  • We just finished framing our new walls and brought our plans into reality with this new and improved mobile home layout. We eliminated the long narrow hallway and gave the home a more open feel. We also focused on remodel costs, weight distribution, and creating functional, flowing spaces.
    We are a DIY family trying to build a better life. We like to share projects and regular life updates. Our goals are to create a happy home, live healthy, develop our life skills, and see where our life leads us.

      Good idea..I prefer looking out the window when doing dishes. It makes the job more enjoyable.

      @TheThriftyWoodworker I have a dishwasher, but some things can't be put in it, and I do a lot of cooking, not a cup and bowl occasionally. There are compact dishwashers to put in small spaces or for those people that don't have much to wash...I like the one that is like a drawer type..kind of nifty!

      Yes a window. I don't have one in my little kitchen. I also don't have a dishwasher so i hand wash everything. It's boring not having a window to look out out.

    I agree with the other comments about a small window over the kitchen sink if possible. It does make such a difference to the person in the kitchen doing kitchen chores like cooking and dishes. Can’t wait to watch the progress!

    Make the corner where the table will be…a banquet with storage under the seating…. Also, a kitchen window over the kitchen sink is so important!

    Great new layout! I would consider a window in the kitchen. It would add more natural light and help that space look bigger. Also would be nice for more ventilation when cooking.

      We will be installing an exhaust hood over the range. The dining area window and living room will give the kitchen lighting during the day.

    Good job! Part of the reason we picked the layout of our own home, was that there are no hallways. No wasted space. I can't wait to see what you do next. I spend a lot of time in my kitchen and love looking out at my beautiful back yard. For that reason, I would have to have a nice window there. Perhaps, since this is your special place of rest, you don't intend to spend that much time in the kitchen. I love how practical you are!

      The house I live in now has a kitchen with no window over the sink. It has a cutout over the sink through to the living room, I don't enjoy gazing into my living room. I really miss having the natural light and outside view a window would've provided. I know it was done to minimize plumbing cost but my kitchen layout could've been so much better with a different placement of the kitchen door to the deck, different cabinet and sink placement and sink above window. It would've meant less than 20 extra feet of plumbing total. My mom and I know it had to be a man that designed this place.

    I think the layout is awesome. It will be so nice for a small family, single person, senior citizen couple, etc. Very doable and I'm sure anyone will be happy with that layout..I know I sure would as a single older person. Extra bedroom can be guest room, craft/ hobby room, nursery, etc. Love it. Glad to see Stan has decided to take a seat and relax after all that standing around he has been doing. 😂

    Love the layout! A kitchen window would make it less dark in that area. A built in kitchen banquette for your kitchen table would be nice. Oh so many possibilities! Love your design though. How exciting!

    I love the layout. It’s unique, not cookie cutter. Can you, or might you put a window above the kitchen sink? It wouldn’t be as big as the other windows. I agree with you about putting a couch in front of the window. I don’t like standing on the couch in order to open a window or close the curtains. You can feel proud. It’s looks so good.

      I heavily considered a window for the kitchen counter area, but opted against it for several reasons. It just wasn't going to work and wasn't worth it.

    Small window in the kitchen is a good idea. We have an older home and the kitchen window faces the street, which has it’s positives, but if it faces the back yard, you can see birds if you have a bird feeder, garden, or outside living area, and even the kids when they’re outside playing.

    Half the size of the laundry area with a stack washer and dryer and put the bathroom door next to it closest to the back door. Get that bathroom door away from the kitchen.

      Have to say I agree a bathroom opening into a kitchen is not great. My son and his wife lived in an apartment and I hated using the powder room that opened into the kitchen. It was a poor design because it could've opened into a hallway wall, guess it was done to save on a few feet of plumbing. I used to go upstairs to use the full bathroom up there. I lived in a place once where the only bathroom opened directly into the living room, that's bad too. Guests would be over in the living room/dining room area and even with the exhaust fan on everyone could hear things from inside the bathroom, eww, lol. Putting in a stackable and having the door to the bathroom there in half the area designated for the washer and dryer makes more sense. The stackable can still be over the better supported area.

      I had a friend with the downstairs bathroom right off the living room. I too would go upstairs to use that bathroom in privacy.

