the law in many states & country's in regards to cameras.
    Maybe their should be a rating systems for guests, criticism can go both ways especially if the guest agrees.
    That way guests could be privately informed if they are habitually doing the wrong thing by accident/ignorance and or rewarded for being a good guest.

    If Airbnb had any genuine transferable value to the property given all the bullshit that may have been dumped upon property. At this point it would be better to dump the past, start fresh, since Airbnb gives a boost to the New Listings and start over.

    I am. big proponent of cams and have rooms in shared spaces, but I do not believe in cams in kitchens and other shared spaces. Means of egress(i.e. front door, back door), yes. Especially if you are renting an apartment and cams are not allowed on door locks or otherwise. You need to be able to confirm guests and track who is walking out with your TV, but not going to the fridge in their nighty for a drink. Creepy.

      We are worried even for our external and communal cameras - even though we have a full detailed explanation in related amenity field.

    But... the new host is not the same as the old host. The whole point is the listing is a representation of the host's service and their hospitality. It's not just about the physical space. So what if the new host is not as responsible as the old host?

    the host invest millions on the property and airbnb punish you blocking your listing for a bad guest review who didnt like the place vs the guest who can always change the app and book in 10 different options with very little cost to the guest

      Because Airbnb encourages them by advertising guarantees that guests will get refunds if they are not happy. Airbnb is very generous with the hosts money!! Great to see a company do the right thing by the consumer by fucking over their business partners. Maybe we should ask FTC and DOJ to investigate them for abusing their market position.

      I've noticed this trend for far longer. I see it tied to the commoditization of our properties. Travelers no longer see them as private homes--let alone themselves Guests in someone else's home.
