    Thank you so much as always for sharing your knowledge. You have no idea what an impact you have on small time landlords. I rent four properties in Scotland rent ranging from 550 to 575.

    Does seem to be some positive changes in the market. However, it also seems like loading up on debt and therefore increasing risk is also not the best thing to be doing? With potential price drops, uneasy interest rates, feels like the perfect market for leveraged investors to get caught out - e.g. BRRR investors. Thoughts Ranjan?

    Th e Govt. and banks and economists SAY inflation is falling, but the reality is that the price of Rice and Pasta are *still* increasing in the shops. Nearly every week I see yet another item increased in price by about 20pence, or MORE.
    However, nearly all the other points you mention are to the good ...

    This has been announced today by our Exeter City Council -
    Councillors will also discuss the new Article 4 Direction, which restricts the ability to convert regular homes into Houses of Multiple Occupation. This has been consulted on and approved by an inspector and will be introduced after we legally need to wait 12 months.

    Isn't the elephant in the room Labour's plans for private rented properties The end of no fault evictions, the end of automatic eviction for rent arrears, licensing of landlords and possibly most stupid of all rent controls