    Even a small window in the kitchen over the sink, natural light is always great, its odd without it, I've been in houses with no windows over kitchen sink it was so depressing.

      That's how our kitchen is now, we have no window over our sink, and we're not even phased by it.

      People are really tripping over this. I don't have a window in my kitchen. I have a window nearby. If I'm going to hang out and stare out a window, I'll just sit there. Drink my coffee by the window. So strange!

    Window at the kitchen sink. Plenty of wildlife around you in that area. We did one for our mobile home rebuild. 30x60 picture window. Watched deer this morning while making coffee and making breakfast.

    Excellent design. We lived in a farmhouse that had a bathroom off the kitchen. Worked well for at least 50 years. Mom had a deodorizer in the bathroom. Never a mess and never an unpleasant smell. Mom was a nurse, so the kitchen was Immaculate, as was the bathroom. Anyway, your design is so smart. Both bedrooms are fantastic. Bedrooms need that sense of light and beauty. The galley kitchen in the hallway is spot on. We had a tiny round maple table with 4 captains chairs in our little kitchen quaint but it worked great, so the little dining room will be cozy and memorable. Just amazing design. You could market your custom designs!!!

    Love the layout! I always think of all the extra running of plumbing etc. Keep it together as much as possible. Again, love it.

    I love all your design choices except the compromise you had to make where the bathroom opens into the kitchen, but you can’t have it all. All good design is good compromise. Great job!

    If you can, add a utility sink to the laundry room. Even if it’s not big. I so miss having one. It’s great if you have to soak something for laundry, or cleaning up paint brushes, even wash a small dog!

      I have to agree with needing a sink right at the W/D. Even if it meant just adding a hot/cold tap right over the washing machine so you could use the washing machine as the sink. It makes a huge difference to have it there. You could get a large washpan and set it on the washer, fill it with water (using one of those pot fillers people have at their stove or those fixtures with the hoses attached that people are using at their kitchen sinks, I love mine), let something soak or wash the little dog and then dump it into the washing machine (or out the back door, lol). Anyway, that is one way I thought of to add it even if you don't have room for an actual sink. Just add a fixture above your washing machine hookups. It shouldn't take a lot of plumbing.

    I love watching your progress and ideas! I own an old mobile home, from 1979. It’s about 890 square feet, two bedroom two bath, with space for a full size washer/dryer in the hallway. We renovated it once and I absolutely loved living there- except it didn’t have central air and we are in Florida. Now it’s been gutted again and I wish we could start over again. It would make a great place for me to retire in. But it’s just not feasible right now. Watching your videos allows me to dream of the possibilities though. One thing I think makes a huge difference is the windows. Installing wood frame windows, as opposed to the typical mobile home windows, adds so much character.

    I lived in a similar sized home with a very similar layout. I shared it with my husband and two sons, aged 10 and 4. The only bathroom was off the kitchen exactly the same way, and it was never a problem. We also didn’t have a window above the sink, and that never seemed to be a problem either. The one problem it did have was the kitchen being huge compared to the living room and bedrooms. If they would have made a galley style kitchen, it would have doubled our living room. We literally only had room for a couch and 1 chair there.
    I think your layout is great. I appreciate that you made the living room and the bedrooms bigger. Good job of making a small home into a comfortable one with big enough bedrooms and living room area.

    We’ve lived in our home with the half bathroom off the kitchen for 8 years and since it has a good exhaust fan in there we have never felt it was insanitary or smelly. We have 2 full baths upstairs but who wants to run upstairs and downstairs to use them?

    We had a bathroom off the kitchen and ended up not liking it because sometimes someone would leave the bzthroom and then people in the kitchen would get a whiff of sticky air.

      We don't have that problem. We installed an exhaust fan for moisture and odors (if needed). The bathroom door has to open to some room somewhere.

    Bathrooms accessed from kitchens are a bad combination. I know you guys are “different” but…Great job on everything you’ve done so far!

      There is an exhaust fan installed (and a window) in the bathroom if anyone has odor problems.

      Even with a window and exhaust fan it’s still a bathroom. Not a good idea for the kitchen and bathroom to be connected.

      That doesn’t mean it’s a good idea! I’ve never seen a floor plan with a bathroom off the kitchen. Anyway if that’s the layout you want and you’re fine with it then go for it.

