honestly i believe just saying "no pets" can really hurt your chances of successfully renting to a lot of potential tenants because almost everyone has/wants either a dog/cat/ or bird and just saying "no pets" will just make people look at whatever rental property you've listed and immediately just discard the thought of even living their by the simple "no pets" rule, usually (depending on the owner) pets aren't really that destructive, a lot of the time they're well cared for and mannered, children are usually a lot worse in terms of Noise and property damage then a dog cat or bird will ever be, if a pet (dog or cat or even bird) is destructive with the property you can always make the tenant sign an agreement that if they break it they buy it, so technically if a dog or cat does end up scratching the floors and making holes in the walls the owners will usually pay for the damage and if the animal is just noisy you can either give them a warning or just evict them if the incident carries on with no end, but usually just putting "nO pEts" will hurt your chances of successful and friendly tenants, when I was renting before as a teenager it was always incredibly annoying for me and other acquaintances or family members to see a nice house with a HUGE yard within our budget and work distance only to find out "no pets" were allowed.
This why I never went to college or living in apartments or condo I rather live out in the streets instead I have medical condition required me have large dog I can't have any small dog around my current dog is Great pryenees mix she 8 years old I quit having seizures when I got her in 2016
I have cats , dogs ,bird home is clean and renting 9 years . Not all pet owners are nasty , I had some bad cats , pee , I let them go ! I won't ruin someone property on purpose , but I won't live stinky for a pet .I guess clean people have common sense .
how strange. all my cats were diligent about using their litterboxes and the few times they peed outside the litterbox they peed on and ruined my belongings/ did not damage the landlord's property at all. my dog destroyed the floors and walls though. prob depends on the personality of the pet more than the species ( I had a breed of dog that was known to be difficult to train). It is common knowledge that pet owners stay in a rental longer. In my case I stayed 12 years when I really only wanted to stay 6 years but it is damn hard to move with pets. They come with a lot of accessories, you need to find a place that has enough space for them to run and play and that is pet-friendly while still being affordable.
The most still do is piss on your rug in which case it would have to be replaced it still doesn't cost anywhere near what would happen if children wrote on your walls and busted your stuff

I don't allow children!!.....no thank you... I actually prefer people with animals, because those kinds of people tend to be nicer and more trustworthy, plus YES tenants tend to stay longer if they have pets....and you also have more people to choose from,.... and from my experience its children who do more damages then animals. So I tend to not rent to people with kids anymore....and I don't ask for pet deposits I do however just ask for a larger security deposit....makes it all simple.

Even more out there animals like snakes and tarantulas aren’t a threat to property destruction as they take up minimal space and also don’t ruin furniture, attack people, etc. There have been only 10 recorded cases of death involving pet snakes in the last 30 years and 0 recorded deaths owning tarantulas even the most venomous t’s

In some markets it is assumed that utilities are always included, so in a market like that it would not be recommended to add a pet premium. However if its a market where extras are not a problem, it would a good idea to charge extra for a pet. Typically I have found that if the house gets damaged, it's the owners not the animals themselves. This is what the Security deposit is for. I have gone against Landlords in the past who charged monthly pet fees and if it's between picking my house or yours there going to pick mine even though my house might not be as nice as yours! I had a competitive Landlord want to charge a $1,500 additional pet deposit where I charged $200. Guess who got the signed lease? I have two cats and rent in a place that landlords can tell us no pets and also charge a pet deposit and extra pet monthly fee. We were lucky enough to find David, our dear David. He doesn't charge anything extra. He said he'd prefer no pets but after our little meeting decided to give us a chance with our felines. Him being so lovely and me just being me, I treat this house as a home because it is my home. This place is already in better shape than it was 6 months ago when we moved in. David is always very pleased with it when he pops over. Give people a chance. My cats are great and very well behaved. We were even out of town for a week and they were fine. I paid someone to check on them twice that week, mind, but still. Cats don't pee on carpet when they're angry, please. They are very clean animals and hate going in dirty litter boxes because imagine stepping on your own poo and pee, you'd find somewhere else to go too! Keep their litter boxes clean and desirable and they won't ever let you down. Automatic boxes are great! Or hire someone to clean it for you, but it's not because the cat is misbehaving. Educate yourself! There are going to be people out there that destroy your property whether they have pets or kids or what not. Doesn't matter. This is the business that you got into. That you CHOSE. Don't punish responsible pet owners for the mistakes of the past. You have to give people a chance. You're in the business of trusting people to take care of your property. You may have just turned away a family that would have been the most amazing renters yet! Oh and talking crap about kids being worse than animals in regards to destroying property... really paints you in evil lighting. That's actually illegal here. Families are protected and can't be turned away from a property because they have children. That's going down a very dangerous path. You shouldn't be spreading that negativity and encouring that way of thinking against families with children. Shame, shame. Hope you realize how harmful that could be. You always have the freedom to live somewhere else, when you rent you willingly enter into a contract with someone to live in THEIR house/apartment. Though you may not like it, the owner of your place of residence is a part of your life, and you decisions affect not only yourself, but them as well.
Dogs are the best in a rental, cats pee mark everything , they pee and poop on walls floors rugs tiles and you CANNOT get rid of that smell ..... Dogs don't do this.. their nails can scratch the floor as much as a dogs can as well . I'd rather rent to dog owners then cat owners period !! ...
As a landlord who just finished washing down the walls in 2 bedrooms because a pitbull sprayed ALL over them, that's ridiculous to say that dogs don't mark their territory and spray the walls with urine. The carpet pads have to be replaced in areas and I had to have the carpets cleaned and deodorized... Brand new carpets.

Um not if you train your pet? We got our golden retriever puppy River at 8 weeks (he’s 9 months now) just 2 weeks after moving into our rental and he was fully potty trained in 3 weeks, had almost no accidents (he was confined to the downstairs area and we have laminate flooring downstairs), never chewed anything, never dug in the yard, and is not vocal whatsoever. He never barks. Our neighbors love him cause he’s the sweetest best behaved boy. He’s even off leash trained. So it about finding responsible owners who are willing to train their puppy/dog properly.

I allow Dog's even large one's. The tenants tend to stay longer if they have pets. I charge a $200 pet fee instead of a pet deposit.
Not all areas allow you to charge a pet fee ... nor a pet deposit so it depends on the laws in your area. But yes ... we allow all dogs too. :)
