    I have 3 rental units, a duplex and a single family house. I'm also collecting my Social Security. I repair, remodel and maintain my rentals. Are these rentals considered active income since I actively work on them?

      Only if you pay yourself. Don’t pay yourself for repair work. If you pay yourself from your rental income, it becomes earned income.

    The Capitalization (CAP) rate and Cash on Cash Return (CCR) are determined precisely by:
    Your lender's quote for: Minimum Debt Coverage Ratio (DCR), Minimum Annual Interest Rate (RATE), Maximum Amortization periods (TERM), Maximum Loan to Value (LTV) ratio.
    The RATE and TERM calculate the Annual Debt Constant (ADC).
    CAP = DCR×ADC×LTV; CCR = (DCR - 1)×ADC×LTV÷(1 - LTV)
    Your Equity to Value (ETV) ratio is ETV = (1 - LTV), your Equity (EQT) is your all-in cash out of pocket to close, carry, and renovate.

      Actually, Equity is the difference between what you owe and fair market value. Period. Its more if you put more money down or repair to increase value.

    I know you count it in operating expenses, but Property Tax pays for a hell of a lot of stuff too, so lets not think landlords dont contribute.
    plus if you have a corporate managed large holding of real estate youre still going to need to end up paying yourseld income to buy your food and gas and pay regular income on that.
    but absolutely Investment Properties are a great asset for building wealth!!!

    I'm curious other than their King status, what makes FRT a good REIT? It has a low dividend yield vs other REITs. Maybe you see something I don't. I kept watching videos to understand why buying a personal house is not considered a good investment vs other methods. I'm all about learning and thanks for the videos, I do find lots of gems.

      I believe he mentioned FRT mainly because of it's Dividend King status...(IE, Safety). But realize two things --- when he made this video, the stock was trading for ~$80/share, and it has appreciated a lot since then--if you bought in Aug 2020, you would be making a higher dividend than if you bought it today. Also, the fact that FRT has paid dividends for 54 years without missing a quarter, the dividend is very safe. The company will do everything possible to maintain the dividend, and in-fact INCREASE the dividend, in order to hold onto that Dividend King title. In 2020/21, many other REIT's cut their dividends. Since Aug 2020, FRT has increased theirs twice by a penny each time (this was historically low for FRT--but still an increase. Analysists expect them to more than double that increase in the next two years). It was a super-safe recommendation for Toby to make at the time because the share price was low due to Covid (not anything fundamental to the stock), and he pretty much knew with certainty that the dividend would increase... so anybody who took him up on the recommendation has made money, and has additional shares if they reinvested those dividends (if they bought 100 shares, today they would have 108+). If you are wondering about buying FRT today, you probably noticed that the stock did return to historically "normal" levels above $130 (from the low of $60 something during the Covid selloff), and has since come down to a much more reasonable price right around $100 (it dipped below $93 on Jun 16).

      A personal home you live in costs you money, it does not generate cash flow. If you intend to live in it before you fix and flip, then possibly its an investment, but you then have to move. If you pay down the mortgage you can leverage the equity for down payment on more investment property. In this sense, its an investment. If it takes 30 years to pay it down, in theory it will increase in value according to the market, but you can only take a loan against its value or sell it to get cash for anything you need. Then it either costs you money again, or you need to move and pay money again....not such an investment. That said, you need a place to live. If you purchase wisely, it can cost LESS than renting. Also, you cant be evicted in a pinch like Covid unemployment. You must be foreclosed on. And the bank will work with you. In this sense, it IS a benefit, but not necessarily an investment.

      You will pay ordinary income taxes on all IRA withdrawals, regardless of source (interest, dividend, capital gains, options)

    Hi Toby, I live in my single family house and I would like to turn it into LLC but this home is not yet paid off. Can I put the house in LLC? I plan to have an ADU at the back of the house and live in the ADU and rent out the main house. Is it ok for me to live in the ADU if the house is LLC? Thanks

      Yes, you can put the home into an LLC and it would be okay for you to live there as long as the LLC has a legitimate business purpose such as renting out to tenants/guests.

    How can a person avoid paying capital gains on the sale of a house as a single person over $250K if you don't have any other investments to offset the capital gains?

      This will become very specific to your situation and what the totality of the circumstances looks like for you. The 121 exclusion is definitely very powerful to limiting taxes you pay on gains. Don't forget to factor in your basis in the property as well. We do have tax professionals here at Anderson Business Advisors that are well versed in tax strategies.

      Its tricky. Certain ones you just trade, but if you own stock you can sell options to buy, etc. For my little account the stocks were a bit rich for me when I first started. I found a commission free trading platform to practice with options. You have to be very good with the charts, and use risk to reward ratio to stack the deck in your favor. With my tiny trading account I didnt make huge profits over night, but sometimes $140 or so on a trade.Also lost some, but if max loss is $20 and max gain is $200 and I got $140, Im good. I can lose 2 out of 3 trades and come out ahead. Personally, I think stock is better to buy and hold and trade currency instead, but Toby's option strategy seems good if you can back it with dividend stocks.

    I bought my first rental right before covid and the tenant squatted and didn’t pay even though he was working and having others stay there and pay him.. horrible time.. for two years I paid his rent.. $10k on lawyer that failed.. finally i was able to sell it after a long battle… I also never got anything out of the situation.

    Thank you for all of your videos. I have a question about being on social security. I just filed to get Social Security and calling to the Social Security Department you get a different story whenever you speak to a different person. They are not very knowledgeable. I'm 63 years old and took early retirement and I still need to earn money. If I do 1099 work like doordash or making medical supplies deliveries or something that's not necessarily going to make me Rich, but just to have income to survive on will that affect the amount of Social Security that I get each month? I know it would if I made over a certain number of dollars with a regular job. Thank you!

      While Anderson does not practice in the area of Medicare, generally whether the income is W-2 or 1099 the amount will be the deciding factor on whether or not your social security income will be affected. We strongly encourage you to reach out to an expert and your tax filer to calculate and fully understand those details.

    TimeSaver Summary:
    - The first step is to follow the 70/30 rule - live off 70% of take-home pay and invest the remaining 30%
    - Of the 30% invested, 10% should be given to charity, 10% used to pay down debt, and 10% invested
    - The second step is to diversify investments according to the 30/30/3010 rule:
    - 30% in income-producing dividend stocks
    - 30% in real estate investments like REITs
    - 30% in managed funds that mirror portfolios or include ETFs/private placements
    - 10% in cash
    - The third step is to leverage existing assets by borrowing against them at low rates
    - This could be through a margin loan on stock portfolio or HELOC on real estate
    - The money is used to purchase more assets or luxury items
    - As long as the assets are paying off the loans, not the individual
    - The goal is to focus on passive income streams from dividends, rents, royalties, interest, and covered call options on stocks

    Housing as Passive income: 1. There are millions of people unable to pay rent or mortgage deferred. These homes will Flood the market and crash housing market. Especially cities like Las Vegas where Casinos are laying off People in Drones. What are your thoughts on housing market crash.

    A lot of dividend 'aristocrats' and 'kings' pay such low dividends and increase them so slowly, it's all but worthless. I think a company in a solid industry which has been paying decent divs reliably for several years is a better bet than one which has been paying tiny divs since I was a boy. If I am hiring someone I don't want to know what their grades were for third grade math; too long ago to be of any relevance today. I buy nothing BUT dividend stocks, and I don't think a one of them is a 'king' or 'aristocrat'. A stock IS one of those, until they are not. I'm all in favor of dividend income as you are, I just don't ascribe that much value to divs paid 25 or 40 years ago.