    Hello , I've been watching your progress. Wow, you have a lot of energy and are a very good framer. After seeing what you've gone through to get to this point, I will not be attempting a mobile home restoration.
    I love your new layout, great ideas. I think the galley kitchen is a great idea. One thing, why. not put a window above the sink in the galley kitchen? I've seen your work you can easily do ti. I think it would make a very nice kitchen.

    The layout is very cool! They say the kitchen is the heart of the home and you put it right in the center! I never liked the long dark narrow hallway in single wides either.
    Love how Maverick knew you were wrapping up the video and jumped up so he could say "Bye". He is so cute 😍

    I have lived in mobile all my life I'm 73. I love the layout plus I traveled with an 8ft x 60.with my kids as a ranch hand in Colorado. So we just took it where ever we were working .I broke and trained cow ponies for dude ranch.
    We have a 2004 30x40 .

    I wouldn’t want someone listening to me going to the bathroom while they are cooking or chopping a salad in the bathroom. The bathroom door opening to where the laundry area is more appropriate. It’s not about clean bathrooms it’s about privacy and comfort of going to the bathroom in peace

      We prefer the door opening more central to the home. Barely any noises get through walls, and we will be installing sound-proofing insulation in the walls. I really wonder how so many people are able to use public bathrooms where there is almost zero privacy or peace at all.

    Oh so thrilled! You did good. I like the layout. Not crazy about the bath across from the kitchen, but functionally, it works. And really, with a good fan it should be fine. It's a small home so I doubt there'll be more than 2 people. However, still stumped on usage of this property. Is that next....telling us more about its purpose??

    Huge kitchens are a status symbol for most people, I'm amazed at how many HUGE kitchens go unused because it was just for looks and not for preparing gourmet meals. I know some people do cook extravagant meals, I did too when I was young, but simple and quick is good too.

      We do all home cooked meals and have a small kitchen and it works great for us. I think I would get lost in a big kitchen.

    I definitely agree with a shower instead of a tub. Old school thinking was if only 1 bath must have a tub. I’m building a mini home and putting one bathroom with only a shower also.

    I have a very small house 950 sq ft. The layout is wonderful. My vacuum cord can reach the entire house yah. Good job

    Please rethink having the bathroom door opening from the kitchen! if you have to, you could do a stacked washer and dryer and put the bathroom door on that side. I also agree there needs to be a window above the kitchen sink.

      I may be a little OCD, but the last thing I want to think of while preparing food, is a bathroom right behind me. I think @devonnep.7126 suggested a really good possible solution. After all the work you have done so far, you may regret not having put a window above the kitchen, especially in a galley kitchen. Otherwise I think you have a great layout planned. Hey Maverick!

      We're not rethinking at this point. The plan was finalized months ago and all the framing is complete. We have it planned very well and very carefully. I know a lot of you guys think we are ignorant people who have never lived in a house before and don't know anything, but we actually know quite a bit more than you'd think. And we think deeply about all kinds of things, and have real life experiences living in a variety of homes and know a lot about home design.

      We lived in a small townhouse for years with a half bath off of the kitchen. It was out of the traffic flow, it was convenient, & I never recall it being an issue!! I don’t know why this layout is bothering so many people!!!

    Long time coming to see the final floor plan - I think it's an EXCELLENT Floor Plan. It makes so much sense in everything you explained and then some. I personally, like a galley kitchen. I have one now and it's my favorite of all the kitchens I've ever had, tons of cupboard space, enough counters & can reach everything. I know you don't like windows above a kitchen sink, but that is something I would have done; nice to see out the front while at the sink. I really like how you contained all the guts and major workings in the middle, brilliant idea! Nicely done!

    The layout is great. I love having the main bedroom up the end with the big windows. It makes great sense to put the second bedroom up the other end and keep it balanced.     I've really enjoy watching your projects evolve with both your house and the mobile! I think the mobile home's new layout is much better than the original floorplan. My only thought is maybe you might consider at least a small window in that kitchen area as it's very dark there and its very small. A window will add light and help it not feel so much like a cave. If not a window looking outside to the yard then maybe consider a skylight in there. Love you channel! Can't wait to see the finished mobile as well as watching all your other projects! 😊

    Love the floor plan but the kitchen needs a small window for light and ventilation. I think it would make ot brighter❤

      With the end design that we have in mind, I think it will look really nice and you won't even notice the lack of window. It's going to be kind of unique- if it works out.

