If you increase your allowances such that not enough is being withheld from your paycheck you *DO* have to pay quarterly estimated taxes even if you do not have other income.
Don't jinx the Ritz man. That's one of my keepers. It was an agreement that Amex would be the only one to market the Marriott high card. I think since the Ritz was a unique product on its own that Chase made some argument to keep it around possibly in case they can try to win the entire portfolio back.

RJ my dude, don't be cheap and get a tax accountant. Like you I do a lot of real estate and I held off on hiring an accountant probably for too many years. I pay my accountant $2600 a year and he has saved me in the mid five figures over a few years and probably kept dozens of hours of my time. Worth it 100%

On the Q3 that is my worst fear on banks and credit unions something going wonky on the balance record.