    Think about using a top and bottom washer/dryer and put the water heater next to it in that space. Open up the water heater closet for a larger dinning space.

    I love the floor plan! But I would miss a window in the kitchen for natural light and a view while washing dishes.

      We actually hand wash dishes and personally we've never looked out the window while washing. We just look at the dishes and focus on what we are doing. It only take a few minutes anyway. It won't be a big loss :)

    I would put mirror tin on them windows. That way you can still see out ,but no body can see in. Pus it will not cost a lot to do.

      There's a window right at the dining area which is part of the kitchen.

    The new layout is great! For a single person, it’s a nice layout with plenty of room. I would use bedroom with the bay windows as my office. Your thoughtfulness and planning turned out great. Good job 👍.

    That galley kitchen might be unique to any single wide mobile home on earth! I think that’s going to look really cool while dumping those typical old 2’x20’ hallways. This gonna be a pretty sharp unit!

    WOW! I love the layout. I agree with Ashley about the tiny bedrooms, I don't like them either. I think a small kitchen window would be a healthy idea, due to cooking and if the food hits the burners, you now have to deal with smoke. Maverick is so sweet!!!

    I like the layout, especially not having a long dark hallway! Lots of comments about a window over the kitchen sink and bathroom door next to the kitchen but you have good reasons for your layout and it’s your house so do it your way! 👌💕👍

    you certainly figured everything out to be most efficient and simple without comprimising he functions of the appliances and utilities, most people wouldnt have done that, I like all the layout and everything you all have done to the home, I notice mavrick sits and waits to say his little "bye" at the end of the videos when he is there

      The 2 small bedrooms before were so small, they were the size of postage stamps. The creation of a nice sized one at each end is nice. And they are split apart, so they are more private.

      Bathrooms opening to kitchens is normal. We have 2 bedrooms. That's what the house originally had. It's only a 780 square foot home. It would be impossible to add a 3rd bedroom.

    A window over the sink is necessary I like looking out the window even though a dishwasher will be installed also that big window in the bedroom I would put that in the living room to make it look more like a house and put 2 double hung windows side by side to make it pretty. I can’t wait til you get the wiring complete and the drywall hung then you can tell better

    I like most everything you’re doing with the exception of the bathroom opening into the kitchen. That is just a big NO for me. The only other thing about the kitchen I’m iffy on is the fact that there are no windows. Kind of dark. Nice lighting doesn’t make up for natural sunlight.

      @@valentinat3250 Yeah… Two rules. You don’t want to open a front door to be confronted with an open bathroom door down the hall, and you don’t want a bathroom door opening into the kitchen or dining room.

      There's a window in the dining area, and the living room will also supply natural lighting. I don't understand why the bathroom next to the kitchen is a problem. People just need to have clean bathrooms and exhaust fans if smells are an issue for them. We installed a fan in the bathroom, plus it has a window. Personally, we aren't smelly people and our bathroom is clean, so we just can't relate.

      @@diyfferent I totally understood that when I wrote my comment; however, I and others here are thinking like possible buyers of this place in the future. Unless you’re going to pass this abode on to your daughter, this place will eventually be sold. It is not about if the bathroom is clean or has an exhaust fan, it is the esthetics. Plus others may not keep as clean a bathroom as you, or my need to worry about smells (despite the fan) that are beyond their control. I guess the only saving grace is that it doesn’t open directly into the middle of the kitchen, but at one end, so there is that. You do you of course; otherwise, the comments here are just making you aware of our concerns. Thanks, Eevee.

      @@maggiep3129 Many people in our comments also love the entire layout and have no problem with the bathroom coming off the kitchen. Some people seem to be bothered by that. If someone doesn't like our layout, they can buy a different house. Every home can't please everyone.

    You both are so creative You both always make things clean and simple and teach people how to have less stuff you don’t need a lot of junk flowing up your house. People are learning that. As you get older, you don’t wanna have a lot of junk 90% of it most likely you’re not even use it. It’s just taking off valuables space so I hope this is something free we both will continue to do given these old homes new life
